建筑工程項(xiàng)目全壽命周期工程造價(jià)的分析與研究

【摘要】:隨著我國(guó)加入世界貿(mào)易組織并逐步建立社會(huì)主義市場(chǎng)經(jīng)濟(jì)體制后,全過程工程造價(jià)管理模式已經(jīng)不能適應(yīng)現(xiàn)階段工程造價(jià)控制的需要,通過對(duì)各階段的工程造價(jià)控制的現(xiàn)存問題與影響因素進(jìn)行詳細(xì)分析,提出相應(yīng)的解決方案和措施,為建設(shè)項(xiàng)目在全壽命周期內(nèi)總造價(jià)最低提供依據(jù)和解決措施。本文對(duì)全壽命周期內(nèi)各階段所存在的問題及影響因素提出相應(yīng)的解決措施,以此來解決我國(guó)在建筑工程造價(jià)控制的過程中出現(xiàn)的各種弊端,主要做了以下內(nèi)容:(1)分析研究國(guó)內(nèi)外工程造價(jià)控制的現(xiàn)狀;(2)研究項(xiàng)目決策階段工程造價(jià)重要性以及在全壽命周期內(nèi)的重要地位;(3)研究建筑工程項(xiàng)目設(shè)計(jì)階段工程造價(jià)重要性及其意義,在保障工程項(xiàng)目質(zhì)量的前提下,利用價(jià)值工程為降低建設(shè)項(xiàng)目的工程造價(jià)提供解決方案;(4)分析建筑工程項(xiàng)目招投標(biāo)階段的特點(diǎn)及其重要性,并結(jié)合當(dāng)下實(shí)際工程中所存在的實(shí)際問題,提出建筑工程項(xiàng)目招投標(biāo)階段造價(jià)控制的具體措施;(5)分析在建筑工程項(xiàng)目施工及竣工驗(yàn)收結(jié)算階段工程造價(jià)控制的現(xiàn)存問題,提出相應(yīng)的解決措施,為施工及竣工驗(yàn)收結(jié)算階段降低建筑工程項(xiàng)目總造價(jià)提供參考和依據(jù);(6)分析在建筑工程項(xiàng)目運(yùn)營(yíng)維護(hù)及拆除階段工程造價(jià)控制的現(xiàn)存問題,提出有針對(duì)性的解決措施,研究在建筑工程項(xiàng)目合理確定工程質(zhì)量的方法以及建筑項(xiàng)目在該階段0T點(diǎn)科學(xué)合理的確定方法。本文結(jié)合鄭州市瑞達(dá)路與科學(xué)大道交叉路口的商用辦公樓實(shí)際工程案例,對(duì)該工程由項(xiàng)目前期階段、實(shí)施階段、運(yùn)營(yíng)維護(hù)階段等的工程造價(jià)管理的分析,分析了建筑項(xiàng)目的工程造價(jià)控制在全壽命周期各個(gè)階段的現(xiàn)存問題以及有關(guān)影響因素,然后根據(jù)各階段的特點(diǎn)及問題提出相應(yīng)的解決措施?傊,在全壽命周期內(nèi)的各個(gè)階段,應(yīng)以全壽命周期的成本管理進(jìn)行工程造價(jià)的管理工作,為建筑項(xiàng)目的增值提供保障。
[Abstract]:With China's accession to the World Trade Organization and the gradual establishment of a socialist market economic system, the mode of project cost management in the whole process can no longer meet the needs of engineering cost control at the present stage. Through the detailed analysis of the existing problems and influencing factors of the construction cost control in each stage, the corresponding solutions and measures are put forward, which provide the basis and solution for the lowest total cost of the construction project in the whole life cycle. In this paper, the problems existing in each stage of the whole life cycle and the influencing factors are put forward to solve the problems in the process of construction cost control in our country. The main contents are as follows: (1) analyzing and studying the current situation of project cost control at home and abroad; (2) studying the importance of project cost and its importance in the whole life cycle; (3) studying the design stage of construction project. The importance and significance of cost, Under the premise of ensuring the quality of the project, the value engineering is used to provide a solution for reducing the construction cost of the construction project. (4) the characteristics and importance of the bidding stage of the construction project are analyzed. Combined with the practical problems existing in the current actual project, the paper puts forward the concrete measures of cost control in the bidding stage of the construction project; (5) analyzes the existing problems of the engineering cost control in the stage of construction and acceptance settlement of the construction project, The corresponding solving measures are put forward to provide reference and basis for reducing the total cost of construction project in the stage of construction and completion acceptance and settlement. (6) to analyze the existing problems of engineering cost control in the stage of operation and maintenance and demolition of construction project. This paper puts forward some pertinent measures to solve the problem, and studies the methods of determining the engineering quality reasonably in the construction project and the scientific and reasonable determination method of the construction project at 0T point in this stage. Combined with the actual project case of commercial office building at the intersection of Ruida Road and Science Avenue in Zhengzhou City, this paper analyzes the project cost management in the early stage of the project, the stage of implementation, the stage of operation and maintenance, etc. This paper analyzes the existing problems and relevant influencing factors of construction cost control in every stage of the whole life cycle, and then puts forward corresponding solutions according to the characteristics and problems of each stage. In a word, in every stage of the whole life cycle, the cost management of the whole life cycle should be used to manage the project cost so as to provide the guarantee for the increment of the construction project.
