【摘要】：進(jìn)入21世紀(jì)以來,中國城鎮(zhèn)化進(jìn)程速度加快,城市規(guī)模不斷擴(kuò)大,大量人口涌入城市,導(dǎo)致城市人口數(shù)量大幅度增加。經(jīng)濟(jì)得到發(fā)展的同時,也帶來了更多的問題,交通堵塞、交通事故頻發(fā)以及土地用地緊張等問題都對21世紀(jì)城市的發(fā)展提出了新的挑戰(zhàn),不斷完善和優(yōu)化城市交通系統(tǒng)是解決問題的關(guān)鍵。近年來城市軌道交通以其運(yùn)輸效率高、運(yùn)輸量大、速度快、環(huán)保和安全等眾多優(yōu)點(diǎn)成為城市中最受歡迎的公共交通方式,其不僅能提升居民的出行便捷性,更能提升周邊房地產(chǎn)價值、區(qū)域價值,帶動區(qū)域經(jīng)濟(jì)發(fā)展,具有很強(qiáng)的正外部性。然而軌道交通帶來的這部分增值并沒有被應(yīng)用于軌道交通的后續(xù)發(fā)展中,目前,我國的軌道交通項(xiàng)目很多處于虧損運(yùn)營。因此,通過研究城市軌道交通對周邊住宅價格的影響,能夠評估軌道交通的外部效益,將外部效益內(nèi)部化,有效緩解政府財政壓力和改善軌道交通盈利模式,具有很強(qiáng)的現(xiàn)實(shí)意義。本文將從定性和定量兩個方面對長春市軌道交通對周邊住宅價格的影響進(jìn)行分析。在第三章,首先運(yùn)用GIS軟件生成長春市軌道交通和新建住宅的空間分布圖,根據(jù)空間分布的演化圖和新建住宅數(shù)量統(tǒng)計圖,分析軌道交通對住宅價格的影響。結(jié)合前文分析結(jié)果,從軌道交通對住宅價格影響的區(qū)位效應(yīng)、經(jīng)濟(jì)效應(yīng)和消費(fèi)者心理預(yù)期三個方面具體分析了長春市軌道交通對住宅價格的影響機(jī)制。在第四章,通過收集長春市軌道交通2、3號線2010-2016年周邊2km范圍內(nèi)的新建住宅數(shù)據(jù),分別建立特征價格模型,運(yùn)用SPSS軟件進(jìn)行回歸分析,根據(jù)得到的參數(shù)結(jié)果分析軌道交通對住宅價格的影響程度,并將軌道交通2號線和3號線的參數(shù)結(jié)果進(jìn)行對比,能夠更加清晰的觀察到軌道交通在建設(shè)中和運(yùn)營中對住宅價格影響規(guī)律的差異。最后得到結(jié)論:(1)軌道交通始終對周邊住宅具有正向影響;(2)軌道交通在建設(shè)中和運(yùn)營中對住宅價格具有不同的影響規(guī)律;(3)軌道交通在開工年份和開通年份兩個時間點(diǎn)對住宅價格影響最大。根據(jù)分析結(jié)果,對長春市政府提出了政策建議。最后,對前文兩方面的分析結(jié)果進(jìn)行了總結(jié),并指出了本文的研究不足之處,同時也對今后的研究進(jìn)行了展望。
[Abstract]:Since 21th century, the process of urbanization in China has been speeding up, the scale of cities has been expanding, and a large number of people have poured into cities, which has led to a large increase in the number of urban population and economic development at the same time. Also brought more problems, traffic jams, frequent traffic accidents and land and land shortage and other issues have posed new challenges to the development of the city in 21th century. Improving and optimizing the urban transportation system is the key to solve the problem. In recent years, urban rail transit has high transport efficiency, large volume of transport, and fast speed. Environmental protection and safety have become the most popular public transport in the city, which can not only enhance the convenience of residents, but also enhance the value of real estate, regional value and regional economic development. There is a strong positive externality. However, this part of the value-added brought by rail transit has not been applied to the subsequent development of rail transit. At present, many rail transit projects in China are operating at a loss. Through the study of the impact of urban rail transit on the surrounding housing prices, it can evaluate the external benefits of rail transit, internalize the external benefits, effectively alleviate the financial pressure of the government and improve the profit model of rail transit. This paper will analyze the impact of Changchun rail transit on the surrounding housing prices from the qualitative and quantitative aspects. In the third chapter. First, using GIS software to generate the Changchun urban rail transit and new residential space distribution map, according to the spatial distribution of the evolution of the map and the number of new housing statistics. This paper analyzes the impact of rail transit on housing prices. Combined with the previous analysis results, from the impact of rail transit on housing prices location effect. Economic effects and consumer psychological expectations of three aspects of the specific analysis of Changchun rail transit on housing price impact mechanism. In chapter 4th, through the collection of Changchun rail transit 2. The data of newly built houses in the range of 2 km from 2010 to 2016 on Line 3 are analyzed by using SPSS software. The influence of rail transit on housing price is analyzed according to the obtained parameter results, and the results of parameters of line 2 and line 3 of rail transit are compared. It can more clearly observe the difference of the influence of rail transit on housing price in construction and operation. Finally, we can get the conclusion that rail transit always has a positive impact on the surrounding housing. (2) Rail transit has different influence on housing price in construction and operation; Rail transit has the biggest impact on housing price at two time points: the year of construction and the year of opening. According to the analysis results, the paper puts forward policy recommendations to Changchun municipal government. Finally. This paper summarizes the analysis results of the above two aspects, points out the shortcomings of this paper, and looks forward to the future research.
