【摘要】:房地產(chǎn)是一個(gè)資金高度密集的行業(yè)。其資金鏈的暢通運(yùn)行,是保證項(xiàng)目順利進(jìn)行、實(shí)現(xiàn)贏利目的的關(guān)鍵之舉。“旅游地產(chǎn)”是一種旅游和房地產(chǎn)相結(jié)合的開(kāi)發(fā)模式,相對(duì)于普通房地產(chǎn)開(kāi)發(fā),具有規(guī)模更大、周期更長(zhǎng)、項(xiàng)目更多等特點(diǎn),需要更多、更安全的資金來(lái)支持其建設(shè)。因此,保證旅游地產(chǎn)項(xiàng)目的資金鏈暢通一般具有更大的難度。本文以螺湖旅游島項(xiàng)目為研究對(duì)象,從資金籌資、資金投入和資金回籠三個(gè)階段入手,分析開(kāi)發(fā)商致遠(yuǎn)實(shí)業(yè)的資金鏈管理過(guò)程。螺湖旅游島項(xiàng)目按照規(guī)劃包括濱水休閑帶、民俗風(fēng)情區(qū)、度假聚落和分時(shí)度假區(qū)、國(guó)際養(yǎng)生社區(qū)和螺湖新村五個(gè)部分。除后面兩個(gè)部分外,其余部分的建設(shè)和經(jīng)營(yíng)均由致遠(yuǎn)實(shí)業(yè)完成。本文首先在分析市場(chǎng)環(huán)境的前提下,結(jié)合產(chǎn)品自身定位,對(duì)致遠(yuǎn)實(shí)業(yè)在項(xiàng)目建設(shè)期和運(yùn)營(yíng)期的資金投入和資金回籠情況進(jìn)行預(yù)測(cè),找出其在各個(gè)階段的資金缺口,并據(jù)此制定致遠(yuǎn)實(shí)業(yè)的籌資計(jì)劃。最后,本文從成本、收益和建設(shè)周期三個(gè)方面對(duì)影響資金鏈管理的因素進(jìn)行分析,發(fā)現(xiàn)影響項(xiàng)目融資方式、融資規(guī)模和融資時(shí)機(jī)的因素主要是項(xiàng)目的建設(shè)周期和建設(shè)成本,而影響項(xiàng)目現(xiàn)金流的因素按其影響的大小排序分別為:項(xiàng)目的建設(shè)成本、建設(shè)周期、度假聚落和分時(shí)度假區(qū)的銷(xiāo)售價(jià)格、項(xiàng)目的運(yùn)營(yíng)成本、土地轉(zhuǎn)讓收益、濱水休閑帶的收益、度假聚落和分時(shí)度假區(qū)的銷(xiāo)售進(jìn)度、民俗風(fēng)情區(qū)的租金水平以及利率。本文的研究對(duì)于本項(xiàng)目而言,有助于致遠(yuǎn)實(shí)業(yè)充分認(rèn)識(shí)到各個(gè)階段項(xiàng)目可能的資金流入流出情況,把握項(xiàng)目的整體風(fēng)險(xiǎn)和階段性風(fēng)險(xiǎn),預(yù)先制定出應(yīng)對(duì)措施,提高企業(yè)的資金使用效率,保證項(xiàng)目資金安全,最終實(shí)現(xiàn)項(xiàng)目利潤(rùn)最大化的目標(biāo)。同時(shí),本文的分析可以為同類(lèi)房地產(chǎn)項(xiàng)目的資金鏈管理提供參考借鑒,對(duì)于提高整個(gè)房地產(chǎn)行業(yè)的資金管理效率具有重要的現(xiàn)實(shí)指導(dǎo)意義。
[Abstract]:Real estate is a highly capital-intensive industry. The smooth running of its capital chain is the key to ensure the project to carry on smoothly and realize the goal of profit. Tourism real estate is a kind of development mode which combines tourism and real estate. Compared with ordinary real estate development, it has the characteristics of larger scale, longer period and more projects. It needs more and safer funds to support its construction. Therefore, the guarantee of tourism real estate projects of the capital chain is generally more difficult. This paper takes the Luohu tourism island project as the research object, starting with the three stages of fund raising, capital investment and capital return, analyzes the fund chain management process of the developer Zhiyuan industry. According to the plan, the project includes waterfront leisure zone, folk customs area, vacation settlement and time-sharing resort, international health community and new village of Luohu. In addition to the latter two parts, the rest of the construction and management by Zhiyuan Industry. Based on the analysis of the market environment and the positioning of the product itself, this paper forecasts the investment and return of the capital in the construction and operation period of the project, and finds out the fund gap in each stage. And accordingly formulate the financing plan of Zhiyuan industry. Finally, this paper analyzes the factors that affect the management of capital chain from three aspects: cost, income and construction cycle, and finds out that the main factors affecting project financing mode, financing scale and financing timing are the construction cycle and construction cost of the project. The factors influencing the cash flow of the project are the construction cost of the project, the construction cycle, the sales price of the vacation settlement and time-sharing resort, the operating cost of the project, the income from the land transfer, and the income from the waterfront leisure zone. Progress in sales of holiday settlements and timeshare resorts, rent levels and interest rates in folklore areas. For this project, the research in this paper will help Zhiyuan Industry fully realize the possible inflow and outflow of funds in various stages of the project, grasp the overall risk and stage risk of the project, and work out the countermeasures in advance. Improve the efficiency of the use of funds, ensure the safety of project funds, and ultimately achieve the goal of maximization of project profits. At the same time, the analysis of this paper can provide reference for the capital chain management of similar real estate projects, and has important practical guiding significance for improving the efficiency of the capital management of the whole real estate industry.
