基于PMBOK管理體系的產(chǎn)權(quán)酒店項(xiàng)目管理過(guò)程研究

【摘要】:產(chǎn)權(quán)式酒店作為產(chǎn)權(quán)式地產(chǎn)項(xiàng)目與商業(yè)型酒店的結(jié)合,發(fā)揮出資源價(jià)值最大化的優(yōu)勢(shì),實(shí)際上是房地產(chǎn)與酒店的一種全新的經(jīng)營(yíng)狀態(tài)與經(jīng)營(yíng)模式,目前這一類型的酒店項(xiàng)目在我國(guó)旅游度假體系當(dāng)中的占比逐漸重要。基于長(zhǎng)遠(yuǎn)角度來(lái)看,產(chǎn)權(quán)式酒店作為我國(guó)旅游地產(chǎn)發(fā)展的主體,兩者相輔相成,必將推動(dòng)我國(guó)旅游地產(chǎn)取得新的成就。從短期角度來(lái)看,當(dāng)前產(chǎn)權(quán)式酒店發(fā)展的前景廣闊,發(fā)展條件與可進(jìn)入性機(jī)制良好,也為短期內(nèi)產(chǎn)權(quán)式酒店的快速發(fā)展提供前提條件。但在這一環(huán)境下,需要面對(duì)的關(guān)鍵性問(wèn)題則是與國(guó)外發(fā)達(dá)國(guó)家相比較而言,我國(guó)產(chǎn)權(quán)式酒店研究與探索較晚,目前尚存一定的發(fā)展弊端,如果從宏觀與微觀兩個(gè)角度來(lái)分析,可以發(fā)現(xiàn)宏觀層面的表現(xiàn)為法律、法規(guī)不夠健全,微觀層面上來(lái)看則是在項(xiàng)目融資、組織缺位以及收益目標(biāo)等方面存在問(wèn)題。從上述問(wèn)題的歸因分析當(dāng)中,足以證明我國(guó)產(chǎn)權(quán)式酒店的理論研究與實(shí)踐探索仍處于一種低層次狀態(tài),研究涉及面較為狹窄,從學(xué)術(shù)網(wǎng)站終端也了解到當(dāng)前我國(guó)對(duì)于產(chǎn)權(quán)式酒店方面的研究集中在以下幾個(gè)方面,包括益處分析、風(fēng)險(xiǎn)分析、投資分析以及案例分析等等,仍停留在僅僅是對(duì)產(chǎn)權(quán)式酒店提出針對(duì)性的對(duì)策層面,系統(tǒng)性的解決方案基本不存在。本次研究的根本目標(biāo)則是為產(chǎn)權(quán)式酒店項(xiàng)目管理提出一套切實(shí)可行的發(fā)展方案,充分利用PMBOK項(xiàng)目管理體系當(dāng)中的先進(jìn)管理理念與管理目標(biāo),形成一套適合產(chǎn)權(quán)式酒店項(xiàng)目管理的系統(tǒng)模式。研究采用的具體方法包括文獻(xiàn)閱讀與實(shí)地調(diào)研相結(jié)合的方法,文獻(xiàn)資料查閱是前期論文撰寫必要準(zhǔn)備工作,支撐整個(gè)論文體系與框架的形成。然后通過(guò)實(shí)地調(diào)研的方式驗(yàn)證文獻(xiàn)資料當(dāng)中的內(nèi)容真實(shí)性,做好資料的處理與整理工作;定性與定量研究相結(jié)合,在對(duì)產(chǎn)權(quán)式酒店發(fā)展現(xiàn)狀及酒店收益測(cè)算的研究中,依據(jù)數(shù)據(jù)論證PMBOK項(xiàng)目管理知識(shí)體系應(yīng)用于產(chǎn)權(quán)式酒店項(xiàng)目管理的可行性;理論研究與個(gè)案分析相結(jié)合,通過(guò)理論研究找準(zhǔn)研究切入點(diǎn),以具體案例分析驗(yàn)證PMBOK項(xiàng)目管理知識(shí)體系的應(yīng)用價(jià)值。具體研究?jī)?nèi)容如下:第一章,分析問(wèn)題,提出文章的整體研究框架;第二章,就國(guó)內(nèi)外關(guān)于產(chǎn)權(quán)式酒店方面的研究做出分析與探索,吸收并借鑒相關(guān)經(jīng)驗(yàn),為理論研究打下堅(jiān)實(shí)基礎(chǔ);第三章,對(duì)我國(guó)當(dāng)前產(chǎn)權(quán)式酒店的項(xiàng)目管理模式展開(kāi)研究,找出現(xiàn)存問(wèn)題;第四章,以PMBOK項(xiàng)目管理知識(shí)體系為核心確定整個(gè)產(chǎn)權(quán)式酒店的項(xiàng)目管理流程;第五章,通過(guò)案例分析,進(jìn)一步驗(yàn)證PMBOK項(xiàng)目管理知識(shí)體系的內(nèi)在價(jià)值;第六章,完成總結(jié)分析,找出發(fā)展方向與不足。研究結(jié)果表明,PMBOK項(xiàng)目管理知識(shí)體系在產(chǎn)權(quán)類型酒店項(xiàng)目管理中價(jià)值顯著,有助于優(yōu)化產(chǎn)權(quán)類型酒店的項(xiàng)目管理全過(guò)程,并為其提供系統(tǒng)化的論證方案,推動(dòng)產(chǎn)權(quán)類型酒店在我國(guó)的快速發(fā)展。
[Abstract]:As the combination of property right real estate project and commercial hotel, property right hotel has the advantage of maximizing the value of resources. In fact, it is a brand new management state and mode of real estate and hotel. At present, this type of hotel projects in China's tourism vacation system accounts for gradually important. From a long-term point of view, as the main body of tourism real estate development in China, the property rights hotel and the two are complementary to each other, which will promote the new achievements of tourism real estate in China. In the short term, the development prospect of the property right hotel is broad, the development conditions and the investibility mechanism are good, and it also provides the precondition for the rapid development of the property right hotel in the short term. However, in this environment, the key problem to be faced is that, compared with the developed countries, the research and exploration of the property right hotel in our country is relatively