我國農(nóng)村集體建設(shè)用地流轉(zhuǎn)學(xué)術(shù)期刊論文的內(nèi)容分析

【摘要】:[目的]為探討我國集體建設(shè)用地流轉(zhuǎn)的研究現(xiàn)狀與發(fā)展趨勢(shì)。[方法]文章采用內(nèi)容分析方法和概括總結(jié)的方法,從論文數(shù)量、研究內(nèi)容、研究重心等3個(gè)維度對(duì)106篇關(guān)于集體建設(shè)用地流轉(zhuǎn)的期刊論文進(jìn)行分析。[結(jié)果](1)論文數(shù)量從1996~2015年呈階梯狀上升趨勢(shì),波動(dòng)性較大,與我國集體建設(shè)用地流轉(zhuǎn)實(shí)踐的變化基本吻合。(2)研究內(nèi)容方面,對(duì)集體建設(shè)用地流轉(zhuǎn)機(jī)制研究占比最大,為47.2!,其后依次分別為基礎(chǔ)理論的研究(24.5%)、保障機(jī)制的研究(17.0%)、流轉(zhuǎn)影響的研究(11.3%)。(3)研究重心方面,1996~2006以集體建設(shè)用地流轉(zhuǎn)的基礎(chǔ)理論及流轉(zhuǎn)條件、方式、模式為主,2007年增加了收益分配、法律保障、管理規(guī)劃的研究,2008年至今又?jǐn)U展到集體建設(shè)用地流轉(zhuǎn)的價(jià)格形成機(jī)制與政策風(fēng)險(xiǎn)評(píng)估。[結(jié)論]認(rèn)為未來集體建設(shè)用地流轉(zhuǎn)研究可能會(huì)出現(xiàn)的對(duì)實(shí)現(xiàn)城鄉(xiāng)土地資源市場(chǎng)配置與行政配置有效耦合的研究、對(duì)土地市場(chǎng)價(jià)值實(shí)現(xiàn)形式多樣化的研究等五個(gè)重點(diǎn)研究方向。
[Abstract]:[objective] to explore the current situation and development trend of collective construction land circulation in China. [methods] by using the method of content analysis and summary, 106 papers on the circulation of collective construction land were analyzed from three dimensions: the number of papers, the content of research and the center of gravity of research. [results] (1) from 1996 to 2015, the number of papers showed a ladder upward trend, which fluctuated greatly, which basically coincided with the change of the practice of collective construction land transfer in China. (2) in terms of research contents, the research on the mechanism of collective construction land transfer was the largest. 47.2%, followed by basic theory research (24.5%), security mechanism research (17.0%), flow impact research (11.3%). (3), the basic theory of collective construction land circulation and the circulation condition, mode and mode in 19962006. In 2007, the distribution of income was increased. The research of legal protection and management planning has been extended to the price formation mechanism and policy risk assessment of collective construction land circulation since 2008. [conclusion] the paper holds that the future research on collective construction land transfer may be focused on five research directions, namely, the effective coupling between urban and rural land resource market allocation and administrative allocation, and the diversification of land market value realization forms.
