【摘要】:房地產(chǎn)行業(yè)作為中國(guó)市場(chǎng)經(jīng)濟(jì)的重要組成部分,其對(duì)中國(guó)的經(jīng)濟(jì)發(fā)展具有一定的推動(dòng)作用。同時(shí),由于房地產(chǎn)行業(yè)受市場(chǎng)變化、政策變化的影響較大,因此,不確定性和風(fēng)險(xiǎn)性較高。這就要求房地產(chǎn)企業(yè)有對(duì)風(fēng)險(xiǎn)的識(shí)別意識(shí)和能力,降低風(fēng)險(xiǎn)、提高收益成為了房地產(chǎn)企業(yè)健康、平穩(wěn)發(fā)展的主旋律。在研究中發(fā)現(xiàn),能夠平穩(wěn)、快速、健康發(fā)展的房地產(chǎn)企業(yè),必須具備在項(xiàng)目各個(gè)階段科學(xué)地分析和預(yù)測(cè)項(xiàng)目風(fēng)險(xiǎn)的能力,對(duì)可能發(fā)生的風(fēng)險(xiǎn)、影響因素、變化趨勢(shì)做出準(zhǔn)確的預(yù)測(cè),預(yù)先采取有效的措施,將風(fēng)險(xiǎn)控制在最低限度,提高企業(yè)的經(jīng)濟(jì)效益。本文主要是對(duì)房地產(chǎn)項(xiàng)目的風(fēng)險(xiǎn)管理進(jìn)行了研究,從風(fēng)險(xiǎn)研究的基礎(chǔ)理論、中國(guó)房地產(chǎn)發(fā)展歷程和中國(guó)房地產(chǎn)的的研究現(xiàn)狀進(jìn)行了深入的分析。通過(guò)對(duì)沈陽(yáng)萬(wàn)科鹿特丹項(xiàng)目一期存在的問(wèn)題進(jìn)行解讀,以項(xiàng)目綜合管理中的風(fēng)險(xiǎn)管理理論和方法的研究為基礎(chǔ),結(jié)合房地產(chǎn)項(xiàng)目生命周期的特點(diǎn),建立了房地產(chǎn)項(xiàng)目全生命周期的風(fēng)險(xiǎn)管理模式,形成了房地產(chǎn)項(xiàng)目全生命周期風(fēng)險(xiǎn)管理的綜合模型及房地產(chǎn)全生命周期風(fēng)險(xiǎn)管理操作的基本框架,為沈陽(yáng)萬(wàn)科鹿特丹項(xiàng)目二期的開發(fā)提供可行性的風(fēng)險(xiǎn)管控依據(jù)。探索了解決房地產(chǎn)項(xiàng)目全生命周期實(shí)際的風(fēng)險(xiǎn)管理的一些特有方法,包括市場(chǎng)分析法、專家調(diào)查法、工程四化施工管理等方法。結(jié)合沈陽(yáng)萬(wàn)科鹿特丹項(xiàng)目管理實(shí)踐,介紹了房地產(chǎn)項(xiàng)目風(fēng)險(xiǎn)管理的主要工作內(nèi)容,并結(jié)合房地產(chǎn)項(xiàng)目管理的特有方法,闡述了沈陽(yáng)萬(wàn)科鹿特丹二期在前期準(zhǔn)備階段、項(xiàng)目施工及銷售階段、項(xiàng)目竣工交付階段的風(fēng)險(xiǎn)管理方法的應(yīng)用流程、應(yīng)用效果,對(duì)房地產(chǎn)項(xiàng)目風(fēng)險(xiǎn)管理的框架、模式、和特有方法進(jìn)行了詳細(xì)的研究和分析。最后,總結(jié)了房地產(chǎn)項(xiàng)目全周期風(fēng)險(xiǎn)管理的應(yīng)用方法和效果。本文為房地產(chǎn)項(xiàng)目的前期準(zhǔn)備階段、項(xiàng)目施工及銷售階段、項(xiàng)目竣工交付階段的風(fēng)險(xiǎn)管理提供了有效的模型。在實(shí)踐上豐富了房地產(chǎn)項(xiàng)目前期準(zhǔn)備階段、項(xiàng)目施工及銷售階段、項(xiàng)目竣工交付階段的風(fēng)險(xiǎn)管理的內(nèi)涵,對(duì)房地產(chǎn)項(xiàng)目全周期風(fēng)險(xiǎn)管理進(jìn)行了有益的嘗試和探索,為沈陽(yáng)萬(wàn)科鹿特丹二期的前期準(zhǔn)備階段、項(xiàng)目施工及銷售階段、項(xiàng)目竣工交付階段的風(fēng)險(xiǎn)管理工作起到了積極的決定性作用。
[Abstract]:As an important part of China's market economy, real estate industry plays an important role in promoting China's economic development. At the same time, because the real estate industry is affected by market changes and policy changes, uncertainty and risk are high. This requires the real estate enterprises to identify the risk awareness and ability, reduce the risk, improve the income of real estate enterprises has become a healthy and stable development of the main melody. In the study, it is found that real estate enterprises that can develop smoothly, quickly and healthily must have the ability to scientifically analyze and predict project risks at all stages of the project, and influence factors on the risks that may occur. The change trend makes accurate forecast, takes the effective measure in advance, controls the risk to the minimum limit, enhances the enterprise's economic benefit. This paper mainly studies the risk management of real estate projects, and analyzes the basic theory of risk research, the development course of Chinese real estate and the research status quo of Chinese real estate. Based on the study of the theory and method of risk management in the project integrated management and the characteristics of the life cycle of the real estate project, the problems existing in the first phase of the Shenyang Vanke Rotterdam project are analyzed. This paper establishes the risk management model of the whole life cycle of the real estate project, and forms the comprehensive model of the risk management of the whole life cycle of the real estate project and the basic framework of the risk management operation of the whole life cycle of the real estate project. To provide a feasible risk control basis for the development of Shenyang Vanke Rotterdam Project II. This paper probes into some special methods to solve the real estate project's real life cycle risk management, including market analysis method, expert investigation method, construction management method of the four types of engineering, etc. Combined with the project management practice of Shenyang Vanke Rotterdam project, this paper introduces the main work contents of real estate project risk management, and expounds the preparatory stage of Shenyang Vanke Rotterdam second phase in the early stage, combined with the special method of real estate project management. The application flow and effect of the risk management method in the stage of project construction and sale, the stage of project completion and delivery, the frame, mode, and special method of risk management of real estate project are studied and analyzed in detail. Finally, the application method and effect of real estate project whole-cycle risk management are summarized. This paper provides an effective model for the risk management in the stage of preparation, construction and sale of real estate project, and the stage of project completion and delivery. In practice, it enriches the connotation of risk management in the early stage of real estate project preparation, the stage of project construction and sale, the stage of project completion and delivery, and makes a beneficial attempt and exploration on the whole cycle risk management of real estate project. It plays an active and decisive role in the early preparation stage of Shenyang Vanke Rotterdam Phase II, the project construction and sale stage, and the risk management in the completion and delivery phase of the project.
