【摘要】：文章通過構(gòu)建消費者-開發(fā)商兩部門的房地產(chǎn)市場均衡模型,分析金融支持與房價的相互作用機制。利用1999~2009年中國35個大中城市的面板數(shù)據(jù),對提出的命題進行了實證檢驗。實證結(jié)果顯示:(1)金融支持對房價具有顯著的正向影響,表明金融對住房的支持是導致房價大幅波動的重要因素;(2)房價波動同樣對金融支持具有顯著的正向影響,表明房價的上漲將導致金融對房地產(chǎn)的支持力度提升。(3)金融支持對房價的影響存在顯著的區(qū)域性差異,但房價對金融支持的影響則不存在顯著的區(qū)域性差異。
[Abstract]:This paper analyzes the interaction mechanism between financial support and house price by constructing the equilibrium model of real estate market between consumer and developer. Based on the panel data of 35 large and medium cities in China from 1999 to 2009, this paper makes an empirical test on the proposed proposition. The empirical results show that: (1) Financial support has a significant positive impact on house prices, indicating that financial support for housing is an important factor leading to large fluctuations in house prices; (2) the volatility of house prices also has a significant positive impact on financial support. It shows that the rise of house prices will lead to the enhancement of financial support for real estate. (3) there are significant regional differences in the impact of financial support on real estate prices, but there is no significant regional difference in the impact of house prices on financial support.
