河南省義馬市xx土地一級(jí)開發(fā)項(xiàng)目的成本分析
[Abstract]:With the rapid development of social economy and the overall opening of urbanization, land, as an important resource of urban development, plays an irreplaceable important role in the process of economic development. The importance of land-level development to urban development is self-evident. Therefore, it is very important and significant for the city development, social harmony, people's livelihood stability and so on to do the cost analysis well and discuss the existing problems of the cost analysis and solve the countermeasures. In this paper, the cost of land first-level development is analyzed in detail. Taking Yima City, Henan Province as an example, this paper studies the actual work of 37 land first class development projects in a city construction and development service center of an agricultural office in Yima City, Henan Province from 2013 to 2015. The first class development project of xx land in Yima City, which is located in the prime area of urban area, covers the most work links and reflects the cost most, is chosen as a case study. Based on the related theories of land development cost, this paper uses literature research, interview, case analysis, Delphi method, statistical analysis and other research methods, and expounds the research background and significance of land first level development. Domestic and foreign research status, research ideas, research methods and so on. This paper summarizes the present situation of land first class development in Yima city by field investigation, and analyzes the cost of xx land first class development project in Yima city, with emphasis on the analysis of the cost of the first class land development project in Yima City. The main problems in the actual work process of the project are found: the economic policy, laws and regulations related to the development cost of the land level need to be improved, the project financing problem needs to be improved, and the project cost management work needs to be improved. The administrative execution and supervision mechanism of project cost need to be strengthened and perfected. This paper analyzes the causes of each existing problem, and puts forward the countermeasures and future adjustment from many aspects: perfecting the economic policies and laws and regulations related to the cost of land development, and improving the project funds. Improve the project cost management, strengthen the cost of administrative implementation and regulatory mechanisms. This paper discusses the importance of project cost to the government, people, related enterprises, urban development and economic operation, and puts forward its own views and prospects for the benign development of land development cost analysis in the future. This has a positive reference and reference significance for the land-level development in the future.
