【摘要】：舊工業(yè)建筑(群)具有較高的經(jīng)濟(jì)和社會文化效益,現(xiàn)階段在我國對其進(jìn)行再生利用正在成為趨勢。在項(xiàng)目開展前期,參與方利益沖突明顯,導(dǎo)致項(xiàng)目擱淺或是在建項(xiàng)目無法順利進(jìn)行,或是已完項(xiàng)目無法正常運(yùn)營,最終未能實(shí)現(xiàn)參與方利益共贏。本文在理論學(xué)習(xí)與調(diào)研實(shí)踐的基礎(chǔ)上得出,舊工業(yè)建筑(群)再生利用項(xiàng)目前期投資決策階段開發(fā)模式的選擇將影響參與方的利益所得,并決定其后期設(shè)計(jì)、建設(shè)及運(yùn)營階段的成敗。本文對投資決策階段的利益分配進(jìn)行研究,主要研究工作如下:(1)分析舊工業(yè)建筑(群)再生利用項(xiàng)目的特點(diǎn)。對全國12個城市舊工業(yè)建筑(群)再生利用項(xiàng)目展開調(diào)研,選取具有代表性的項(xiàng)目進(jìn)行研究,分析出再生利用項(xiàng)目開發(fā)模式的特點(diǎn)。(2)識別投資決策階段的核心利益相關(guān)者,量化利益訴求。利用SNA法并結(jié)合UCINET6.0軟件篩選出投資決策階段的核心利益相關(guān)者,分別量化其利益訴求。(3)構(gòu)建動態(tài)博弈模型,確定再生利用的開發(fā)模式。構(gòu)建動態(tài)博弈的擴(kuò)展型,分析各局中人的收益函數(shù),確定了國內(nèi)現(xiàn)存的三種再生利用開發(fā)模式。(4)建立利益分配策略模型,計(jì)算利益分配值。采用Shapley值法計(jì)算合作聯(lián)盟中各局中人的利益分配值。三者合作模式下各方利益達(dá)到最大化,在開發(fā)模式的選擇中應(yīng)優(yōu)先考慮。最后以陜西老鋼廠設(shè)計(jì)創(chuàng)意產(chǎn)業(yè)園項(xiàng)目為例進(jìn)行應(yīng)用研究,驗(yàn)證了模型的合理性和可操作性。本文從利益分配的角度,對舊工業(yè)建筑(群)再生利用項(xiàng)目投資決策階段開發(fā)模式的選擇進(jìn)行了研究,揭示并驗(yàn)證了三者合作的開發(fā)模式下,能夠?qū)崿F(xiàn)參與方利益最大化,為舊工業(yè)建筑(群)再生利用項(xiàng)目開發(fā)模式的選擇提供了理論和實(shí)踐依據(jù)。
[Abstract]:The old industrial buildings (groups) have higher economic and social and cultural benefits. At present, it is becoming a trend to reuse the old industrial buildings in our country. In the early stage of the project, the conflicts of interests of the participants are obvious. Cause the project stranded or the project under construction can not proceed smoothly, or have completed the project can not normal operation, and ultimately failed to achieve the interests of the participants. This paper based on theoretical learning and research and practice. The choice of the development mode in the pre-investment decision stage of the old industrial building (group) recycling project will affect the benefit of the participants and determine its later design. The success or failure of the construction and operation phase. This paper studies the distribution of benefits in the investment decision-making stage. The main research work is as follows: (1) analyzing the characteristics of the old industrial buildings (cluster) recycling projects. Select the representative project to study, analyze the characteristics of the renewable utilization project development model. 2) identify the core stakeholders in the investment decision-making stage. Using SNA method and UCINET6.0 software to screen out the key stakeholders in the investment decision-making stage, and quantifying their interest demands respectively) to build a dynamic game model. To determine the development model of regenerative utilization, to construct the extended model of dynamic game, to analyze the income function of the people in each bureau, and to determine the three existing models of renewable utilization development in China. (4) to establish the profit distribution strategy model. The Shapley value method is used to calculate the benefit distribution value of each bureau in the cooperative alliance. The benefit of all parties is maximized under the three cooperation modes. In the choice of development model should be given priority. Finally, the design of creative industry park project of Shaanxi old steel plant as an example for application research, verify the rationality and maneuverability of the model. This paper from the perspective of benefit distribution. This paper studies the choice of the development mode in the investment decision stage of the old industrial building (group) recycling project. It reveals and verifies that the three cooperative development models can maximize the benefit of the participants. It provides a theoretical and practical basis for the selection of the development mode of the old industrial building (group) recycling project.
