農(nóng)民工家庭城市住房購(gòu)買(mǎi)力及其提升途徑和潛力探究

【摘要】:通過(guò)對(duì)農(nóng)民工家庭房?jī)r(jià)收入比的測(cè)算,揭示其城市住房購(gòu)買(mǎi)力不足問(wèn)題和存在的區(qū)域差異,探索提升其住房購(gòu)買(mǎi)力的途徑和政策建議。利用統(tǒng)計(jì)數(shù)據(jù)和實(shí)地調(diào)研數(shù)據(jù)的測(cè)算,揭示了我國(guó)部分省市農(nóng)民工家庭房?jī)r(jià)收入比過(guò)高,城市住房負(fù)擔(dān)過(guò)重的問(wèn)題。通過(guò)對(duì)農(nóng)民工家庭的收入構(gòu)成成分的分析,發(fā)現(xiàn)農(nóng)民工家庭的財(cái)產(chǎn)性收入占比過(guò)低,沉淀于宅基地和住房的財(cái)產(chǎn)基本未得到顯化。結(jié)合浙江省德清市、湖南省瀏陽(yáng)市典型農(nóng)村發(fā)展實(shí)踐的調(diào)研數(shù)據(jù),認(rèn)為運(yùn)用市場(chǎng)手段盤(pán)活宅基地及存量農(nóng)房,能夠顯著提高農(nóng)民工家庭的住房購(gòu)買(mǎi)力。研究結(jié)論:農(nóng)民工家庭房?jī)r(jià)收入比普遍過(guò)高且存在地域差異,過(guò)高的房?jī)r(jià)收入比與農(nóng)民工家庭較低的財(cái)產(chǎn)性收入相關(guān),顯化農(nóng)村宅基地和農(nóng)房財(cái)產(chǎn),利于實(shí)現(xiàn)城鄉(xiāng)土地"同地、同權(quán)、同價(jià)",也有助于實(shí)現(xiàn)農(nóng)民的財(cái)產(chǎn)權(quán),提高其城市住房購(gòu)買(mǎi)力。
[Abstract]:Based on the measurement of the ratio of house price to income of peasant workers' families, this paper reveals the problem of insufficient purchasing power of urban housing and the regional differences, and explores the ways and policy suggestions to improve the purchasing power of their housing. Based on the statistical data and the field survey data, this paper reveals the problem that the household housing price income ratio of migrant workers in some provinces and cities is too high and the urban housing burden is too heavy. Through the analysis of the income components of migrant workers' families, it is found that the proportion of property income of migrant workers' families is too low, and the property precipitated in the homestead and housing is basically unmanifested. Based on the investigation data of typical rural development practices in Deqing City, Zhejiang Province and Liuyang City, Hunan Province, it is concluded that the housing purchasing power of peasant workers can be significantly increased by using market means to activate the housing base and the stock of agricultural houses. The conclusion of the study is that the ratio of house price to income of peasant workers is generally too high and there are regional differences. The high ratio of house price to income is related to the lower property income of peasant workers. It is beneficial to realize the same land in urban and rural areas by manifesting the rural house land and the rural house property. The same right, the same price ", also helps to realize the farmer's property right, enhances its urban housing purchasing power."
