【摘要】：物業(yè)管理在我國正面臨管理上轉(zhuǎn)型的問題。如今,居民對物業(yè)服務(wù)質(zhì)量的要求增高,物業(yè)管理開始追求服務(wù)品質(zhì),加之物業(yè)行業(yè)競爭劇烈,微利、虧損是大部分企業(yè)面臨的現(xiàn)狀。隨著物業(yè)行業(yè)由勞動密集型向管理密集型轉(zhuǎn)變,物業(yè)管理亟待強(qiáng)化精細(xì)化管理。解決物業(yè)企業(yè)盈利障礙的關(guān)鍵即物業(yè)成本管理,因此,針對物業(yè)成本的精細(xì)化管理研究具有一定現(xiàn)實意義。本文基于此,運(yùn)用作業(yè)成本法來討論物業(yè)成本精細(xì)化管理的相關(guān)問題,希望能夠給該理論研究領(lǐng)域的發(fā)展和將來應(yīng)用到實踐工作中帶來幫助。首先,本文以XZ拆遷安置社區(qū)的物業(yè)成本管理為研究對象,提出了該類社區(qū)的特殊性,并從理論和實際的角度考慮本文的研究意義。其次,對各國有關(guān)問題的理論分析進(jìn)行研究,指出我國物業(yè)成本管理及成本精細(xì)化管理研究尚且不成熟,提出將精細(xì)化管理理念運(yùn)用到物業(yè)成本管理當(dāng)中,探討物業(yè)成本精細(xì)化管理的相關(guān)問題。然后,通過分析XZ拆遷安置社區(qū)在物業(yè)管理及物業(yè)成本管理中暴露的各種問題,構(gòu)建了一套基于作業(yè)成本法的物業(yè)成本精細(xì)化管理體系,包括準(zhǔn)備工作、事前物業(yè)成本精細(xì)化管理體系、事中物業(yè)成本精細(xì)化管理體系、事后物業(yè)成本精細(xì)化管理體系。事前物業(yè)成本精細(xì)化管理體系主要提出物業(yè)成本的預(yù)算,事中物業(yè)成本精細(xì)化管理體系就是物業(yè)作業(yè)成本核算,事后物業(yè)成本精細(xì)化管理體系體現(xiàn)出物業(yè)成本控制思想。而在事后物業(yè)成本精細(xì)化管理體系的物業(yè)成本控制思想下,又細(xì)分了事前控制、事中控制和事后控制的具體部分。接著,本文還針對XZ拆遷安置社區(qū)的物業(yè)成本管理及其他物業(yè)管理中出現(xiàn)的一系列問題,結(jié)合我國國情和新政策,提出了相應(yīng)的對策。最后,對全文做出總結(jié)和展望。
[Abstract]:Property management is facing the problem of management transformation in our country. Nowadays, the demand of residents for property service quality is higher, property management began to pursue service quality, coupled with the fierce competition in the property industry, small profits, losses are the status quo that most enterprises are facing. With the transformation of property industry from labor-intensive to management-intensive, property management needs to be strengthened and refined. Property cost management is the key to solving the problem of property enterprise profit, so it is of practical significance to study the fine management of property cost. Based on this, this paper uses activity-based costing (ABC) to discuss the problems related to the fine management of property cost, hoping to be helpful to the development of this theoretical research field and its application in practice in the future. First of all, this paper takes the property cost management of XZ demolition and resettlement community as the research object, puts forward the particularity of this kind of community, and considers the significance of this paper from the theoretical and practical point of view. Secondly, the theoretical analysis of relevant issues in various countries is carried out, pointing out that the research on property cost management and cost refinement management in our country is not yet mature, and the idea of fine management is applied to property cost management. Discuss the related problems of fine management of property cost. Then, through the analysis of various problems exposed by XZ relocation community in property management and property cost management, a set of fine management system of property cost based on activity-based costing is constructed, including preparation work. The fine management system of property cost in advance, the fine management system of property cost, and the fine management system of property cost. The detailed management system of the property cost in advance mainly puts forward the budget of the property cost. The fine management system of the property cost is the accounting of the property activity cost, and the fine management system of the property cost after the event embodies the idea of property cost control. Under the idea of property cost control in the fine management system of afterwards property cost, the specific parts of prior control, event control and post control are subdivided. Then, in view of a series of problems in property cost management and other property management of XZ demolition and resettlement community, combined with our country's national conditions and new policies, this paper puts forward the corresponding countermeasures.
