【摘要】：城市房地產(chǎn)價(jià)格與城市發(fā)展水平密切相關(guān),城市基礎(chǔ)設(shè)施完善程度是城市發(fā)展水平的重要體現(xiàn)。因此,房地產(chǎn)價(jià)格變動(dòng)與城市基礎(chǔ)設(shè)施建設(shè)情況密不可分。本文將城市基礎(chǔ)設(shè)施作為影響房價(jià)的因素,通過對(duì)我國35個(gè)大中城市的交通設(shè)施、醫(yī)療設(shè)施、郵電通信、商業(yè)服務(wù)和教育設(shè)施等五個(gè)方面進(jìn)行基礎(chǔ)設(shè)施相關(guān)數(shù)據(jù)的搜集整理,用曲線回歸分析方法研究二者間規(guī)律,得出城市基礎(chǔ)設(shè)施與房價(jià)成正相關(guān)且契合二次回歸函數(shù)的規(guī)律,五個(gè)一級(jí)影響因素中交通設(shè)施對(duì)房價(jià)的影響效果最明顯,這些客觀規(guī)律將對(duì)政策的制定起到一定的參考作用。當(dāng)然,典型大中城市房地產(chǎn)價(jià)格隨配套基礎(chǔ)設(shè)施的完善而上漲的態(tài)勢(shì)并不能說明是基礎(chǔ)設(shè)施的建設(shè)催生了高房價(jià),而應(yīng)該理性地認(rèn)識(shí)到正是由于我國城市配套基礎(chǔ)設(shè)施的不完善加劇了城鎮(zhèn)居民對(duì)稀缺資源的競(jìng)爭程度。在城市配套基礎(chǔ)設(shè)施達(dá)到一定的完善程度以后,居民對(duì)于市中心配套設(shè)施的競(jìng)爭程度就會(huì)下降。
[Abstract]:The price of urban real estate is closely related to the level of urban development, and the degree of perfection of urban infrastructure is an important embodiment of the level of urban development.Therefore, real estate price changes and urban infrastructure construction is inseparable.This article regards the urban infrastructure as the factor that affects the housing price, through the transportation facilities, the medical facilities, the post and telecommunications, the commercial service and the education facility of 35 big and medium cities of our country carries on the infrastructure related data collection and collation.By using the method of curve regression analysis, the law of positive correlation between urban infrastructure and housing price is obtained. Among the five primary influencing factors, the effect of traffic facilities on housing price is the most obvious.These objective laws will play a certain reference role in the formulation of policies.Of course, the rising trend of real estate prices in typical large and medium-sized cities with the improvement of supporting infrastructure does not mean that the construction of infrastructure has given birth to high housing prices.It should be rationally realized that it is the imperfection of supporting infrastructure in Chinese cities that intensifies the competition of urban residents for scarce resources.After a certain degree of perfection of urban supporting infrastructure, the competition degree of the residents for the supporting facilities in the city center will decline.
