【摘要】:房地產(chǎn)業(yè)不僅能帶動相關(guān)產(chǎn)業(yè)的發(fā)展,還能提供就業(yè)機(jī)會、帶動城市化,從而促進(jìn)產(chǎn)業(yè)間的協(xié)調(diào)和穩(wěn)定。房地產(chǎn)業(yè)的產(chǎn)業(yè)關(guān)聯(lián)度揭示房地產(chǎn)業(yè)與其它產(chǎn)業(yè)的內(nèi)在聯(lián)系,表明房地產(chǎn)業(yè)為前向關(guān)聯(lián)產(chǎn)業(yè)提供產(chǎn)品和服務(wù),對后向關(guān)聯(lián)產(chǎn)業(yè)的依賴程度以及對環(huán)向關(guān)聯(lián)產(chǎn)業(yè)既提供產(chǎn)品和服務(wù)同時(shí)又對它們產(chǎn)生依賴,房地產(chǎn)業(yè)的波及效應(yīng)表現(xiàn)為對社會經(jīng)濟(jì)的影響。 首先描述房地產(chǎn)及房地產(chǎn)業(yè)含義、成長歷程、發(fā)展概況和產(chǎn)業(yè)屬性,提出產(chǎn)業(yè)關(guān)聯(lián)及產(chǎn)業(yè)關(guān)聯(lián)模型的含義,明確房地產(chǎn)業(yè)的關(guān)聯(lián)特性,研究房地產(chǎn)業(yè)的產(chǎn)業(yè)關(guān)聯(lián)度并選取東、中、西部的代表省市上海、湖北、重慶三個(gè)地區(qū)的房地產(chǎn)業(yè)進(jìn)行分析比較,最后分析了房地產(chǎn)業(yè)的波及效應(yīng)并提出相關(guān)政策建議。 關(guān)于房地產(chǎn)業(yè)的產(chǎn)業(yè)關(guān)聯(lián)度研究,分別對1997、2002、2007年房地產(chǎn)業(yè)的前向直接和完全關(guān)聯(lián)產(chǎn)業(yè)、后向直接和完全關(guān)聯(lián)產(chǎn)業(yè)、環(huán)向關(guān)聯(lián)產(chǎn)業(yè)做了詳盡的對比分析,得出我國房地產(chǎn)業(yè)的發(fā)展主要依托第三產(chǎn)業(yè),逐漸脫離對重工業(yè)的依賴,且與其他產(chǎn)業(yè)的關(guān)聯(lián)程度趨于平均水平,特別是與金融業(yè)的關(guān)聯(lián)關(guān)系重要程度有所下降。同時(shí),房地產(chǎn)業(yè)與其他產(chǎn)業(yè)多為雙向關(guān)聯(lián)關(guān)系,說明房地產(chǎn)業(yè)與其他產(chǎn)業(yè)的聯(lián)系隨著經(jīng)濟(jì)的發(fā)展而有所改變,同時(shí)還說明社會各產(chǎn)業(yè)間的聯(lián)系變得緊密、深入,社會的發(fā)展需要各產(chǎn)業(yè)相互協(xié)調(diào)。 關(guān)于房地產(chǎn)業(yè)關(guān)聯(lián)度的地區(qū)比較,選取典型地區(qū)(東、中、西部)的房地產(chǎn)業(yè)作為研究對象,探討房地產(chǎn)業(yè)對區(qū)域經(jīng)濟(jì)發(fā)展的帶動作用,并對比分析房地產(chǎn)業(yè)關(guān)聯(lián)度,從而剖析地區(qū)差異產(chǎn)生的原因。通過分析全國以及上海、湖北、重慶經(jīng)濟(jì)發(fā)展和房地產(chǎn)業(yè)的發(fā)展來說明我國不同地區(qū)房地產(chǎn)業(yè)的發(fā)展水平是不同的,不同地區(qū)房地產(chǎn)業(yè)的發(fā)展與經(jīng)濟(jì)發(fā)展存在著一定的關(guān)系,經(jīng)濟(jì)發(fā)展較快較好的地區(qū),房地產(chǎn)業(yè)的發(fā)展也較好,經(jīng)濟(jì)發(fā)展滯后的地區(qū),房地產(chǎn)業(yè)的發(fā)展也相對落后。 關(guān)于房地產(chǎn)業(yè)的波及效應(yīng),選擇房地產(chǎn)業(yè)對城市化的促進(jìn),借助計(jì)量經(jīng)濟(jì)軟件Eviews6.0,分別對我國1994—2012年間的城市化率與商品房銷售面積和房地產(chǎn)投資,從基本線性關(guān)系和VAR模型分析與協(xié)整檢驗(yàn)兩個(gè)角度進(jìn)行了實(shí)證研究。研究表明,房地產(chǎn)業(yè)和城市化水平正處于不斷上升階段。通過對房地產(chǎn)投資增速和城市化率增速的實(shí)證研究發(fā)現(xiàn),我國的房地產(chǎn)增長速度和城市化增長速度呈現(xiàn)出某種程度的相關(guān)性,且前者的增速快過后者的增速,兩者之間顯示出相互促進(jìn)的因果關(guān)系。而商品房銷售面積增長率與城市化率,二者保持相對穩(wěn)定的上升趨勢,且相關(guān)性顯著。 最后用就業(yè)產(chǎn)值系數(shù)分析房地產(chǎn)業(yè)的關(guān)聯(lián)產(chǎn)業(yè)對社會就業(yè)的吸納能力,同時(shí)通過計(jì)算就業(yè)產(chǎn)值彈性系數(shù)來分析房地產(chǎn)業(yè)間接帶動的社會就業(yè),,研究表明房地產(chǎn)業(yè)與全部行業(yè)都有著前后向關(guān)聯(lián)關(guān)系,能通過其后向關(guān)聯(lián)關(guān)系來拉動大部分產(chǎn)業(yè)就業(yè),但對少數(shù)產(chǎn)業(yè)的就業(yè)有負(fù)面影響,且隨著房地產(chǎn)業(yè)增加值的增長引起的就業(yè)增長不大。
[Abstract]:The real estate industry not only can drive the development of the relevant industries , but also provide employment opportunities and drive urbanization , thus promoting the coordination and stability among industries . The industry incidence degree of the real estate industry reveals the intrinsic relationship between the real estate industry and other industries , and indicates that the real estate industry provides products and services to the related industries before , and also provides products and services to the related industries . The wave and effect of the real estate industry is shown as the influence on the social economy .

