【摘要】：旅游度假養(yǎng)老地產(chǎn)是房地產(chǎn)業(yè)與旅游業(yè)相互結(jié)合所衍生出來的的新興行業(yè),是房地產(chǎn)業(yè)的新“增長點”,具有附加值高、關(guān)聯(lián)性強等特點,發(fā)展?jié)摿^大,而目前我國旅游養(yǎng)老房地產(chǎn)理論研究比較薄弱,加之金融危機的影響,房地產(chǎn)業(yè)發(fā)展面臨著較大壓力與挑戰(zhàn),深入開展旅游養(yǎng)老房地產(chǎn)研究具有重要的理論和現(xiàn)實意義。目前,山東省旅游養(yǎng)老房地產(chǎn)發(fā)展迅速,開發(fā)類型多樣,特別是威海已經(jīng)形成了較大規(guī)模的旅游養(yǎng)老房地產(chǎn)群。但是,針對山東省海濱城市旅游養(yǎng)老房地產(chǎn)發(fā)展的理論研究較少。在這種背景下,探索和研究山東省海濱城市旅游養(yǎng)老房地產(chǎn)的開發(fā)模式問題,為規(guī)范旅游養(yǎng)老房地產(chǎn)的開發(fā)提供理論和借鑒,對于尚處于初級階段的我國旅游養(yǎng)老房地產(chǎn)而言,顯得更為必要和迫切。本文以山東海濱城市威海旅游養(yǎng)老地產(chǎn)的發(fā)展作為具體的研究對象,對威海市發(fā)展旅游房地產(chǎn)的經(jīng)濟條件、自然條件、社會條件、行業(yè)條件等基礎(chǔ)條件進(jìn)行了全面系統(tǒng)的梳理,系統(tǒng)闡述了旅游養(yǎng)老房地產(chǎn)開發(fā)模式的特點,提出了山東省海濱城市旅游養(yǎng)老房地產(chǎn)開發(fā)的對策及建議,比如統(tǒng)籌規(guī)劃合理布局、加強規(guī)劃整合旅游與房地產(chǎn)資源、強調(diào)文化內(nèi)涵、加強規(guī)范經(jīng)營和行業(yè)自律等。
[Abstract]:Tourism vacation pension real estate is a new industry derived from the combination of real estate industry and tourism industry. It is a new "growth point" of real estate industry. It has the characteristics of high added value, strong relevance and great potential for development. At present, the theory of tourism pension real estate in China is relatively weak, coupled with the impact of the financial crisis, real estate development is facing greater pressure and challenges. It is of great theoretical and practical significance to carry out in-depth research on tourism pension real estate. At present, tourism pension real estate in Shandong Province is developing rapidly and has various types of development. In particular, Weihai has formed a large scale tourism pension real estate group. However, there are few theoretical studies on the development of tourism pension real estate in coastal cities of Shandong Province. To explore and study the development model of tourism old-age real estate in coastal cities of Shandong Province, to provide the theory and reference for standardizing the development of tourism pension real estate, for China's tourism pension real estate is still in the primary stage. It is more necessary and urgent. This paper takes the development of tourism endowment real estate in Weihai, Shandong seaside city as the specific research object, to the economic conditions, natural conditions and social conditions of Weihai city to develop tourism real estate. Industry conditions and other basic conditions of a comprehensive and systematic combing, a systematic description of the characteristics of tourism pension real estate development model, put forward the coastal cities of Shandong Province tourism pension real estate development countermeasures and suggestions. Such as overall planning rational layout, strengthening planning and integration of tourism and real estate resources, emphasizing cultural connotations, strengthening standardized management and industry self-discipline, and so on.
