【摘要】：近年來,房地產(chǎn)價格持續(xù)快速上漲,居民住房問題日益突出,為了緩解中低收入居民住房問題,政府興建了大批保障性社區(qū).而當前保障性社區(qū)公共服務設施普遍存在配置不完善,供給滯后,低效與供給過剩同時存在的問題,導致人口入住過程緩慢,入住率低.這不僅影響到居民的生活質(zhì)量,同時也影響到保障效果的實現(xiàn)及和諧社會的構(gòu)建.文章以上海市保障性社區(qū)為研究對象,在多目標約束條件下,構(gòu)建了可以清晰表達保障性社區(qū)公共服務設施配置空間的多目標微粒群算法(particle swarm optimization,PSO)優(yōu)化模型,并基于所構(gòu)建模型,實證分析保障性社區(qū)公共服務設施配置優(yōu)化模擬,在此基礎上求出了公共服務設施最優(yōu)配置方案,這對于提高保障性社區(qū)公共服務設施配置的科學性和合理性,完善社區(qū)公共服務設施的配置理論,具有較大的理論意義和實踐意義.
[Abstract]:In recent years, real estate prices continue to rise rapidly, the housing problem of residents is increasingly prominent, in order to alleviate the housing problem of low- and middle-income residents, the government has built a large number of affordable communities. At present, there are some problems in the public service facilities of the indemnificatory community, such as imperfect configuration, lagged supply, low efficiency and excess supply, which lead to the slow process of population occupancy and low occupancy rate. This not only affects the quality of life of the residents, but also affects the realization of the security effect and the construction of a harmonious society. In this paper, a multi-objective particle swarm optimization algorithm (particle swarm optimization PSO) optimization model, which can clearly express the allocation space of public service facilities in affordable community, is constructed under the condition of multi-objective constraints, and based on the above model, a multi-objective particle swarm optimization algorithm (PSO) is proposed. On the basis of analyzing the optimization simulation of the public service facilities allocation in the indemnificatory community, the optimal allocation scheme of the public service facilities is obtained, which can improve the scientific and reasonable allocation of the public service facilities in the indemnificatory community. It is of great theoretical and practical significance to perfect the allocation theory of community public service facilities.
