煙臺土地儲備中心交易樓項目質(zhì)量管理研究

【摘要】:隨著我國經(jīng)濟的快速發(fā)展,建設(shè)工程項目越來越多,做好建設(shè)工程項目管理對于項目本身及社會都具有重要意義。在工程項目管理當(dāng)中,質(zhì)量管理無疑處于核心地位。依照國家的有關(guān)法律法規(guī)加強質(zhì)量管理,嚴格施工質(zhì)量控制,是施工企業(yè)建筑工程項目管理的重要任務(wù)。在舉國重視工程質(zhì)量、狠抓工程質(zhì)量的社會背景下,如何搞好建筑工程質(zhì)量管理是當(dāng)前研究的一個重點領(lǐng)域,同時也是本研究的一個重要目的。本文以煙臺市臺土地儲備中心交易樓建設(shè)項目為研究對象,采取理論研究與實證研究相結(jié)合的研究方法,以理論為支撐,實證為手段,對項目進行了調(diào)研,掌握項目概況及項目質(zhì)量管理現(xiàn)狀,包括項目質(zhì)量管理流程、項目質(zhì)量管理計劃、項目質(zhì)量管理措施等情況,通過系統(tǒng)分析法將項目質(zhì)量管理相關(guān)理論與煙臺土地儲備中心交易樓建設(shè)項目案例結(jié)合,研究建筑工程質(zhì)量管理問題,充分保證了結(jié)構(gòu)體系的嚴謹。本文共分七部分。第一部分是緒論,介紹了選題背景及目的,梳理了項目質(zhì)量管理國內(nèi)外研究現(xiàn)狀,提出了本文的研究內(nèi)容、技術(shù)路線和研究方法。第二部分是項目質(zhì)量管理相關(guān)理論,介紹了項目質(zhì)量管理的特點、基本要求和三個階段,分析了影響項目質(zhì)量的五大因素,列舉了項目質(zhì)量管理常用的集中工具。第三部分是煙臺土地儲備中心交易樓項目概況,介紹了項目背景、項目地址及環(huán)境特征、項目建設(shè)內(nèi)容,描述了項目的質(zhì)量目標。第四部分是煙臺土地儲備中心交易樓項目前期質(zhì)量管理分析評價,介紹了項目質(zhì)量管理現(xiàn)狀,包括項目質(zhì)量管理流程、項目質(zhì)量管理計劃、項目質(zhì)量管理措施等。在此基礎(chǔ)上,采用模糊評價的方法,對其進行了分析評價,得出項目質(zhì)量管理存在的問題,并查找了問題根源。第五部分是煙臺土地儲備中心交易樓項目加強質(zhì)量控制措施,根據(jù)煙臺土地儲備中心交易樓項目現(xiàn)狀與問題,確定了加強項目質(zhì)量控制的總體思路,并結(jié)合項目實際,分項目施工過程中和項目施工完畢后兩個方面,提出了加強項目質(zhì)量控制的措施。第六部分是煙臺土地儲備中心交易樓項目質(zhì)量保證措施,建立健全質(zhì)量管理組織機構(gòu),加強質(zhì)量管理教育培訓(xùn)工作,強化質(zhì)量目標和生產(chǎn)安全目標保證措施,完善項目施工質(zhì)量檢查制度,充分發(fā)揮監(jiān)理單位作用,從而使煙臺土地儲備中心交易樓項目質(zhì)量管理運用得到有力保證。最后一部分是結(jié)論與展望,對本研究進行了總結(jié)和展望。在本文中,研究以項目經(jīng)理為核心構(gòu)建比較完善的質(zhì)量管理責(zé)任體系,由項目經(jīng)理負責(zé)項目的整體質(zhì)量,明確質(zhì)量是項目建設(shè)的核心利益,圍繞項目管理從質(zhì)量管理體系等方面,構(gòu)建項目質(zhì)量管理保證體系,根據(jù)不同管理人員的管理職責(zé),明確其在項目質(zhì)量管理中的任務(wù)、責(zé)任,以及在其職責(zé)范圍內(nèi)出現(xiàn)質(zhì)量問題時的處罰措施,增強項目管理人員的意識,保證質(zhì)量管理措施的落實,完善質(zhì)量監(jiān)督體系,構(gòu)建起質(zhì)量管理的外部監(jiān)督機制,彌補該項目質(zhì)量管理當(dāng)中存在的不足。
[Abstract]:With the rapid development of China's economy and more and more construction projects, it is of great significance for the project itself and the society to do a good job in the construction project management. In the project management, quality management is undoubtedly at the core. In accordance with the relevant laws and regulations of the state, the quality management is strengthened and the construction quality control is strictly controlled. It is the construction enterprise. Under the social background that the whole country attaches great importance to the quality of the project and pays great attention to the quality of the project, how to do well the quality management of the construction project is a key field of current research, and is also an important purpose of this study. This paper takes the construction project of Yantai Taiwan soil and land reserve center as the research object. The research method which combines theoretical research and empirical research is taken as the support of theory and empirical as a means to investigate the project and master the situation of project quality management, including project quality management process, project quality management plan, project quality management measures and so on, and the project quality management through system analysis method. The related theory and the case of the construction project of the Yantai land reserve center are combined to study the quality management of the construction project, which fully guarantees the strict structure system. This paper is divided into seven parts. The first part is the introduction, introduces the background and purpose of the topic, combs the status of the project quality management at home and abroad, and puts forward the research in this paper. The second part is the related theory of project quality management, the characteristics of the project quality management, the basic requirements and the three stages, the five factors affecting the quality of the project are analyzed, and the commonly used centralized tools for the quality management of the project are listed. The third parts are the general situation of the Yantai land reserve center transaction building project. The project background, the project address and environmental characteristics, the project construction content, the quality target of the project are described. The fourth part is the analysis and evaluation of the pre quality management of the Yantai land reserve center transaction building project, and introduces the status of the project quality management, including the project quality management flow, the project quality management plan, the project quality management measures and so on. On this basis, the method of fuzzy evaluation is used to analyze and evaluate the quality of the project and find the root of the problem, and find the root of the problem. The fifth part is to strengthen the quality control measures of the Yantai land reserve center transaction building project. According to the status and problems of the heart trading building project in the land reserve of Yantai, the project has been determined to strengthen the project. The general idea of quality control, combined with the actual project, the construction process of the project and the two aspects of the project after the completion of the project, put forward the measures to strengthen the quality control of the project. The sixth part is the quality assurance measures of the Yantai land reserve center transaction building project, the establishment and improvement of the quality management organization, the strengthening of quality management education and training workers. In order to strengthen the quality goal and safety goal guarantee measures, improve the inspection system of the project construction quality and give full play to the role of the supervision unit, the quality management of the project of the Yantai land reserve center is guaranteed. The last part is the conclusion and prospect, and the research is summarized and prospected. A better quality management responsibility system is constructed with project manager as the core. The project manager is responsible for the overall quality of the project, and the quality is the core benefit of the project construction. The project quality management guarantee system is constructed around the project management from the quality management system and so on. According to the management responsibilities of the different managers, the project management system is defined in the project. The task, responsibility, and the punishment measures in the quality management of the quality management, enhance the consciousness of the project managers, guarantee the implementation of the quality management measures, improve the quality supervision system, and build the external supervision mechanism of quality management to make up the deficiencies in the quality management of the project.
