【摘要】：隨著政府土地資源的稀缺,土地成本的上升,無形中給房地產(chǎn)開發(fā)企業(yè)提出更高的要求,對于房地產(chǎn)開發(fā)企業(yè)來說提高產(chǎn)品的品質(zhì),加快開發(fā)進(jìn)程,控制開發(fā)成本,增加附加值是房地產(chǎn)開發(fā)的首要任務(wù),抓好設(shè)計管理,對提升產(chǎn)品競爭力、控制開發(fā)成本、增加企業(yè)品牌影響力的有很重要意義。京西商務(wù)中心項目是"全國首個最大綠建三星商業(yè)綜合體"項目,運(yùn)用設(shè)計精細(xì)化管理在工期、質(zhì)量、成本三個方面均取得了明顯的效果,既要滿足設(shè)計質(zhì)量的要求又要保證設(shè)計周期和保證項目投資,對于設(shè)計管理要求提出了更高的要求,因此對于本項目精細(xì)化設(shè)計管理的研究具有重要意義,但是仍存在不少設(shè)計管理問題需要解決。本文通過查閱國內(nèi)外精細(xì)化管理研究成果文獻(xiàn),分析精細(xì)化管理在房地產(chǎn)設(shè)計管理中的重要性,將精細(xì)化的思想運(yùn)用的房地產(chǎn)設(shè)計管理中來,對京西商務(wù)中心設(shè)計管理存在的問題逐一進(jìn)行剖析,并通過研究形成解決方案措施,完善了京西商務(wù)中心精細(xì)化設(shè)計管理的成果,為后續(xù)商業(yè)綜合體的精細(xì)化設(shè)計管理工作提供參考和借鑒。
[Abstract]:With the scarcity of government land resources and the rise of land cost, the real estate development enterprises are invisibly required to improve the quality of their products, speed up the development process, and control the development costs, for the real estate development enterprises to improve the quality of their products, to speed up the development process, and to control the development costs. Increasing the added value is the primary task of real estate development. To improve the competitiveness of products and control the cost of development, we should do a good job of design management. It is of great significance to increase the brand influence of enterprises. The Jingxi Business Center Project is the "largest green Samsung commercial complex in the country", which uses design refinement to manage the duration and quality of the project. Three aspects of cost have achieved obvious results, both to meet the requirements of design quality, to ensure the design cycle and project investment, design management requirements put forward higher requirements, Therefore, it is of great significance to study the fine design management of this project, but there are still many design management problems to be solved. The importance of fine management in real estate design management is analyzed, and the problems existing in the design management of Jingxi Business Center are analyzed one by one. And through the research to form the solution measure, has consummated the Jingxi business center fine design management achievement, has provided the reference and the reference for the follow-up commercial complex fine design management work.
