【摘要】：Y公司是山東家居零售行業(yè)的龍頭企業(yè),在山東地區(qū)下屬專業(yè)家居商場10余家。為提高行業(yè)競爭力,Y公司在2010年建設(shè)了當(dāng)?shù)匾?guī)模最大的家居品購物中心即Z項(xiàng)目。Z項(xiàng)目憑借優(yōu)質(zhì)的物業(yè)條件、高端的品牌檔次,在山東零售商場中占據(jù)一定優(yōu)勢(shì)。然而近年來,全國范圍內(nèi)專業(yè)家居商場增加較快,行業(yè)競爭激烈,突發(fā)性閉店事件時(shí)有發(fā)生。為避免盲目擴(kuò)建,確保資本投入效率,提高風(fēng)險(xiǎn)防控能力,進(jìn)行家居商場項(xiàng)目運(yùn)營后的經(jīng)濟(jì)效益專項(xiàng)評(píng)價(jià)研究是非常必要的,具有重要的現(xiàn)實(shí)意義。本文從項(xiàng)目生命周期、項(xiàng)目后評(píng)價(jià)、經(jīng)濟(jì)效益評(píng)價(jià)等項(xiàng)目管理理論體系入手,具體分析了家居商場項(xiàng)目經(jīng)濟(jì)效益后評(píng)價(jià)的評(píng)價(jià)范圍,確定了本項(xiàng)目評(píng)價(jià)研究的重點(diǎn)內(nèi)容。以Y公司Z項(xiàng)目為樣本,借鑒了國內(nèi)外文獻(xiàn)資料中的研究經(jīng)驗(yàn),設(shè)計(jì)出家居商場項(xiàng)目的經(jīng)濟(jì)效益后評(píng)價(jià)研究框架。從經(jīng)營者角度出發(fā),綜合運(yùn)用文獻(xiàn)研究、對(duì)比分析、訪談?wù){(diào)查等方法,選取出符合Z項(xiàng)目特點(diǎn)的評(píng)價(jià)指標(biāo)。同時(shí)利用層次分析法,進(jìn)一步構(gòu)建出指標(biāo)評(píng)價(jià)體系。作者考慮到各項(xiàng)評(píng)價(jià)指標(biāo)在層次上有一定的復(fù)雜性,且存在多項(xiàng)指標(biāo)難以衡量的情況,在比較分析了常用的項(xiàng)目評(píng)價(jià)模型后,構(gòu)建出基于層次分析法和模糊評(píng)價(jià)法的模糊層次評(píng)價(jià)模型。文章最后以Z項(xiàng)目財(cái)務(wù)數(shù)據(jù)為基礎(chǔ),進(jìn)行實(shí)證分析,評(píng)價(jià)項(xiàng)目的經(jīng)營現(xiàn)狀,總結(jié)項(xiàng)目的經(jīng)驗(yàn)教訓(xùn),同時(shí)驗(yàn)證評(píng)價(jià)模型的合理性。論文根據(jù)項(xiàng)目評(píng)價(jià)得到的結(jié)論,提出項(xiàng)目發(fā)展建議,為同類項(xiàng)目的再投資提供依據(jù)。
[Abstract]:Y Company is the leading enterprise in Shandong home retail industry, in Shandong Province under the professional home shopping malls more than 10. In order to improve the competitiveness of the industry, Y Company built the largest local household shopping center in 2010, that is, Z project. With high-quality property conditions and high-end brand grade, Z project occupies a certain advantage in Shandong retail shopping malls. However, in recent years, the number of professional home malls in the country increases rapidly, the industry competition is fierce, sudden store closure incidents occur from time to time. In order to avoid blind expansion, ensure the efficiency of capital investment and improve the ability of risk prevention and control, it is very necessary to study the special evaluation of economic benefits after the operation of household shopping malls, and it is of great practical significance. Starting with the project management theory system such as project life cycle, project post-evaluation, economic benefit evaluation and so on, this paper analyzes the evaluation scope of the project economic benefit post-evaluation in household shopping malls, and determines the key content of the project evaluation research. Taking Z project of Y Company as a sample and drawing on the research experience of domestic and foreign literature, the post-evaluation research framework of economic benefits of home shopping malls is designed. From the operator's point of view, comprehensive use of literature research, comparative analysis, interviews and other methods, the selection of Z-project characteristics of evaluation indicators. At the same time, the analytic hierarchy process (AHP) is used to construct the index evaluation system. Considering the complexity of each evaluation index and the fact that many indexes are difficult to measure, the author makes a comparative analysis of the commonly used project evaluation models. A fuzzy hierarchical evaluation model based on analytic hierarchy process (AHP) and fuzzy evaluation method is proposed. Finally, based on the financial data of Z project, this paper carries on the empirical analysis, evaluates the current situation of the project management, summarizes the experience and lessons of the project, and verifies the rationality of the evaluation model at the same time. According to the conclusion of the project evaluation, the paper puts forward the project development suggestions, and provides the basis for the reinvestment of similar projects.