late, and there are still some drawbacks in the development. If we analyze it from the macro and micro perspectives, It can be found that there are some problems in the aspects of project financing, organizational vacancy and revenue target at the macro level, which are not perfect in laws and regulations, and in the micro level. From the attribution analysis of the above problems, it is enough to prove that the theoretical research and practical exploration of the property rights hotel in China are still in a low level state, and the research involves a relatively narrow scope. From the academic website terminal, we also know that the current research on property rights hotels in China focuses on the following aspects, including benefit analysis, risk analysis, investment analysis and case analysis, etc. Still remain in the property-based hotel to put forward targeted countermeasures level, the system of solutions basically do not exist. The basic goal of this study is to put forward a set of feasible development plan for the project management of the property right hotel, and make full use of the advanced management idea and management goal of the PMBOK project management system. Form a suitable property-based hotel project management system model. The specific methods used in the study include the combination of literature reading and field investigation. Literature reference is the necessary preparation for the early writing of papers and supports the formation of the whole paper system and framework. Then through the way of field investigation to verify the authenticity of the content in the literature, do a good job in the processing and collation of the data; qualitative and quantitative research combined, in the property rights hotel development status quo and hotel income measurement research, According to the data, the feasibility of applying PMBOK project management knowledge system to property rights hotel project management is demonstrated. The application value of PMBOK project management knowledge system is verified by case study. The specific research contents are as follows: the first chapter analyzes the problems and puts forward the whole research framework of the article; the second chapter analyzes and explores the domestic and foreign research on the property rights hotel, absorbs and draws on the relevant experience. Lay a solid foundation for the theoretical research; chapter III, the current property rights hotel project management model, to find out the existing problems; chapter four, PMBOK project management knowledge system as the core to determine the entire property rights hotel project management process; chapter five, through the case study, further verify the inherent value of the PMBOK project management knowledge system; chapter 6, the completion of summary analysis, Find out the direction of development and deficiencies. The results show that the PMBOK project management knowledge system is of significant value in the project management of the property right type hotel, which is helpful to optimize the whole process of the project management of the property right type hotel, and to provide a systematic demonstration scheme for the project management. Promote the rapid development of property rights hotels in China.
