城市軌道交通與土地價(jià)值的關(guān)系模型

【摘要】:為了研究城市軌道交通與沿線土地價(jià)值的相互影響關(guān)系,分別從區(qū)域因素、經(jīng)濟(jì)因素、政策因素等方面對(duì)城市軌道交通對(duì)于沿線土地價(jià)值的影響進(jìn)行了定性分析,同時(shí)運(yùn)用特征價(jià)格理論,建立了城市軌道交通與沿線區(qū)域土地價(jià)值的關(guān)系模型,并對(duì)哈爾濱市軌道交通1號(hào)線沿線土地價(jià)值進(jìn)行實(shí)例分析,驗(yàn)證模型的可應(yīng)用性。研究表明:城市軌道交通建設(shè)與沿線土地價(jià)值之間存在定量關(guān)系,其中與軌道交通站點(diǎn)的距離及軌道交通站點(diǎn)周邊商業(yè)設(shè)施建設(shè)為主要影響因素。城市軌道交通的建設(shè)對(duì)于沿線土地價(jià)值的保值與提升有很大的促進(jìn)作用,并且軌道交通沿線土地價(jià)值中約17.03%的效益來自于城市軌道交通建設(shè),可直接影響沿線的土地價(jià)值。
[Abstract]:In order to study the relationship between urban rail transit and land value along the line, this paper makes a qualitative analysis on the impact of urban rail transit on the land value along the line from the aspects of regional factors, economic factors, policy factors and so on. At the same time, the relationship model between urban rail transit and regional land value is established by using the theory of characteristic price, and an example analysis of land value along line 1 of Harbin rail transit is carried out to verify the applicability of the model. The study shows that there is a quantitative relationship between the construction of urban rail transit and the value of land along the railway line, among which the distance to the rail transit station and the construction of commercial facilities around the rail transit station are the main influencing factors. The construction of urban rail transit can greatly promote the preservation and promotion of land value along the railway line, and about 17.03% of the benefit of the land value along the rail transit line comes from the construction of urban rail transit. Can directly affect the value of land along the line.
