【摘要】：旅游地產(chǎn)是旅游業(yè)和地產(chǎn)業(yè)相結(jié)合的一門學(xué)科,各開(kāi)發(fā)商對(duì)旅游地產(chǎn)的投資方興未艾。旅游地產(chǎn)的蓬勃發(fā)展也為社會(huì)經(jīng)濟(jì)的發(fā)展進(jìn)步做出了重要貢獻(xiàn),帶動(dòng)了相關(guān)的旅游、土木工程、建材、體育配套、交通醫(yī)療等行業(yè)的迅速發(fā)展。本文重在研究云南旅游地產(chǎn)開(kāi)發(fā)定位分析,為行業(yè)的持續(xù)健康發(fā)展做出理論研究和微薄貢獻(xiàn)。首先對(duì)旅游地產(chǎn)的背景和研究目的、意義進(jìn)行介紹,對(duì)國(guó)內(nèi)外旅游地產(chǎn)相關(guān)理論和規(guī)劃定位理論進(jìn)行闡述,運(yùn)用顧客分級(jí)理論、影響因素理論和定位理論等基礎(chǔ)理論對(duì)旅游地產(chǎn)的開(kāi)發(fā)模式、開(kāi)發(fā)過(guò)程的重要性作出分析。隨后分別對(duì)國(guó)內(nèi)和云南省旅游地產(chǎn)的發(fā)展現(xiàn)狀和亮點(diǎn)(生態(tài)農(nóng)莊旅游)和前景進(jìn)行闡述和分析,總結(jié)云南旅游地產(chǎn)規(guī)劃的基本類型和特點(diǎn),得出云南省旅游地產(chǎn)有著巨大發(fā)展?jié)摿Φ慕Y(jié)論的基礎(chǔ)上,但規(guī)劃定位缺失,由此論證出云南旅游地產(chǎn)需要規(guī)劃定位先行,定位需要做好四個(gè)方面的內(nèi)容：做好政策定位,引導(dǎo)旅游地產(chǎn)持續(xù)健康發(fā)展；科學(xué)選址和規(guī)劃,深化民族和文化定位,提升項(xiàng)目品位和特質(zhì)；加強(qiáng)市場(chǎng)細(xì)分,著力發(fā)展生態(tài)農(nóng)莊旅游地產(chǎn),塑造亮點(diǎn)。最后形成結(jié)論：正確應(yīng)用規(guī)劃定位策略,推進(jìn)旅游地產(chǎn)蓬勃發(fā)展。
[Abstract]:Tourism real estate is a subject that combines tourism and real estate. The investment of various developers in tourism real estate is in the ascendant. The booming development of tourism real estate has also made an important contribution to the development of social economy and brought along related tourism. The rapid development of civil engineering, building materials, sports supporting, transportation and medical treatment, etc. This paper focuses on the study of Yunnan tourism real estate development positioning, First of all, the background, purpose and significance of tourism real estate are introduced, and the related theories and planning positioning theories of tourism real estate at home and abroad are expounded. The development model of tourism real estate is based on the theory of customer classification, the theory of influencing factors and the theory of positioning. The importance of the development process is analyzed. Then, the development status, bright spots (ecological farm tourism) and prospects of tourism real estate in China and Yunnan Province are expounded and analyzed respectively, and the basic types and characteristics of Yunnan tourism real estate planning are summarized. On the basis of the conclusion that Yunnan tourism real estate has great development potential, but the planning orientation is missing, it is proved that Yunnan tourism real estate needs planning orientation first, and the positioning needs to do well in four aspects: doing well the policy orientation. To guide the sustainable and healthy development of tourism real estate; scientific location and planning; deepen the national and cultural positioning; enhance the quality and characteristics of the project; strengthen market segmentation; and focus on the development of ecological farm tourism real estate, Finally, the conclusion is formed: the correct application of planning and positioning strategy to promote the vigorous development of tourism real estate.
