【摘要】：針對(duì)城市房?jī)r(jià)的空間分布規(guī)律及其影響因素的研究,該文提出了以南昌市青山湖區(qū)房?jī)r(jià)為研究對(duì)象,基于相關(guān)理論,搜集整理了2015年07月到10月南昌市青山湖區(qū)155個(gè)樓盤的均價(jià),利用市場(chǎng)比較法把房?jī)r(jià)修正到2015年10月份節(jié)點(diǎn)上,估算出了155個(gè)樓盤點(diǎn)的價(jià)格,以GIS技術(shù)為研究平臺(tái),運(yùn)用普通克里格插值方法,得到了青山湖區(qū)房?jī)r(jià)的等值線圖,根據(jù)等值線圖得到其空間分布情況,從可達(dá)性視角出發(fā),采用結(jié)構(gòu)方程模型構(gòu)建了青山湖區(qū)房?jī)r(jià)影響因素分析框架,運(yùn)用SPSS分析出各自變量和因變量之間的關(guān)系,即定量分析出了各影響因素對(duì)房?jī)r(jià)格產(chǎn)生的影響程度。
[Abstract]:In view of the spatial distribution law of urban housing price and its influencing factors, this paper puts forward the price of Nanchang Qingshan Lake area as the research object. Based on the related theory, the paper collects and collates the average price of 155 buildings in Qingshan Lake District of Nanchang from 07 months to October from 2015 to October, and uses the market comparison method to correct the house price to October 2015. The price of 155 real estate points, taking GIS technology as the research platform, using the common Kriging interpolation method, got the contour map of the house price in Qingshan Lake area, and obtained its spatial distribution according to the contour map. From the angle of accessibility, the structure equation model was used to construct the analysis frame of the influence factors of the house price in Qingshan Lake area, and SPSS was used to analyze it. The relationship between the respective variables and dependent variables, that is, quantitative analysis of the impact of various factors on the price of housing.
