【摘要】：從地理學角度出發(fā),探討城市各種社會經(jīng)濟活動機會的可達性與房價高低在空間上的依存和關(guān)聯(lián)性,通過分析城市住房價格空間分異及其影響因素,進行住房價格的模擬研究。通過對124個住宅小區(qū)實地考察和咨詢訪談等方式獲取數(shù)據(jù),運用ARCGIS最短路徑和交通可達性模型分析103個研究單元的教育、醫(yī)療、消費、公園廣場和文化娛樂活動的交通可達性高低并運用冪函數(shù)模擬住房價格。上饒市中心城區(qū)房價和交通可達性在空間分布上呈現(xiàn)顯著相關(guān)性,擬合房價與市場房價相關(guān)性顯著,擬合住房價格與市場房價的空間分異特征完全一致,都在東西和南北方向上呈倒"U"型特征,兩者在不同區(qū)塊的價格差異波動上相似性很高,呈顯著正相關(guān)性,說明模型擬合的房價是準確、有效的。
[Abstract]:From the point of view of geography, this paper probes into the spatial dependence and relevance between the accessibility of various social and economic activities in cities and the price of housing prices. Through analyzing the spatial differentiation of urban housing prices and their influencing factors, a simulation study on housing prices is carried out.Through field investigation and consultation interview in 124 residential areas, the paper analyzes the education, medical treatment and consumption of 103 research units by using ARCGIS shortest path and transportation accessibility model.The traffic accessibility of park square and cultural and recreational activities and the power function are used to simulate the housing price.In the urban area of Shangrao, the spatial distribution of housing price and transportation accessibility is significantly correlated, the fitting price is significantly correlated with the market house price, and the fitting housing price is completely consistent with the spatial differentiation characteristics of the market house price.Both of them have inverted "U" type characteristics in east-west and north-south directions, and the two have high similarity and positive correlation in the fluctuation of price differences in different blocks, which shows that the housing prices fitted by the model are accurate and effective.
