資產(chǎn)評估信息的辨識(shí)與規(guī)整模式研究

【摘要】:資產(chǎn)評估行業(yè)是一個(gè)以信息收集和利用為基礎(chǔ)的服務(wù)性行業(yè)。優(yōu)質(zhì)的信息是資產(chǎn)評估質(zhì)量的重要保證,評估結(jié)果是否有效與評估過程所采集的信息是否真實(shí)、可靠密切相關(guān),因此,信息的采集、鑒別、篩選和整理也就成為評估行業(yè)工作的一項(xiàng)重要過程。通過這個(gè)過程,確保信息質(zhì)量完好,有效性增強(qiáng)。但是當(dāng)前如何降低評估過程中信息采集的隨意性,規(guī)范信息辨識(shí)、規(guī)整的過程這方面并沒有引起資產(chǎn)評估領(lǐng)域研究者的足夠重視。 針對這一問題,本文首先結(jié)合資產(chǎn)評估及信息概念的相關(guān)理論,總結(jié)出了資產(chǎn)評估信息的含義,并基于其本質(zhì),對資產(chǎn)評估信息的類別和特征進(jìn)行了理論探討。其次,考慮資產(chǎn)評估及其信息的特點(diǎn),從資產(chǎn)評估信息采集的前期工作、信息采集的原則、信息源的確定、信息采集的方法等方面對信息采集的過程進(jìn)行了規(guī)范,以使信息采集達(dá)到預(yù)期目的,取得良好的效果。再次,對信息辨識(shí)進(jìn)行了理論分析,并介紹了評估人員進(jìn)行信息辨識(shí)采用的具體方法,在此基礎(chǔ)上,總結(jié)出了評估人員進(jìn)行信息辨識(shí)的具體流程,并借鑒模糊評價(jià)方法,對信息辨識(shí)從新的角度進(jìn)行了建模與實(shí)例分析。通過對采集到的信息進(jìn)行辨識(shí),使信息質(zhì)量提高,有效性增強(qiáng)。最后,在明確信息規(guī)整的含義的基礎(chǔ)上,研究了評估人員進(jìn)行信息規(guī)整的現(xiàn)有模式,并針對當(dāng)前模式存在的缺陷進(jìn)行改進(jìn),對新方法進(jìn)行了建模與實(shí)例分析。本文對信息辨識(shí)和規(guī)整的研究既建立在現(xiàn)有模式的基礎(chǔ)之上,又含有定量的推導(dǎo)過程,為科學(xué)、合理地進(jìn)行資產(chǎn)評估信息辨識(shí)和規(guī)整提供了依據(jù)。經(jīng)過辨識(shí)和規(guī)整后的信息內(nèi)容上相關(guān)性、可靠性、適用性大大提高,形式上更加規(guī)范有序、條理清晰,滿足評估人員的需要,可以提高評估效率,為后續(xù)評估人員高效、科學(xué)、準(zhǔn)確地進(jìn)行評定估算奠定基礎(chǔ)。 本文對資產(chǎn)評估信息辨識(shí)和規(guī)整模式的研究不僅為資產(chǎn)評估實(shí)務(wù)中的信息處理提供科學(xué)、可供借鑒的理論支持,也為將來評估人員在資產(chǎn)評估信息管理系統(tǒng)中進(jìn)行信息分析提供了新思路,可以作為資產(chǎn)評估信息分析工作的一個(gè)發(fā)展方向,對其他學(xué)科的信息研究均有借鑒意義。
[Abstract]:Asset evaluation industry is a service industry based on information collection and utilization. High quality information is an important guarantee of asset evaluation quality. Whether the evaluation results are effective or not and whether the information collected in the evaluation process is true. Reliability is closely related, therefore, the collection, identification, screening and collation of information is an important process of evaluating the work of the industry. Through this process, to ensure the quality of information intact. However, how to reduce the randomness of information collection and standardize the identification of information in the evaluation process has not been paid enough attention by the researchers in the field of asset evaluation. In order to solve this problem, this paper first combines the theory of asset evaluation and information concept, summarizes the meaning of asset evaluation information, and based on its essence. Secondly, considering the characteristics of asset evaluation and its information, from the previous work of asset evaluation information collection, the principles of information collection, the determination of information sources. Information collection methods and other aspects of the process of information collection are standardized in order to achieve the desired purpose of information collection and achieve good results. Thirdly, the information identification is analyzed theoretically. On the basis of this, the concrete process of information identification for evaluators is summarized, and the fuzzy evaluation method is used for reference. Information identification from a new perspective of modeling and case analysis. Through the collection of information identification to improve the quality of information and enhance the effectiveness. Finally, on the basis of clear meaning of information regularity. This paper studies the existing model of evaluating personnel to organize information, and improves on the defects of the current model. The research on information identification and regularity is not only based on the existing models, but also contains a quantitative derivation process, which is a science. Reasonable identification and regulation of asset evaluation information provide the basis. After identification and regulation of the information content relevance reliability applicability greatly improve the form of more standardized and orderly and clear. Meeting the needs of the evaluators can improve the evaluation efficiency and lay the foundation for the evaluation and estimation of the subsequent evaluators efficiently, scientifically and accurately. This paper not only provides scientific and theoretical support for information processing in asset appraisal practice, but also provides theoretical support for asset evaluation information identification and regularization model. It also provides a new idea for the information analysis of asset appraisal information management system, which can be regarded as a development direction of asset evaluation information analysis. It can be used for reference to the information research of other disciplines.
