房地產(chǎn)項(xiàng)目成本控制影響因素淺析

【摘要】:房地產(chǎn)項(xiàng)目開發(fā)成本控制對(duì)房地產(chǎn)項(xiàng)目盈利有很大的影響,在沒有真正實(shí)現(xiàn)信息化的前提下,房地產(chǎn)項(xiàng)目要實(shí)現(xiàn)成本控制,就必須尋找可以實(shí)施管控的中間變量。本文通過對(duì)房地產(chǎn)項(xiàng)目成本控制的全方面、全過程的把控,把房地產(chǎn)開發(fā)過程分為項(xiàng)目決策時(shí)期、統(tǒng)籌開發(fā)時(shí)期、項(xiàng)目招投標(biāo)時(shí)期、樓盤建造開啟時(shí)期、建造工程驗(yàn)收時(shí)期以及房產(chǎn)銷售時(shí)期六個(gè)時(shí)期,發(fā)現(xiàn)對(duì)房地產(chǎn)開發(fā)成本影響最大的時(shí)期是樓盤招投標(biāo)時(shí)期和建造開啟時(shí)期兩個(gè)部分,并總結(jié)出各個(gè)時(shí)期的影響因素,為其他同類項(xiàng)目中的成本管理提供了決策參考。
[Abstract]:The real estate project development cost control has the very big influence to the real estate project profit, under the premise that does not realize the informationization truly, the real estate project wants to realize the cost control, must look for may carry out the control the intermediate variable. By controlling the cost of real estate project in all aspects and the whole process, this paper divides the process of real estate development into three periods: project decision-making period, overall development period, project bidding period, building opening period. The period of acceptance of construction project and six periods of real estate sale period, found that the most important period to the real estate development cost is the period of bidding and opening period, and summed up the influence factors of each period. It provides a decision-making reference for cost management in other similar projects.
