【摘要】：我國的房地產(chǎn)成為了我國的支柱產(chǎn)業(yè),房地產(chǎn)的質(zhì)量問題已經(jīng)上升到了民生問題,質(zhì)量管理是建筑項目施工管理的核心和關(guān)鍵。因此,本文以住宅建設(shè)過程中的質(zhì)量管理為研究對象,在分析了目前項目建設(shè)過程中的質(zhì)量管理的現(xiàn)狀后,運用精細化管理的方法,總結(jié)出適合我國的質(zhì)量管理模式及方法,為今后住宅建設(shè)中的質(zhì)量管理提供參考。本文首先介紹工程項目質(zhì)量的定義以及影響項目質(zhì)量的五大因素,介紹了目前國內(nèi)外質(zhì)量管理的現(xiàn)狀,并根據(jù)S住宅在建過程的實際情況,總結(jié)出了項目質(zhì)量管理的三大難點:“項目整體工序多”、“影響質(zhì)量因素多”、“現(xiàn)場管理困難多”,隨后通過AHP層次分析法以及問卷調(diào)查法對影響項目質(zhì)量管理的因素進行分析及驗證,總結(jié)出影響項目質(zhì)量管理的幾項重要因素,有針對性的結(jié)合精細化管理的方法,制定合理的項目管理模式,對分項工作進行分解,并在項目實施過程中加強對施工過程中的人員、材料、施工工藝進行精細化管理。通過本文的分析研究,并在S住宅的項目管理中有針對性的將精細化管理加以應(yīng)用,S住宅的質(zhì)量管理取得了一定的效果。但是項目建造過程中,質(zhì)量管理會遇到各種各樣的問題,如何運用國內(nèi)外優(yōu)秀的管理方法,結(jié)合項目質(zhì)量管理的實際操作,取得更好的質(zhì)量管理效果,還需要在今后的施工過程中繼續(xù)努力不斷研究探索。
[Abstract]:The real estate of our country has become the pillar industry of our country, the quality problem of the real estate has risen to the people's livelihood problem, the quality management is the core and the key of the construction management of the construction project. This paper takes the quality management in the process of housing construction as the research object, after analyzing the current situation of the quality management in the process of the project construction, the method of fine management is used. This paper summarizes the mode and method of quality management suitable for our country, and provides a reference for the quality management of housing construction in the future. Firstly, this paper introduces the definition of project quality and the five factors that affect the quality of the project. This paper introduces the present situation of quality management at home and abroad, and according to the actual situation of the construction process of S residence, summarizes three difficulties of project quality management: "the whole process of the project is more", "the influence quality factor is many". "there are many difficulties in the field management", then through the AHP Analytic hierarchy process and questionnaire survey method to analyze and verify the factors affecting the project quality management, summed up the impact of several important factors of project quality management. In combination with the method of meticulous management, a reasonable project management model should be formulated, the item work will be decomposed, and the personnel and materials in the construction process should be strengthened during the implementation of the project. Construction process for fine management. Through the analysis of this paper, and in S residential project management will be targeted to fine management to be applied. S residence quality management has achieved certain results, but in the process of project construction, quality management will meet a variety of problems, how to use the excellent management methods at home and abroad. Combined with the actual operation of project quality management, better quality management results are obtained. It is also necessary to continue to study and explore in the construction process in the future.
