【摘要】：2011年4月,溫家寶總理在國務院常務會議中發(fā)表了“青年‘夾心層’群體的房屋租住問題是影響社會穩(wěn)定以及國家發(fā)展的大事,社會各階層應給予重點關(guān)注”的重要講話。2015年11月,國務院發(fā)布的《關(guān)于加快發(fā)展與完善住房租賃市場的相關(guān)意見》中明確提出“鼓勵新建租賃住房”的政策來改善并優(yōu)化當下青年群體的房屋租住問題;2016年12月,習近平總書記在中央經(jīng)濟工作會議上發(fā)表了“房子是用來住的,而不是用來炒的”的言論,再次對以青年“夾心層”為主的租賃市場提出了“規(guī)范化、合理化”的相關(guān)要求。2016年11月初,濟南市擬發(fā)布的《濟南市棚戶區(qū)改造規(guī)劃(2016-2020)》通過了多位專家的論證與評審,成為山東省內(nèi)首個出臺棚改五年規(guī)劃的城市。作為青年群體大量聚集的地區(qū)之一,棚戶區(qū)內(nèi)房屋的大量拆遷使得原本租住其中的青年群體不得不面臨再次租房的問題。伴隨著國家大量的相關(guān)政策對青年群體居住問題的密切關(guān)注,伴隨著城市的快速發(fā)展、“互聯(lián)網(wǎng)+”時代的來臨,伴隨著獨生子女的成長教育等多方面的影響,當代青年群體(以80、90后甚至95后為主)的生活起居以及工作方式已經(jīng)發(fā)生了很大的變化,進一步探究如何更好地適應該部分群體需求的青年公寓空間設計研究已成為亟待解決的重要課題�；诖�,將反映青年群體需求特征的青年公寓確定為本文的研究對象。首先,對研究背景、相關(guān)概念界定、國內(nèi)外相關(guān)理論與典型案例、研究目的、方法及意義做進行了系統(tǒng)性梳理;其次,通過走訪詢問、問卷發(fā)放的方式,對濟南市高新區(qū)及周邊青年群體的租住空間現(xiàn)狀及居住需求進行調(diào)研:租住現(xiàn)狀方面,從青年群體聚集地(棚戶區(qū)、小區(qū)單元房、公寓酒店)中的空間現(xiàn)狀、存在問題及、典型青年人群等方面進行分析;居住需求方面,從青年群體的居住意向、居住模式及居住需求等方面進行分析,并嘗試總結(jié)出青年群體的居住需求特點,為后文青年公寓的功能空間及單體方案的設計研究提供一定理論基礎與實踐依據(jù);再次,筆者對青年公寓的空間配置方式從基本功能空間(起居、臥室、廚房、衛(wèi)生間)、功能空間的集約設計方式(二維向三維轉(zhuǎn)變、復合性設計)、居住空間的基本模式(“封閉式廚房+獨衛(wèi)”型、“開放式廚房+獨衛(wèi)”型、“獨衛(wèi)”型、復式型)、居住空間的組合與衍變(并置、連通、折轉(zhuǎn)、共用、合并)以及公共空間與標準層類型選擇等多方面進行了深入系統(tǒng)性分析。每一部分的內(nèi)容闡述均圍繞青年群體需求特征進行展開,并繪制了大量反映青年群體不同居住需求與公共需求的空間示意圖;最后,筆者擬選取了濟南市高新區(qū)的一塊居住用地,將反映青年群體需求特點的居住空間和公共空間配置模式運用到青年公寓單體方案的研究性設計中。通過一個具體設計案例的應用,系統(tǒng)性的展示青年公寓從群體需求出發(fā)的設計過程,以便更好地指導并促進青年公寓的下一步發(fā)展。
