【摘要】：自從住宅標(biāo)準(zhǔn)化的目標(biāo)提出以來,我國的居住建筑標(biāo)準(zhǔn)化發(fā)展道路異常艱難,目前北京、上海、重慶等地均已開展了住宅標(biāo)準(zhǔn)化體系的研究,遠(yuǎn)大、萬科、中天等國內(nèi)有實(shí)力的企業(yè)也開始自己的標(biāo)準(zhǔn)化體系研究,而陜西地區(qū)在居住建筑標(biāo)準(zhǔn)化體系上的研究相對(duì)落后,基于陜西地區(qū)的標(biāo)準(zhǔn)化體系的研究迫在眉睫。廉租住房是一種為了解決低收入家庭居住需求的具有保障性質(zhì)的住房,而建筑標(biāo)準(zhǔn)化代表的是一種全新的建筑施工體系,原本二者并不存在交集,但是在新的形勢(shì)下,二者卻有了高度的切合性和互補(bǔ)性。主要體現(xiàn)在兩方面:第一,標(biāo)準(zhǔn)化的施工體系具有工程造價(jià)低、工程質(zhì)量優(yōu)、工程工期短等優(yōu)點(diǎn),其解決了目前廉租住房大量短缺的問題;第二,廉租住房由政府出資建設(shè),具有天然的政策優(yōu)勢(shì)和成本優(yōu)勢(shì),其解決了標(biāo)準(zhǔn)化前期研發(fā)推廣階段的難題。因此,二者的結(jié)合為其共同發(fā)展提供了可能,規(guī)避了商品房標(biāo)準(zhǔn)化過程中推廣的難題,發(fā)展前景廣闊。本文從住宅標(biāo)準(zhǔn)化角度出發(fā),以保障性住房中廉租房為切入點(diǎn),以“裝配式住宅設(shè)計(jì)標(biāo)準(zhǔn)化體系研究”為項(xiàng)目依托,通過對(duì)廉租住房標(biāo)準(zhǔn)化發(fā)展歷程研究、廉租住房標(biāo)準(zhǔn)化體系研究、陜西地區(qū)廉租住房標(biāo)準(zhǔn)化設(shè)計(jì)策略研究以及標(biāo)準(zhǔn)化居住建筑實(shí)例的研究,多角度立體式逐級(jí)切入,力圖填充陜西地區(qū)標(biāo)準(zhǔn)化研究的空白,通過廉租住房的標(biāo)準(zhǔn)化再反向帶動(dòng)保障性住房和商品房的標(biāo)準(zhǔn)化發(fā)展。文章通過對(duì)國內(nèi)外標(biāo)準(zhǔn)化以及廉租住房的發(fā)展歷程的梳理研究,結(jié)合陜西省現(xiàn)狀,從理論基礎(chǔ)、技術(shù)支撐、實(shí)施體系等幾方面對(duì)廉租住房標(biāo)準(zhǔn)化體系研究,總結(jié)歸納出廉租房標(biāo)準(zhǔn)化體系的整體框架。最后著眼建筑專業(yè),從廉租住房建筑的選址布局、結(jié)構(gòu)選型、套型設(shè)計(jì)、部品設(shè)計(jì)以及立面設(shè)計(jì)這幾個(gè)方面進(jìn)行研究,探索基于住宅標(biāo)準(zhǔn)化的陜西地區(qū)廉租住房建筑設(shè)計(jì)策略。通過對(duì)陜西地區(qū)以及國內(nèi)標(biāo)準(zhǔn)化建筑實(shí)例的研究,即是對(duì)前面標(biāo)準(zhǔn)化體系和廉租住房標(biāo)準(zhǔn)化設(shè)計(jì)策略的支撐,同時(shí)通過實(shí)際項(xiàng)目中的經(jīng)驗(yàn)和暴露出的問題對(duì)二者進(jìn)行檢驗(yàn)。
[Abstract]:Since the goal of housing standardization was put forward, the development of residential building standardization in China has been extremely difficult. At present, Beijing, Shanghai, Chongqing and other places have carried out research on housing standardization system. Zhongtian and other domestic powerful enterprises have also started to study their own standardization system. However, the research on the standardization system of residential buildings in Shaanxi is relatively backward. The research of standardization system based on Shaanxi area is urgent. Low-rent housing is a kind of secure housing to meet the housing needs of low-income families, and building standardization represents a new construction system. Originally there was no intersection between the two, but in the new situation, the two have a high degree of relevance and complementarity, mainly reflected in two aspects: first, the standardized construction system has a low project cost, good engineering quality, The short construction period of the project has solved the problem of a large number of low-rent housing shortage at present. Second, the low-rent housing is built by the government, which has natural policy advantages and cost advantages. Therefore, the combination of the two provides the possibility for their common development, avoids the difficult problem in the process of commercial housing standardization, and has a broad development prospect. Based on the project of "study on the Standardization system of prefabricated Housing Design", through the research on the development course of the standardization of low-rent housing, and the study on the standardization system of low-rent housing, In order to fill the blank of standardization research in Shaanxi area, the research on standardization design strategy of low-rent housing and the case study of standardized residential buildings in Shaanxi Province are carried out step by step in a multi-angle and three-dimensional manner. Through the standardization of low-cost housing and reverse drive the standardization of affordable housing and commercial housing. Through the standardization at home and abroad and the development of low-rent housing research, combined with the current situation of Shaanxi Province, from the theoretical basis, Technical support, implementation system and other aspects of low-rent housing standardization system research, summed up the overall framework of low-rent housing standardization system. Finally, focusing on the construction of professional, from the low-rent housing building location layout, structural selection, suite design, Part design and facade design are studied to explore the low-cost housing design strategy based on residential standardization in Shaanxi. Through the study of Shaanxi and domestic standardized building examples, It is the support of the former standardization system and the standardization design strategy of low-rent housing, at the same time, through the actual project experience and exposed problems to test the two.
