【摘要】：綠色建筑的推廣需從投資者和社會(huì)的角度對(duì)綠色建筑項(xiàng)目進(jìn)行科學(xué)評(píng)價(jià)。以"有無(wú)對(duì)比"的原則,對(duì)綠色建筑項(xiàng)目增量成本和增量效益進(jìn)行全面識(shí)別和計(jì)量。通過(guò)增量財(cái)務(wù)現(xiàn)金流量與增量經(jīng)濟(jì)費(fèi)用流量的對(duì)比分析,由于綠色建筑的經(jīng)濟(jì)外部性,財(cái)務(wù)效益不顯著,單從投資者的角度對(duì)推廣綠色建筑項(xiàng)目積極性不大。政府需依據(jù)經(jīng)濟(jì)分析結(jié)果進(jìn)行適當(dāng)?shù)呢?cái)政補(bǔ)貼,使其具有財(cái)務(wù)可行性。同時(shí),由于投資者對(duì)是否開(kāi)發(fā)綠色建筑項(xiàng)目具有選擇權(quán),使綠色建筑項(xiàng)目具有實(shí)物期權(quán)價(jià)值。運(yùn)用實(shí)物期權(quán)法對(duì)綠色建筑項(xiàng)目進(jìn)行科學(xué)評(píng)價(jià),更有利于綠色建筑項(xiàng)目的推廣。
[Abstract]:The promotion of green building should be evaluated scientifically from the angle of investors and society. Through the comparative analysis of incremental financial cash flow and incremental economic cost flow, due to the economic externality of green building. Financial benefits are not significant, only from the perspective of investors to promote green building project enthusiasm. The government should be based on the results of economic analysis appropriate financial subsidies to make it financially feasible. At the same time. Because investors have the right to choose whether to develop the green building project, so that the green building project has real option value, using the real option method to carry on the scientific evaluation to the green building project. More conducive to the promotion of green building projects.
