【摘要】:人民群眾日益增加的物流服務(wù)的需求與社會生活物流供給的矛盾日益突出,我國物流園區(qū)建設(shè)普遍存在配套設(shè)施及周邊服務(wù)落后這一瓶頸問題,物流園區(qū)多功能服務(wù)區(qū)的輔助性及必要性得到凸顯。本文根據(jù)區(qū)域經(jīng)濟(jì)發(fā)展需要和市場需求,客觀定位物流園區(qū)多功能服務(wù)區(qū)的目標(biāo)市場,進(jìn)行深入的功能定位以及規(guī)劃布局探索研究,具有現(xiàn)實意義和研究價值。 論文總結(jié)了我國當(dāng)前物流園區(qū)規(guī)劃與布局的發(fā)展和研究現(xiàn)狀,同時指出了物流園區(qū)的應(yīng)用性功能單一和服務(wù)性功能不強(qiáng)等弊端,系統(tǒng)闡述了物流園區(qū)多功能服務(wù)區(qū)的應(yīng)用意義、建設(shè)的必要性和可行性。首先,給出了國華物流園區(qū)多功能服務(wù)區(qū)的總平面布置方案和道路綠化方案,,重點(diǎn)闡述了多功能服務(wù)區(qū)建設(shè)方案,詳述了多功能服務(wù)區(qū)技術(shù)工業(yè)工藝要求,提出了人員構(gòu)成和設(shè)備選型和選擇原則。進(jìn)而論文從經(jīng)濟(jì)的角度,對國華物流園區(qū)多功能服務(wù)區(qū)建設(shè)項目進(jìn)行了投資估算與資金籌措分析;給出了建設(shè)項目主要經(jīng)濟(jì)指標(biāo),分別進(jìn)行了盈虧平衡分析以及敏感性分析,在一定程度上表明了項目投資的合理性;同時,從風(fēng)險管理角度,主要剖析了國華物流園區(qū)多功能服務(wù)區(qū)在建設(shè)過程中存在的各種風(fēng)險因素,如市場風(fēng)險、技術(shù)風(fēng)險、資金風(fēng)險、外部配套條件風(fēng)險等,進(jìn)行了風(fēng)險評估,給出了風(fēng)險應(yīng)對對策。重視和切實落實風(fēng)險應(yīng)對對策將有力規(guī)避項目建設(shè)風(fēng)險。 論文針對物流園區(qū)多功能服務(wù)區(qū)建設(shè)和未來發(fā)展給出了相應(yīng)的建議,為多功能服務(wù)區(qū)重要戰(zhàn)略資源整合以及功能延伸提供決策參考,也為明確物流園區(qū)未來建設(shè)方向及入駐物流園區(qū)企業(yè)合作共贏提供決策依據(jù)。
[Abstract]:The contradiction between people's increasing demand for logistics services and logistics supply of social life has become increasingly prominent, China's logistics park construction are common facilities and the surrounding service behind the bottleneck problem, auxiliary and necessity of logistics park function service area has been highlighted. According to the regional economic development and market demand, objective orientation multifunctional logistics park service area of the target market, the function layout and in-depth exploration and research, has practical significance and research value.
The paper summarizes the development and the present research situation of logistics park planning and layout, and points out that the logistics park the application of single function and service function is not strong and other defects, systematically expounded the application significance of logistics park function service area, construction necessity and feasibility. Firstly, given the general layout plan China Logistics Park multifunctional service area and road greening program, focuses on the multi function service area construction plan, detailing the process requirements of multifunctional technology industrial service area, put forward the personnel structure and equipment selection and selection principles. Then this paper from the angle of economy, the construction project of multifunctional service area China logistics park investment and financing analysis; the main economic indicators are construction projects, respectively breakeven analysis and sensitivity analysis, to a certain extent table Understand the rationality of project investment; at the same time, from the perspective of risk management, mainly analyzes the various risk factors exist in the process of construction of China Logistics Park functional service areas, such as market risk, technical risk, financial risk, risk of external supporting conditions, risk assessment, risk response strategies are given attention. To effectively implement the risk response measures will effectively avoid the project risk.
According to the construction of the logistics park functional service areas and future development put forward some suggestions. The important strategic resources for the multi function service area integration and function extension to provide decision-making reference, provide decision-making basis for cooperation and win-win future development direction and clear logistics park settled logistics enterprises in the park.
