新疆旅游房地產(chǎn)投資環(huán)境分析
[Abstract]:As a combination of "tourism" and "real estate" and a new type of industry, tourism real estate (in short, tourism real estate) has been transformed from foreign time-sharing holidays and gradually developed into industrialization in China. Has inestimable potential and broad development prospects, but also gradually become a new economic growth point in China. However, the study of tourism real estate is still in its infancy, many aspects are not mature, the theoretical research is weak, the practical guiding significance is not significant, the concept is relatively confused, non-standard, inconsistent, unscientific. Therefore, the scientific research and analysis of tourism real estate is of great significance to the planning of government departments, the decision of developers, and the consideration of consumers. In this paper, the related research on tourism real estate is summarized, and the effective basic theory is sorted out. On the basis of analyzing the current research situation at home and abroad, we find a research direction-the investment environment of tourism real estate. Starting from the basic concept of tourism real estate, this paper constructs an evaluation index system, taking Xinjiang as an example. The main research contents and results are as follows: (1) at present, many scholars have expounded tourism real estate from different angles. However, the concept of tourism real estate has not yet formed a unified standard. Combined with the present situation of tourism real estate development in China, the concept of tourism real estate in Xinjiang is summarized. (2) the population, natural resources, economic development, traffic factors, real estate investment and construction in Xinjiang are discussed. Through the analysis of the urban situation, it is found that the tourism real estate in Xinjiang has innate advantages and unlimited potential. (3) the factors affecting the investment environment of tourism real estate are sorted out and evaluated, and the political environment and economic environment are analyzed. Seven aspects of social and cultural environment, natural environment, infrastructure environment, tourism environment and real estate environment are preliminarily selected, and grey relational analysis is used to carry out grey correlation analysis. Finally, an index system of 38 indexes is obtained. (4) using factor analysis method to analyze the investment environment of tourism real estate in fifteen cities of Xinjiang, through collecting data, carrying on statistical test, explaining the total variance, rotating component matrix, A series of process, such as factor score, obtained the evaluation results of the main factors and the total evaluation results. (5) through the results of factor analysis, the tourism real estate of 15 cities and towns in Xinjiang were evaluated. The evaluation results and comprehensive ranking of tourism real estate investment environment of all states in Xinjiang for five years are obtained, which provide reference and reference for future research, and put forward corresponding suggestions: innovation, integration, coexistence of development and protection, environment is the prerequisite; Laws and regulations still need to be improved; "Internet" mode integration; national characteristics of tourism real estate as the focus.
