【摘要】:物業(yè)管理行業(yè)在我國(guó)的發(fā)展還是比較晚,這一行業(yè)是隨著改革開(kāi)放等一些系列的變革發(fā)展起來(lái)的,這個(gè)行業(yè)的蓬勃發(fā)展意味著我國(guó)人民生活的水平的不斷提高,1981年我國(guó)第一家物業(yè)管理公司開(kāi)始在國(guó)內(nèi)生根發(fā)芽,經(jīng)過(guò)了三十多年的發(fā)展已經(jīng)取得了巨大的成效。現(xiàn)在的一些一線城市北京、上海、廣州和二線城市沈陽(yáng)、武漢等城市的物業(yè)管理行業(yè)已經(jīng)開(kāi)始往規(guī);、專(zhuān)業(yè)化方向前進(jìn),由于物業(yè)管理行業(yè)的不斷發(fā)展壯大,現(xiàn)在它已經(jīng)成為推動(dòng)國(guó)民經(jīng)濟(jì)增長(zhǎng)的一個(gè)重要新興行業(yè)。本文是以福州市興銀物業(yè)公司激勵(lì)方案項(xiàng)目為研究對(duì)象,通過(guò)實(shí)際的考察和調(diào)查問(wèn)卷做了對(duì)比,首先對(duì)福州市興銀物業(yè)公司激勵(lì)方案項(xiàng)目現(xiàn)狀進(jìn)行了分析,然后指出長(zhǎng)福州市興銀物業(yè)公司激勵(lì)方案項(xiàng)目存在的主要問(wèn)題及原因,并在此基礎(chǔ)上構(gòu)建了福州市興銀物業(yè)公司激勵(lì)方案項(xiàng)目的基本框架,最后提出了重建保障措施。作者認(rèn)為福州市興銀物業(yè)管理公司激勵(lì)方案項(xiàng)目存在的主要問(wèn)題,總結(jié)起來(lái)是兩個(gè)方面:(1)福州市興銀物業(yè)管理公司方面的激勵(lì)制度不是很完善,針對(duì)所有人員的考核制度比較簡(jiǎn)單,缺少系統(tǒng)、科學(xué)的分析方法,其激勵(lì)制度的實(shí)施方面也存在很?chē)?yán)重的問(wèn)題。(2)員工方面主要就是思想意識(shí)不夠統(tǒng)一,服務(wù)意識(shí)不夠明顯,尤其對(duì)企業(yè)未來(lái)的發(fā)展及自我價(jià)值的體現(xiàn)都是十分模糊的。本文對(duì)福州市興銀物業(yè)管理公司激勵(lì)方案項(xiàng)目的基本內(nèi)容進(jìn)行系統(tǒng)化和科學(xué)化的分析,從合理的薪酬激勵(lì),情感化的精神激勵(lì)及保障制度的實(shí)施進(jìn)行總結(jié)和梳理。發(fā)現(xiàn)要想完善福州市興銀物業(yè)管理公司激勵(lì)方案項(xiàng)目,必須積極的進(jìn)行創(chuàng)新的改革,從根本上確立公平公正公開(kāi)的制度,不斷的優(yōu)化企業(yè)的人力資源管理,細(xì)化公司的人員考核制度,豐富多元化的企業(yè)文化,建立符合市場(chǎng)發(fā)展的應(yīng)用模式,同時(shí)還要適合公司長(zhǎng)遠(yuǎn)發(fā)展,能夠?yàn)槠髽I(yè)獲得最大的經(jīng)濟(jì)效益做鋪墊。
[Abstract]:Property management industry in China is still relatively late development, this industry is with the reform and opening up and other series of changes developed, the booming development of this industry means that the living standards of our people continue to improve. In 1981, China's first property management company began to take root in China, after more than 30 years of development has achieved great results. Now some first-tier cities Beijing, Shanghai. Guangzhou and second-tier cities, Shenyang, Wuhan and other cities of property management industry has begun to scale, professional direction forward, due to the continuous development of property management industry. Now it has become an important emerging industry to promote the growth of the national economy. This paper takes the incentive project of Fuzhou Xingyin property Company as the research object, through the actual investigation and questionnaire to do a comparison. First of all, the paper analyzes the current situation of the incentive scheme project of Fuzhou Xingyin property Company, and then points out the main problems and reasons of the incentive scheme project of Changzhou Xingyin property Company. On this basis, the paper constructs the basic framework of the incentive project of Fuzhou Xingyin property Company. At last, the author puts forward the measures of reconstruction. The author thinks that there are some problems in the incentive project of Fuzhou Xingyin property Management Company. Summed up is two aspects: 1) Fuzhou Xingyin real estate management company incentive system is not very perfect, for all personnel assessment system is relatively simple, lack of systematic, scientific analysis methods. The implementation of the incentive system also has a very serious problem. Especially for the future development of enterprises and the embodiment of self-value are very fuzzy. This paper systematically and scientifically analyzes the basic contents of the incentive project of Fuzhou Xingyin property Management Company. From the reasonable salary incentive emotional spiritual incentive and the implementation of the security system summarized and combed. Found that in order to improve the Fuzhou Xingyin property Management Company incentive project we must actively carry out innovative reform. Fundamentally establish a fair, fair and open system, constantly optimize the human resources management, refine the personnel assessment system, enrich the diversity of corporate culture, and establish a market development in line with the application model. At the same time also suitable for the long-term development of the company, can get the greatest economic benefits for enterprises to pave the way.