This paper first describes the meaning of real estate and real estate industry , the development history , the development situation and the industry attribute , puts forward the meaning of industry association and industry association model , defines the relation degree of real estate industry , analyzes the industrial relation degree of real estate industry , analyzes the real estate industry in three areas of Shanghai , Hubei and Chongqing , and finally analyzes the wave and effect of real estate industry and puts forward relevant policy recommendations .

On the basis of the research on the industrial relation between real estate industry and real estate industry in 1997 , 2002 and 2007 respectively , this paper makes a detailed comparative analysis on the forward direct and complete related industries of real estate industry in 1997 , 2002 and 2007 , and concludes that the development of real estate industry depends on the tertiary industry gradually , and the relationship between real estate industry and other industries is more important . At the same time , the relationship between real estate industry and other industries is changed with the development of economy .

With respect to the area of real estate industry association , the real estate industry in the typical area ( East , Central and West ) is selected as the research object , and the influence of real estate industry on regional economic development is discussed , and the reason of regional difference is analyzed . Through analyzing the development of the real estate industry in China and Shanghai , Hubei and Chongqing , the paper illustrates the development of real estate industry in different areas and the development of real estate industry .

With regard to the wave and effect of real estate industry and the promotion of urbanization in real estate industry , the urbanization rate and real estate investment in China from 1994 to 2012 were studied by means of Eviews6.0 .

Finally , the employment value coefficient is used to analyze the absorbing ability of the real estate industry to the social employment . At the same time , the social employment driven by the real estate industry is analyzed by calculating the elastic coefficient of the output value of the employment . The research shows that the real estate industry has a front - back relationship with the whole industry , can pull most of the industry employment through the relation , but has a negative impact on the employment of the minority industries , and the employment growth caused by the increase of the real estate industry is not great .
