【摘要】：房地產(chǎn)項目的風(fēng)險管理和控制是有效提高房地產(chǎn)業(yè)安全度的重要內(nèi)容,而利用項目動力學(xué)的研究方法對房地產(chǎn)業(yè)安全進行研究,不僅在理論上對房地產(chǎn)產(chǎn)業(yè)安全進行了創(chuàng)新,而且也有助于房地產(chǎn)業(yè)風(fēng)險控制和產(chǎn)業(yè)安全度的提升。項目動力學(xué)是系統(tǒng)動力學(xué)在項目管理領(lǐng)域的具體應(yīng)用。與傳統(tǒng)的項目管理方法相比,它更側(cè)重于對難于準確量化的復(fù)雜因素的分析,從而解決了僅靠傳統(tǒng)的網(wǎng)絡(luò)計劃技術(shù)不能全面反映和控制所有變量的問題。以青島某房地產(chǎn)項目實施階段的風(fēng)險管理為例,說明了項目動力學(xué)與傳統(tǒng)項目管理方法相結(jié)合,將大大增強對項目的分析能力和控制能力。
[Abstract]:The risk management and control of the real estate project is an important content to improve the safety of the real estate industry effectively. Using the research method of the project dynamics to carry on the research of the real estate industry safety, not only has carried on the innovation to the real estate industry safety in theory, And also helps the real estate industry risk control and the industry safety degree enhancement. Project dynamics is the specific application of system dynamics in the field of project management. Compared with the traditional project management method, it focuses more on the analysis of complex factors which are difficult to quantify accurately, thus solving the problem that the traditional network planning technology can not fully reflect and control all the variables. Taking the risk management of a real estate project in Qingdao as an example, it is shown that the combination of project dynamics and traditional project management method will greatly enhance the ability of analysis and control of the project.
