【摘要】:我國正處于社會轉(zhuǎn)型時期,改革進入攻堅階段,經(jīng)濟發(fā)展受到國際金融危機的影響較大,政府積極發(fā)展民生事業(yè),著力房地產(chǎn)調(diào)控,金融房貸實行緊縮政策,房地產(chǎn)業(yè)聚焦于旅游房地產(chǎn)業(yè)。在這樣的經(jīng)濟、政治、社會環(huán)境下,防城港市金甌房地產(chǎn)公司也希望通過戰(zhàn)略調(diào)整,開發(fā)旅游房地產(chǎn)業(yè)務,打開新的發(fā)展通道,使公司的經(jīng)營更上一層樓。 本文從金甌公司直接獲取第一手資料,客觀描述并且分析金甌公司的內(nèi)外部各項基本情況,有針對性的提出了旅游房地產(chǎn)發(fā)展戰(zhàn)略的建議。著重探討金甌房地產(chǎn)公司的旅游房地產(chǎn)發(fā)展戰(zhàn)略,以期促進公司主營業(yè)務的發(fā)展和壯大。首先是通過分析金甌房地產(chǎn)公司內(nèi)部條件,包括企業(yè)的組織結(jié)構(gòu)、財務狀況、業(yè)務能力、人力資源和企業(yè)文化,闡述發(fā)展旅游房地產(chǎn)業(yè)務的基礎(chǔ)條件;然后通過SWOT分析方法,對金甌房地產(chǎn)公司的內(nèi)、外部環(huán)境進行深入剖析,包括政治、經(jīng)濟、社會環(huán)境、地理環(huán)境、產(chǎn)業(yè)趨勢以及競爭環(huán)境。同時依據(jù)綜合因素,對金甌房地產(chǎn)公司發(fā)展的總體戰(zhàn)略進行了選擇,突出其競爭力戰(zhàn)略。最后探討了戰(zhàn)略風險防范機理,并提出了發(fā)展的保障措施。 旅游房地產(chǎn)在中國市場已經(jīng)有了多年的發(fā)展,但是防城港市的旅游房地產(chǎn)還未形成很大的規(guī)模,針對防城港市的房地產(chǎn)公司的研究幾乎沒有,本文具體地分析防城港市金甌公司的旅游房地產(chǎn)發(fā)展戰(zhàn)略,可以彌補防城港市的旅游房地產(chǎn)發(fā)展戰(zhàn)略的研究這的空白。與此同時,本文的實用性在于,通過對防城港市金甌房地產(chǎn)公司的發(fā)展戰(zhàn)略進行系統(tǒng)的探討和分析,可以為金甌房地產(chǎn)公司今后的旅游房地產(chǎn)業(yè)務發(fā)展起到指導作用。
[Abstract]:Our country is in the period of social transformation, the reform has entered a critical stage, and the economic development has been greatly affected by the international financial crisis. The government has actively developed the livelihood of the people, focused on real estate regulation and control, and implemented a tight policy on financial housing loans. The real estate industry focuses on the tourism real estate industry. In such an economic, political and social environment, Fangchenggang Jinou Real Estate Company also hopes to develop tourism real estate business and open up new development channels through strategic adjustment. Take the business of the company to the next level. This article directly obtains first-hand information from Jinou Company, objectively describes and analyzes the internal and external basic conditions of Jinou Company. The paper puts forward some suggestions for the development strategy of tourism real estate. It focuses on the development strategy of Jinou Real Estate Company. In order to promote the development and growth of the company's main business. Firstly, through the analysis of the internal conditions of Jinou Real Estate Company, including the organizational structure, financial situation, business ability, human resources and corporate culture of the company, This paper expounds the basic conditions of developing tourism real estate business, and then through the SWOT analysis method, deeply analyzes the internal and external environment of Jinou Real Estate Company, including political, economic, social and geographical environment. According to the comprehensive factors, the overall development strategy of Jinou Real Estate Company is selected to highlight its competitive strategy. Finally, the mechanism of strategic risk prevention is discussed, and the safeguard measures for development are put forward. Tourism real estate has been developing in the Chinese market for many years, but the tourism real estate in Fangchenggang City has not yet formed a very large scale, and there is hardly any research on real estate companies in Fangchenggang City. This paper concretely analyzes the development strategy of the tourism real estate of Fangchenggang City Jinou Company, which can make up the blank of the research on the development strategy of Fangchenggang City's tourism real estate. At the same time, the practicability of this paper lies in:. Through a systematic discussion and analysis of the development strategy of Fangchenggang Jinou Real Estate Company, it can play a guiding role in the future development of Jinou Real Estate Company's tourism real estate business.
