【摘要】：研究目標(biāo):目前有關(guān)中國土地價(jià)格指數(shù)的研究沒有考慮不可觀測特征的影響,本文給出一種可以控制不可觀測特征的土地價(jià)格指數(shù)編制方法。研究方法:通過結(jié)合傳統(tǒng)的特征價(jià)格模型和重復(fù)交易模型,提出固定地理單元并利用組內(nèi)差分以控制地塊不可觀測特征,提出了一種新的土地價(jià)格指數(shù)編制方法。研究發(fā)現(xiàn):以上海為例討論了分類土地價(jià)格指數(shù),研究發(fā)現(xiàn)從2008~2015年,上海同質(zhì)住宅用地價(jià)格上升了359.92%,同質(zhì)工業(yè)用地和商服用地價(jià)格的漲幅分別為101%和107%。研究創(chuàng)新:利用網(wǎng)絡(luò)爬蟲技術(shù)收集微觀土地交易數(shù)據(jù),為指數(shù)的編制提供了數(shù)據(jù)基礎(chǔ)。研究價(jià)值:該方法能夠捕捉地塊所在的特殊位置對于其價(jià)格的影響。
[Abstract]:Research objectives: current studies on land price indices in China do not take into account the effects of non-observable characteristics. This paper presents a method of compiling land price index which can control the non-observable features. A new method of compiling land price index is put forward in this paper, which is based on fixed geographical unit and intra-group difference to control the unobservable characteristics of land block. The study finds that the classified land price index is discussed by taking Shanghai as an example. The results show that the land price index is classified from 2008 to 2015. The price of homogenous residential land in Shanghai rose by 359.92, and the price of homogeneous industrial land and commercial land increased by 101% and 107 respectively. Research value: this method can capture the influence of the special location of land block on its price.
