【摘要】：改革開放以來,社會(huì)經(jīng)濟(jì)得到了空前發(fā)展,人民生活水平不斷提升,與此同時(shí),生活節(jié)奏逐漸加快,人民消費(fèi)需求日益提高,為了適應(yīng)這一新的社會(huì)現(xiàn)象,集商業(yè)、酒店、住宅等于一體的城市綜合體項(xiàng)目應(yīng)運(yùn)而生。經(jīng)過了數(shù)十余年的發(fā)展,如今,城市綜合體項(xiàng)目不僅是人們休閑、娛樂的商業(yè)場(chǎng)所,更是一個(gè)區(qū)域、一個(gè)城市的地標(biāo)性建筑。作為一個(gè)擁有厚重歷史文化氣息的文化名城,西安市依托自身特色,經(jīng)濟(jì)快速崛起,已經(jīng)逐漸發(fā)展成為一個(gè)新的國際化大都市,在這樣的契機(jī)下,中鐵立豐國際購物廣場(chǎng)項(xiàng)目進(jìn)入西安市場(chǎng)。本文力圖通過對(duì)中鐵立豐國際購物廣場(chǎng)項(xiàng)目進(jìn)行評(píng)價(jià)研究,在理論和實(shí)踐方面,為促進(jìn)西安市,乃至全國城市綜合體項(xiàng)目健康、可持續(xù)發(fā)展提供思路。本文搜集了國內(nèi)外已有的關(guān)于城市綜合體項(xiàng)目相關(guān)的文獻(xiàn),在學(xué)習(xí)前人已有成果的基礎(chǔ)上,明確了本文研究的突破口。進(jìn)一步,文章論述了城市綜合體的功能、特征以及城市綜合體項(xiàng)目評(píng)價(jià)的基本原則、評(píng)價(jià)內(nèi)容等。運(yùn)用德爾菲專家調(diào)研法進(jìn)行了兩輪調(diào)研,對(duì)每輪調(diào)研結(jié)果進(jìn)行統(tǒng)計(jì),并進(jìn)行信度和效度分析,最終確定了包含三個(gè)維度,九個(gè)要素層在內(nèi)的中鐵立豐國際購物廣場(chǎng)項(xiàng)目評(píng)價(jià)的指標(biāo)體系。緊接著,本文采用了AHP層次分析法,構(gòu)造判斷矩陣,并進(jìn)行一致性檢驗(yàn),確定了每個(gè)指標(biāo)的權(quán)重,邀請(qǐng)專家進(jìn)行問卷調(diào)研,確定了每個(gè)指標(biāo)的評(píng)語集和隸屬度,最終,利用確定的指標(biāo)權(quán)重和指標(biāo)評(píng)語集,運(yùn)用模糊綜合評(píng)價(jià)法,得出了中鐵立豐國際購物廣場(chǎng)項(xiàng)目評(píng)價(jià)的結(jié)論,評(píng)價(jià)結(jié)果表明,該項(xiàng)目的評(píng)價(jià)結(jié)果為“比較好”,進(jìn)一步,對(duì)于項(xiàng)目存在的問題,文章給出了三個(gè)具體的建議。本文的目的在于,通過以上分析,力圖為西安市、乃至全國城市綜合體項(xiàng)目的評(píng)估提供一個(gè)參考,為現(xiàn)實(shí)城市綜合體項(xiàng)目的健康發(fā)展,貢獻(xiàn)自己的力量。
[Abstract]:Since the reform and opening up, the social economy has developed unprecedentedly, the people's living standards have been continuously improved, at the same time, the pace of life is gradually quickening, the people's consumption demand is increasing day by day, in order to adapt to this new social phenomenon, set up business, hotels, Housing equal to one of the urban complex project came into being. After decades of development, the urban complex project is not only a commercial place for people's leisure and entertainment, but also a region, a landmark building of a city. As a famous cultural city with a strong historical and cultural flavor, Xi'an, relying on its own characteristics and rapid economic rise, has gradually developed into a new cosmopolitan city. Under such an opportunity, China Railway Li Feng International Shopping Plaza project into the Xi'an market. This paper tries hard to evaluate and study the project of Zhongtielifeng International Shopping Plaza in theory and practice, which can provide ideas for promoting the healthy and sustainable development of Xi'an City and even the whole city complex project. This paper has collected the literature about the urban complex project at home and abroad. On the basis of studying the previous achievements, it has made clear the breakthrough point of this paper. Furthermore, the paper discusses the function and characteristics of urban complex, the basic principles and contents of evaluation of urban complex project. Using Delphi expert survey method to carry out two rounds of investigation, the results of each round of investigation were analyzed, and the reliability and validity were analyzed. Finally, three dimensions were determined. The index system of the project evaluation of China Railway Lifeng International Shopping Plaza, which includes nine element layers. Then, this paper uses the AHP analytic hierarchy process, constructs the judgment matrix, and carries on the consistency test, determines the weight of each index, invites the expert to carry on the questionnaire investigation, determines the evaluation set and the membership degree of each index, finally, By using the determined index weight and index evaluation set, and using the fuzzy comprehensive evaluation method, the conclusion of the project evaluation of China Railway Lifeng International Shopping Square is obtained. The evaluation result shows that the evaluation result of the project is "relatively good", and further, For the problems existing in the project, the article gives three specific suggestions. The purpose of this paper is to provide a reference for the evaluation of urban complex projects in Xi'an and even the whole country through the above analysis, to contribute to the healthy development of urban complex projects in reality and to contribute to their own strength.
