商業(yè)綜合體人流共享影響因素研究

【摘要】:在我國經(jīng)濟迅速發(fā)展及宏觀政策調(diào)控的背景下,商業(yè)綜合體項目開始大量涌現(xiàn),一方面在某一程度上改變了傳統(tǒng)商業(yè)格局,并提升了城市空間價值;另一方面,在國內(nèi)住宅市場低迷的背景下,開發(fā)商開始蜂擁進入商業(yè)地產(chǎn)市場,同質(zhì)化嚴重,并且互聯(lián)網(wǎng)給傳統(tǒng)商業(yè)帶來了前所未有的沖擊,客流減少甚至商家經(jīng)營不下去的情況已經(jīng)出現(xiàn)。在此背景下,商業(yè)地產(chǎn)項目開發(fā)商及運營商必須開始慎重考慮人流共享問題,找出影響人流共享的關(guān)鍵因素,這對實現(xiàn)商業(yè)綜合體的可持續(xù)發(fā)展有著十分重要的現(xiàn)實意義。本文采取“提出問題——分析問題——解決問題”的三個步驟,以定性研究為主,定量研究為輔,擬通過研究商業(yè)綜合體的現(xiàn)狀,分析目前我國商業(yè)綜合體在開發(fā)或經(jīng)營中存在的問題,并在此基礎上總結(jié)、提煉出影響商業(yè)綜合體人流共享的主要因素,由此探索出提升商業(yè)綜合體人流共享的對策,為商業(yè)地產(chǎn)項目的開發(fā)及運營提供有益建議。文章結(jié)構(gòu)主要分為四個部分:第一部分為緒論及人流共享影響相關(guān)理論,即論文中的1、2章。該部分介紹了文章和的緒論及整理了現(xiàn)有相關(guān)研究領(lǐng)域的期刊論文及各類專著等文獻資料,獲得了基礎性研究資料。第二部分分析了商業(yè)綜合體的現(xiàn)狀及存在的問題,即論文中的第3章。通過對商業(yè)綜合體的現(xiàn)狀進行分析,找出其目前所存在的關(guān)鍵性問題,為后續(xù)研究打下基礎。第三部分重點研究商業(yè)綜合體人流共享的影響因素,即論文中的4、5章。該部分在前三章研究的基礎上提出了商業(yè)綜合體人流共享的影響因素,其包括定位、選址、建筑外形、運營管理及商業(yè)平臺。作者在對一些商業(yè)綜合體調(diào)研分析基礎上,在第5章中采用案例分析法,對上海月星環(huán)球港、成都國際金融中心、西單大悅城、華南MALL等商業(yè)綜合體進行案例研究,在實踐中驗證了相關(guān)因素對商業(yè)綜合體人流共享的影響。第四部分結(jié)合商業(yè)綜合體存在的問題及人流共享影響因素,提出提升商業(yè)綜合體人流共享對策,即論文第6章。該部分對選址用地、差異化經(jīng)營、商業(yè)綜合體形象設計、主題活動的開展、商業(yè)平臺建設等方面進行了探討,并結(jié)合近些年影響人們購物消費習慣及方式的互聯(lián)網(wǎng)及客戶端大數(shù)據(jù)的應用,給商業(yè)綜合體的實際開發(fā)及運營提出了有益建議。
[Abstract]:Under the background of rapid economic development and macroeconomic policy control in China, commercial complex projects have started to emerge in large numbers. On the one hand, they have changed the traditional commercial pattern to a certain extent and promoted the value of urban space; on the other hand, In the background of the domestic housing market downturn, developers began to swarm into the commercial real estate market, the homogeneity is serious, and the Internet has brought unprecedented impact to the traditional business. Reduced passenger flow and even businesses can not go on the situation has emerged. In this context, developers and operators of commercial real estate projects must begin to carefully consider the problem of passenger flow sharing, find out the key factors affecting the flow sharing, which has a very important practical significance for the realization of the sustainable development of commercial complex. In this paper, we take the three steps of "posing problem-analyzing problem-solving problems", which focus on qualitative research, supplemented by quantitative research, and propose to study the present situation of commercial complexes. This paper analyzes the problems existing in the development or management of commercial complexes in China, summarizes the main factors that affect the flow of people in commercial complexes, and explores the countermeasures to promote the sharing of people in commercial complexes. To provide useful advice for the development and operation of commercial real estate projects. The structure of the paper is divided into four parts: the first part is the introduction and the theory of the influence of the flow of people. This part introduces the introduction of the article and arranges the related periodical papers and all kinds of monographs, and obtains the basic research materials. The second part analyzes the current situation and existing problems of commercial complex, namely the third chapter of the thesis. By analyzing the present situation of commercial complex, the key problems are found out, which will lay a foundation for further research. The third part focuses on the influencing factors of the commercial complex, namely, chapter 4. On the basis of the first three chapters, this part puts forward the influencing factors of passenger flow sharing in commercial complex, including location, building shape, operation management and business platform. Based on the investigation and analysis of some commercial complexes, in Chapter 5, the author uses the case analysis method to study the commercial complexes such as Shanghai Yuexing Global Port, Chengdu International Financial Center, Xidan Da Yuecheng, South China MALL and so on. In practice, the influence of relevant factors on the flow of people in commercial complex is verified. The fourth part combines the existing problems of the commercial complex and the influencing factors of the passenger flow sharing, and puts forward the countermeasures to promote the commercial complex's passenger flow sharing, namely the sixth chapter of the paper. This part discusses the location of land, differentiated management, the image design of commercial complex, the development of thematic activities, the construction of business platform, and so on. Combined with the application of Internet and client big data, which affect people's shopping habits and ways in recent years, some useful suggestions are put forward for the practical development and operation of commercial complex.
