欣盛花園房地產(chǎn)項目風(fēng)險管理研究

【摘要】:自1978年我國實行改革開放政策至今,我國的經(jīng)濟持續(xù)不斷的發(fā)展,房地產(chǎn)業(yè)和相關(guān)投資活動也隨之蓬勃發(fā)展起來。由于房地產(chǎn)開發(fā)項目一般投資大,建設(shè)周期長,風(fēng)險也相對較高,因此,房地產(chǎn)開發(fā)項目風(fēng)險管理的系統(tǒng)研究是很有必要的。為此,本文擬密切結(jié)合項目風(fēng)險管理的相關(guān)理論和欣盛花園房地產(chǎn)開發(fā)項目實際,從項目中存在的風(fēng)險的識別、評估和控制等方面對本項目全生命周期中所面臨的風(fēng)險因素進行全面深入的風(fēng)險管理研究,為華麗房地產(chǎn)開發(fā)有限公司加強本項目的風(fēng)險管理提供科學(xué)依據(jù),同時,也為房地產(chǎn)開發(fā)項目的風(fēng)險管理提供一個參考類似的研究。本文擬從房地產(chǎn)投資者的角度,將一個房地產(chǎn)項目分成六個重要階段,即項目的投資決策、獲取土地、設(shè)計規(guī)劃、建設(shè)施工、租售管理和竣工驗收,對這六個階段的風(fēng)險進行研究。根據(jù)每個階段的特點和具體情況,對房地產(chǎn)開發(fā)過程的前期,中期和后期的三個階段可能面臨的風(fēng)險進行有針對性的研究,并進行全面的風(fēng)險識別,風(fēng)險評估和分析,風(fēng)險控制和分析,最后提出了每個階段的方法和控制風(fēng)險的現(xiàn)實意義。當(dāng)前,不論是對項目風(fēng)險管理方面的理論研究還是其實踐應(yīng)用方面我國都處在一個初級學(xué)習(xí)階段。我們只有進行深入的研究,不斷突破和創(chuàng)新,與時俱進,并發(fā)展指導(dǎo)一系列活動的實踐理論的應(yīng)用,才能盡快趕上發(fā)達國家相關(guān)研究的步伐。
[Abstract]:Since 1978, China has implemented the reform and opening up policy, the economy of our country has been continuously developing, the real estate industry and related investment activities have also flourished. Because of the large investment in real estate development projects, the construction period is long. The risk is relatively high, therefore, it is necessary to study the risk management system of real estate development project. Therefore, this paper intends to closely combine the theory of project risk management with the real estate development project of Xinsheng Garden. From the aspects of risk identification, evaluation and control in the project, the risk factors in the whole life cycle of the project are studied comprehensively and deeply. This paper provides a scientific basis for strengthening the risk management of this project, and also provides a similar research for the risk management of the real estate development project. A real estate project is divided into six important stages, namely, investment decision of the project, acquisition of land, design and planning, construction, management of lease and sale and acceptance of completion. According to the characteristics and specific conditions of each stage, the risks that may be faced in the early, middle and late stages of the real estate development process are studied. And carries on the comprehensive risk identification, the risk assessment and the analysis, the risk control and the analysis, finally proposed each stage method and the control risk realistic significance. Both the theoretical research on project risk management and its practical application in China are in a primary learning stage. We only have to carry out in-depth research, constantly break through and innovate, and keep pace with the times. Only by developing the application of practical theory to guide a series of activities can we catch up with the relevant research in developed countries as soon as possible.
