【摘要】：蘇州是一座歷史悠久的歷史文化名城,擁有大批的歷史建筑,隨著人們對傳統(tǒng)文化的日益重視,許多歷史建筑像散落在古城中的珍珠,被重新拾起,重金豪鑲,而另一些具有一定歷史、文化與藝術(shù)價值但不能被劃入文物的歷史建筑卻無人問津,保存與使用狀況堪憂,控保建筑屬于一種準(zhǔn)文物建筑,相比文物保護(hù)單位命運則較為坎坷。本文從產(chǎn)權(quán)視角出發(fā),在總結(jié)蘇州古城內(nèi)控保建筑的保存與使用現(xiàn)狀的基礎(chǔ)上對其保護(hù)與利用的困境進(jìn)行剖析,提出通過明晰產(chǎn)權(quán)、多元產(chǎn)權(quán)、整合產(chǎn)權(quán)和完善產(chǎn)權(quán)來解決蘇州古城控保建筑再利用的產(chǎn)權(quán)羈絆的策略。根據(jù)區(qū)位和現(xiàn)狀使用情況本文將蘇州古城控保建筑分為點、線、面三種不同類型,將其產(chǎn)權(quán)權(quán)屬進(jìn)行分割后因地制宜對該三大類型提出相應(yīng)的利用途徑,使得控保建筑在“活用”中獲得“新生”。最后,通過三方主導(dǎo)力量下的控保建筑保護(hù)與利用的案例分析,將產(chǎn)權(quán)視角下的保護(hù)策略與利用途徑在實踐進(jìn)行論證,使控保建筑在延續(xù)原有歷史、文化、藝術(shù)的基礎(chǔ)上能更好地為人們所利用。
[Abstract]:Suzhou is a historical and cultural city with a long history. It has a large number of historical buildings. With people's increasing attention to traditional culture, many historical buildings are like the pearls scattered in the ancient city. They are picked up again, and the heavy gold is inlaid, while other historical buildings with certain historical, cultural and artistic values but cannot be delimited into cultural relics are no one. The situation of preservation and use is worried. The control and insurance architecture belongs to a kind of quasi cultural relics building, and the fate of the protection units of cultural relics is relatively rough. From the perspective of property rights, this paper analyzes the dilemma of protection and utilization on the basis of the status quo of the preservation and use of internal control and Protection Buildings in the ancient city of Suzhou, and puts forward a clear property right and multiple production. The right, the integration of property rights and the improvement of property rights to solve the strategy of the reutilization of property control in the ancient city of Suzhou. According to the location and current situation, this paper divides the old city control and insurance buildings in Suzhou into points, lines and surfaces in three different types, and then puts forward the corresponding utilization ways for the three types after the property right ownership is divided. In the end, through the case analysis of the protection and utilization of the control and protection building under the three party leading forces, the protection strategy and the utilization way under the perspective of property right are demonstrated in practice, so that the control and protection architecture can be better used for people on the basis of the continuation of the original history, culture and art.
