【摘要】:隨著近幾年我國房地產(chǎn)業(yè)的飛速發(fā)展,人們對土地房屋權(quán)屬的界定有所忽視。土地房屋權(quán)屬的登記過程存在弊端,權(quán)屬登記信息不完善、產(chǎn)權(quán)不清、產(chǎn)籍不明的現(xiàn)象普遍存在;而且信息化程度不夠,對權(quán)屬的公示力度不夠;土地房屋權(quán)屬登記機構(gòu)的服務(wù)意識淡;權(quán)屬的數(shù)據(jù)存在安全性隱患。這些弊端影響著保定市房地產(chǎn)業(yè)的發(fā)展,阻礙了土地房屋權(quán)利人與權(quán)屬登記機構(gòu)信任的建立。為保護土地房屋權(quán)利人的權(quán)利,提高數(shù)據(jù)的安全性和工作效率,當(dāng)務(wù)之急是設(shè)計與實現(xiàn)保定市土地房屋權(quán)屬登記管理系統(tǒng)。在設(shè)計該系統(tǒng)的技術(shù)架構(gòu)之前,首先分析了當(dāng)前系統(tǒng)開發(fā)所用的比較流行的計算機技術(shù),結(jié)合國外已經(jīng)出現(xiàn)的類似系統(tǒng)使用的技術(shù),確定保定市土地房屋權(quán)屬登記管理系統(tǒng)使用的技術(shù)架構(gòu)為B/S架構(gòu),使用B/S架構(gòu),增強了系統(tǒng)的易用性,節(jié)約了大量的資源。該系統(tǒng)使用的其他技術(shù)有Struts、Hibernate、Spring的框架技術(shù)。通過面向?qū)ο蟮膉ava語言運行在J2EE平臺上進行設(shè)計。采用的開發(fā)模式是MVC的開發(fā)模式,即控制層、模型層、視圖層相結(jié)合的開發(fā)模式,通過MVC的開發(fā)模式開發(fā)系統(tǒng)方便開發(fā)人員的理解和開發(fā)。數(shù)據(jù)庫設(shè)計中使用的是SQL SERVER 2012,數(shù)據(jù)庫的設(shè)計包括表結(jié)構(gòu)和字段以及表之間關(guān)系的設(shè)計。保定市土地房屋權(quán)屬登記管理系統(tǒng)劃分了業(yè)務(wù)辦理、綜合查詢、分局管理和其他功能。業(yè)務(wù)辦理包括業(yè)務(wù)受理、業(yè)務(wù)打包和業(yè)務(wù)處理;綜合查詢包括業(yè)務(wù)查詢、房屋查詢、宗地查詢、限制信息查詢;分局管理包括用戶管理、業(yè)務(wù)管理、項目管理、信息設(shè)置、查詢證書未用號碼、掛起管理;其他功能包括地圖籍管理、擴展功能、數(shù)據(jù)統(tǒng)計。保定市土地房屋權(quán)屬登記管理系統(tǒng)的正常運行為保定市土地房屋權(quán)屬的登記提供了信息化管理的方式,通過先進的計算機技術(shù)實現(xiàn)數(shù)據(jù)的存儲和檢索,解放勞動力,節(jié)約大量的人力資源,提高工作人員的工作效率,保證數(shù)據(jù)的安全?梢院芎玫娜诤贤恋胤课輽(quán)屬登記制度的改革,保證登記信息、產(chǎn)權(quán)信息、產(chǎn)籍信息的完善,加快保定市房地產(chǎn)業(yè)的發(fā)展,以適應(yīng)當(dāng)今社會不斷增長的房產(chǎn)需求。
[Abstract]:With the rapid development of China's real estate industry in recent years, people have ignored the definition of ownership of land housing ownership. There are drawbacks in the registration process of land ownership rights, imperfect registration information, unclear property rights and unknown origin; and the lack of information degree, insufficient publicity of ownership; land housing rights The service consciousness of the registration institutions is weak and the data of the ownership are hidden in security. These drawbacks affect the development of the real estate industry in Baoding and hinder the establishment of the trust of the land owners and the ownership registration institutions. The urgent task is to design and improve the safety and efficiency of the data. In order to realize the land ownership registration management system of Baoding, before designing the technical framework of the system, it first analyzed the popular computer technology used in the current system development, combined with the technology used in the similar systems that have appeared in foreign countries, and determined the technical framework for the use of the land ownership registration management system of the land housing in Baoding as B/S Architecture, using B/S architecture, enhances the usability of the system and saves a lot of resources. The other technologies used by the system are Struts, Hibernate, and Spring framework. It is designed on the J2EE platform through the object-oriented Java language. The development mode of the system is the development mode of MVC, that is, the control layer, the model layer, and the view layer. The development mode of the development mode is convenient for the developers to understand and develop through the development model of MVC. SQL SERVER 2012 is used in the database design. The design of the database includes the design of the relation between table structure and field and table. The management system of Baoding land housing ownership registration is divided into business handling, comprehensive inquiry and branch management Management and other functions. Business handling includes business acceptance, business packaging and business processing; comprehensive inquiries include business inquiries, house inquiries, parcel inquiry, and restricted information inquiry; branch management includes user management, business management, project management, information setting, query certificate not using numbers, hanging management; other functions include map management. The normal operation of the land housing ownership registration management system in Baoding provides the information management method for the registration of land housing ownership in Baoding. It can store and retrieve data through advanced computer technology, emancipate the labor force, save a large amount of human resources and improve the work efficiency of the staff. Rate, ensure the security of the data, can well integrate the reform of the land ownership registration system, guarantee the registration information, the property rights information, the perfect information production, speed up the development of the real estate industry in Baoding, in order to adapt to the growing demand for real estate in today's society.
