基于績(jī)效棱柱法的A房地產(chǎn)公司績(jī)效評(píng)價(jià)研究

【摘要】:隨著全球經(jīng)濟(jì)的快速發(fā)展和中國(guó)對(duì)外的逐步開(kāi)放,我國(guó)企業(yè)所面對(duì)的宏觀(guān)經(jīng)濟(jì)環(huán)境越來(lái)越復(fù)雜,企業(yè)之間的競(jìng)爭(zhēng)也越來(lái)越激烈。經(jīng)濟(jì)全球化可謂給我國(guó)企業(yè)既帶來(lái)了機(jī)遇又帶來(lái)了挑戰(zhàn)。這就要求我國(guó)的企業(yè)必須加強(qiáng)其自身管理水平,而績(jī)效評(píng)價(jià)作為企業(yè)管理的重要部分也應(yīng)給予足夠的重視。建立基于績(jī)效棱柱法的績(jī)效評(píng)價(jià)指標(biāo)體系,為我國(guó)企業(yè)迎接挑戰(zhàn)提供了一套可行性方案?(jī)效棱柱法考慮了企業(yè)的長(zhǎng)遠(yuǎn)利益,以利益相關(guān)者作為重點(diǎn)出發(fā)來(lái)評(píng)價(jià)公司業(yè)績(jī),是一種更趨向于理性的績(jī)效評(píng)價(jià)方式。本文利用績(jī)效棱柱法,選取案例企業(yè)A房地產(chǎn)公司,結(jié)合A房地產(chǎn)公司的具體情況,為其設(shè)計(jì)一套基于此方法的績(jī)效評(píng)價(jià)體系。本文參考了國(guó)內(nèi)外有關(guān)學(xué)者對(duì)績(jī)效棱柱法的研究,選取了案例企業(yè)A房地產(chǎn)公司,對(duì)A房地產(chǎn)公司原有績(jī)效評(píng)價(jià)進(jìn)行分析,找出存在問(wèn)題,分析形成問(wèn)題的原因,從而證明建立基于績(jī)效棱柱法的績(jī)效評(píng)價(jià)指標(biāo)體系的必要性和可行性。之后研究A房地產(chǎn)公司的主要利益相關(guān)者,根據(jù)績(jī)效棱柱法的原理,從每個(gè)利益相關(guān)者層面出發(fā),分別從績(jī)效棱柱的五個(gè)維度設(shè)計(jì)適用于A房地產(chǎn)公司的績(jī)效評(píng)價(jià)指標(biāo),再應(yīng)用層次分析法為各項(xiàng)指標(biāo)賦予權(quán)重,為A房地產(chǎn)公司構(gòu)建一個(gè)新型的績(jī)效評(píng)價(jià)指標(biāo)體系。本文應(yīng)用功效系數(shù)法和專(zhuān)家評(píng)分法對(duì)各項(xiàng)指標(biāo)進(jìn)行評(píng)價(jià)打分,將建立的新評(píng)價(jià)體系運(yùn)用在A房地產(chǎn)公司中,并提出實(shí)施的保障措施,以便該新體系在A公司內(nèi)部全面推行,達(dá)到提升績(jī)效評(píng)價(jià)水平進(jìn)而提高企業(yè)競(jìng)爭(zhēng)力的目的。論文為A房地產(chǎn)公司建立一套基于績(jī)效棱柱法的全新的績(jī)效評(píng)價(jià)體系,并為其提供實(shí)施的保障措施。挑選的案例公司為具有代表性的中小型房地產(chǎn)企業(yè),既有自己的鮮明的特點(diǎn),同時(shí)也具有行業(yè)內(nèi)一般特征。因此本文的研究對(duì)行業(yè)內(nèi)其他公司也具有很大的參考價(jià)值,這也是本文研究的實(shí)際意義所在。
[Abstract]:With the rapid development of the global economy and the gradual opening of China to the outside world, the macroeconomic environment faced by Chinese enterprises is becoming more and more complex. The competition among enterprises is becoming more and more fierce. Economic globalization can bring both opportunities and challenges to Chinese enterprises, which requires enterprises in our country to strengthen their own management level. As an important part of enterprise management, performance evaluation should be paid enough attention. The performance evaluation index system based on performance prism method should be established. It provides a set of feasible scheme for Chinese enterprises to meet the challenge. The performance prism considers the long-term interests of the enterprise and evaluates the performance of the company by focusing on the stakeholders. This article uses the performance prism method, selects the case A real estate company, unifies the A real estate company's specific situation. A performance evaluation system based on this method is designed for it. Referring to the domestic and foreign scholars' research on the performance prism, the case of A real estate company is selected. To A real estate company original performance appraisal carries on the analysis, finds out the existence question, analyzes the reason which forms the question. It proves the necessity and feasibility of establishing the performance evaluation index system based on the performance prism method. Then it studies the main stakeholders of A real estate company according to the principle of the performance prism method. From each stakeholder level, from the five dimensions of the performance prism design suitable for A real estate company performance evaluation indicators, and then use the Analytic hierarchy process to give weight to each index. For A real estate company to build a new performance evaluation index system. This paper applies the efficiency coefficient method and expert scoring method to evaluate the indicators, the new evaluation system will be used in A real estate company. And put forward the implementation of the safeguard measures so that the new system in A company in an all-round way. In order to improve the performance evaluation level and improve the competitiveness of enterprises, this paper establishes a new performance evaluation system based on performance prism for A real estate company. The selected case companies are representative small and medium-sized real estate enterprises, which have their own distinctive characteristics. Therefore, the research of this paper has great reference value to other companies in the industry, which is also the practical significance of this study.
