【摘要】:正高庫存和高房價(jià)并存、結(jié)構(gòu)性過剩和局部性短缺并存是當(dāng)前我國房地產(chǎn)調(diào)控面臨的主要矛盾。本文認(rèn)為,建立房地產(chǎn)長效機(jī)制的核心在于"去房地產(chǎn)化",并把為實(shí)體經(jīng)濟(jì)發(fā)展創(chuàng)造良好環(huán)境放在首位。2016年以來,我國房地產(chǎn)市場快速升溫,多項(xiàng)指標(biāo)創(chuàng)歷史新高。房價(jià)過高、漲幅過大已成為中國經(jīng)濟(jì)轉(zhuǎn)型發(fā)展不可承受之痛。筆者認(rèn)為,高庫存和高房價(jià)并存、結(jié)構(gòu)性過剩和局部性短缺并存是當(dāng)前我國房地產(chǎn)調(diào)控面臨的主要矛盾,根源還在于經(jīng)濟(jì)發(fā)展有過度依賴于房地產(chǎn)業(yè)傾向,且
[Abstract]:Are high inventory and high prices coexist, structural surplus and local shortage is the main contradiction of China's real estate regulation faces. This paper argues that the core of the establishment of long-term mechanism of real estate is the "real estate", and to create a favorable environment for the development of the real economy in the first place since.2016, rapid warming me China's real estate market, a number of indicators of a record high. Prices are too high, or too large has become unbearable pain China economic transformation and development. The author believes that the high inventory and high prices coexist, structural surplus and local shortage is the main contradiction of China's real estate regulation faces, the root cause lies in the economic development over reliance on the real estate industry and the tendency.
