【摘要】:模塊化建筑從誕生以來就一直在影響著建筑的設(shè)計與建造等關(guān)鍵性問題。在當今社會的發(fā)展過程中能源、環(huán)境、土地等因素已經(jīng)成為制約建筑領(lǐng)域進一步發(fā)展的主要障礙,科學技術(shù)的進步帶給人類的不僅僅是前所未有的消費驅(qū)動力,還伴隨著不可估量的資源消耗和環(huán)境惡化。在未來任何領(lǐng)域中的標準、制度、技術(shù)、觀念都將逐漸地開始發(fā)生轉(zhuǎn)變,建筑設(shè)計領(lǐng)域也是如此,提高建筑設(shè)計的水平,有效對接工業(yè)化建筑和綠色建筑是未來建筑優(yōu)化設(shè)計領(lǐng)域主要發(fā)展方向,也是必然的趨勢。我國目前建筑施工企業(yè)的大部分仍然采用現(xiàn)場施工的模式,先建筑材料運到施工現(xiàn)場,然后根據(jù)現(xiàn)場狀況進行施工,由此不僅產(chǎn)生了大量的噪聲、廢氣等污染,而且大量的消耗水、電等能源。這種傳統(tǒng)的施工方式造成勞動生產(chǎn)率低,根本無法適應(yīng)現(xiàn)代建筑工業(yè)化的發(fā)展趨勢。引入模塊化施工理念將會大大提高勞動生產(chǎn)率,提高建筑工程質(zhì)量,改善一線人員工作環(huán)境,減少安全事故,降低工程成本。大力推廣模塊化建筑體系將會改善我國現(xiàn)行的建筑施工模式,并且也會帶動其上下游的產(chǎn)業(yè)鏈升級換代。模塊化建筑技術(shù)是未來的一個發(fā)展趨勢,可以想象,將來造房子完全可以像造汽車一樣工廠化施工。因此,為了能使其成為建筑業(yè)技術(shù)的一個重要組成部分,政府、房地產(chǎn)商、相關(guān)專家學者需要不斷進行研究、實踐,逐步建立、完善其相關(guān)理論和技術(shù)體系。J公司對中國國內(nèi)模塊化建筑市場的現(xiàn)狀引起了該公司決策層的濃厚興趣,故此決定對模塊化建筑市場進行一次全面的市場可行性分析研究,本文所做的模塊化建筑項目的可行性研究是其決策的依據(jù)之一 本文首先闡述本項目可行性研究的背景、意義及國內(nèi)外的研究。通過閱讀相關(guān)的文獻資料,對可行性研究的發(fā)展、內(nèi)容、方法等方面做詳細的介紹。結(jié)合可行性研究的理論和J公司的模塊化建筑生產(chǎn)項目相關(guān)的產(chǎn)業(yè)政策、消費狀況,進行項目市場定位,作出消費預(yù)測,并且對項目的競爭力、出口創(chuàng)匯能力、市場戰(zhàn)略進行詳細的市場分析。項目的實施可行性分析從技術(shù)可行性、人力資源配置、環(huán)境、節(jié)能、勞動安全衛(wèi)生及消防等方面產(chǎn)開。通過可行性研究的初期資料收集、現(xiàn)場的考察,結(jié)合財務(wù)評價基礎(chǔ)數(shù)據(jù)和參數(shù)制作了固定資產(chǎn)投資估算表、鋪底流動資金估算表、總投資構(gòu)成分析一覽表、投資計劃與資金籌措表、資金使用計劃與運用表、綜合總成本費用估算表等12張財務(wù)方面表格,運用財務(wù)分析的公式對項目的財務(wù)可行性進行判斷。此外論文還分析項目的風險,確定了風險源,找到相對應(yīng)的策略。最終給出結(jié)論和建議,認為此項目是可行的,應(yīng)立即組織實施。
[Abstract]:Modular architecture has been affecting the design and construction of architecture since its birth and other key issues. In the development of today's society, energy, environment. Land and other factors have become a major obstacle to the further development of the construction field. The progress of science and technology has brought mankind more than unprecedented consumption driving force. With the incalculable consumption of resources and environmental deterioration, standards, systems, technologies and concepts in any future field will gradually begin to change, and so will the field of architectural design. To improve the level of architectural design and effectively connect industrial architecture and green building is the main development direction in the field of architectural optimization design in the future. It is also an inevitable trend. At present, most of the construction enterprises in our country still adopt the mode of on-site construction, first the construction materials are transported to the construction site, and then according to the situation of the construction site, the construction is carried out. This not only produces a lot of noise, exhaust gas and other pollution, but also a large amount of energy consumption, such as water, electricity, etc. The introduction of modular construction concept will greatly improve labor productivity, improve the quality of construction projects, improve the working environment of front-line personnel, and reduce safety accidents. Reducing engineering cost and popularizing modular building system will improve the current construction mode in China. Modular building technology is a development trend in the future, it can be imagined that building houses in the future can be as industrial construction as building cars. In order to make it an important part of construction technology, the government, real estate developers, relevant experts and scholars need to continue to study, practice, and gradually establish. Improve its related theory and technology system. J company to China's domestic modular building market status has aroused the company's strong interest in decision-making. Therefore, it is decided to carry out a comprehensive market feasibility study on the modular building market. The feasibility study of the modular building project in this paper is one of the basis for its decision-making. This paper first describes the background, significance and domestic and international research of the feasibility study of the project. Through reading the relevant literature, the development and content of the feasibility study. In combination with the theory of feasibility study and the industrial policy related to the modular construction production project of J Company, the consumption status, the market positioning of the project, and the consumption forecast are carried out. And the competitiveness of the project, export foreign exchange earning capacity, market strategy for detailed market analysis. Feasibility analysis of the implementation of the project from the technical feasibility, human resources allocation, environment, energy conservation. Through the preliminary data collection of feasibility study, site inspection, combined with the basic data and parameters of financial evaluation, the fixed assets investment estimation table is made. There are 12 financial tables, such as the table of estimating the working capital, the table of analysis of total investment composition, the table of investment plan and fund raising, the table of plan and application of fund utilization, the table of estimate of total cost and so on. The financial feasibility of the project is judged by the formula of financial analysis. In addition, the paper also analyzes the risk of the project, determines the source of the risk, finds the corresponding strategy, and finally gives the conclusions and recommendations. This project is considered feasible and should be implemented immediately.
