基于價(jià)值視角的房建工程變更對(duì)工程造價(jià)影響的研究

【摘要】:由于房建工程項(xiàng)目自身具有一次性、動(dòng)態(tài)性、復(fù)雜性等特點(diǎn),任何項(xiàng)目的工程變更都是不可避免的。隨著工程項(xiàng)目的建設(shè)規(guī)模越來越大,業(yè)主方對(duì)房建項(xiàng)目的各方面要求逐步提高,項(xiàng)目的建設(shè)過程和建設(shè)方法日趨復(fù)雜化多樣化,使得對(duì)工程建設(shè)的控制難度加大,工程變更的發(fā)生概率增加。隨著近幾年我國(guó)房屋價(jià)格的快速上漲,投資人對(duì)房建項(xiàng)目工程造價(jià)的關(guān)注度越來越高,房建項(xiàng)目的工程造價(jià)控制是項(xiàng)目管理的重點(diǎn),而工程變更必然會(huì)導(dǎo)致工程造價(jià)的變化,F(xiàn)階段,國(guó)內(nèi)外學(xué)者對(duì)工程變更的研究主要是從管理和控制方面考慮的,工程變更影響工程造價(jià)的相關(guān)研究大多是基于工程量清單計(jì)價(jià)模式的定量分析。為此,本文在實(shí)際案例分析的基礎(chǔ)上,結(jié)合現(xiàn)場(chǎng)調(diào)研、數(shù)學(xué)建模以及理論分析等方法,從價(jià)值角度對(duì)工程變更影響工程造價(jià)的相關(guān)內(nèi)容進(jìn)行了深入的研究,得到以下成果:(1)在實(shí)地調(diào)查、收集資料、整理分析、咨詢專家的基礎(chǔ)上選取工程變更因素,運(yùn)用結(jié)構(gòu)解釋模型對(duì)工程變更影響工程造價(jià)的因素進(jìn)行歸類,辨識(shí)出工程變更類別,得到18個(gè)評(píng)價(jià)指標(biāo),六個(gè)變更類別,建立了工程變更指標(biāo)體系。(2)基于灰色關(guān)聯(lián)度理論和模糊數(shù)學(xué)原理,從功能分析角度出發(fā),運(yùn)用將灰色系統(tǒng)理論和模糊理論相結(jié)合的綜合分析方法,對(duì)各工程變更類別進(jìn)行數(shù)據(jù)分析,以此得出房建項(xiàng)目工程變更各類別的功能系數(shù),引入價(jià)值視角理論,建立了價(jià)值工程模型。(3)從價(jià)值角度評(píng)價(jià)工程變更對(duì)工程造價(jià)的影響;并從價(jià)格角度,運(yùn)用統(tǒng)計(jì)法進(jìn)行數(shù)據(jù)分析;最后對(duì)兩種結(jié)果進(jìn)行綜合分析。(4)通過四個(gè)建筑工程實(shí)際案例分析,確定工程變更影響工程造價(jià)較大的因素類別,具體為設(shè)計(jì)變更和施工措施變更。(5)從減少設(shè)計(jì)變更和優(yōu)化施工措施內(nèi)容方面著手,結(jié)合進(jìn)度控制、施工協(xié)調(diào)和合同管理等多方面,進(jìn)行工程變更控制的造價(jià)保障措施的探討。
[Abstract]:Because of the one-off, dynamic and complex characteristics of the house construction project itself, the engineering change of any project is inevitable.As the construction scale of the project becomes larger and larger, the owners' demands on all aspects of the housing construction project are gradually raised, and the construction process and construction methods of the project become more and more complicated, which makes it more difficult to control the construction of the project.The probability of engineering change is increased.With the rapid rise of house price in China in recent years, investors pay more and more attention to the cost of housing construction project. The project cost control of housing construction project is the key of project management, and the change of project cost will inevitably lead to the change of project cost.At present, the domestic and foreign scholars mainly consider the project change from the aspects of management and control, and most of the related research on the engineering cost is based on the quantitative analysis of the bill of quantities pricing model.Therefore, on the basis of actual case analysis, combining with field investigation, mathematical modeling and theoretical analysis, this paper makes a deep study on the relevant contents of engineering change affecting project cost from the perspective of value.Get the following results: 1) on the basis of field investigation, data collection, analysis, consulting experts, select engineering change factors, use the structural interpretation model to classify the factors that affect the project cost, and identify the engineering change categories.Based on the theory of grey relational degree and fuzzy mathematics, this paper establishes the index system of engineering change from the angle of function analysis, and obtains 18 evaluation indexes, six categories of change, and establishes the index system of engineering change based on the theory of grey relational degree and the principle of fuzzy mathematics.By using the comprehensive analysis method which combines the grey system theory with the fuzzy theory, the data analysis of each engineering change category is carried out, and the function coefficients of the house construction project change are obtained, and the value perspective theory is introduced.The model of value engineering is established to evaluate the influence of engineering change on project cost from the perspective of value, and the statistical method is used to analyze the data from the point of view of price.Finally, through the comprehensive analysis of the two kinds of results. (4) through the analysis of four actual cases of construction projects, the categories of factors that the engineering changes affect the project cost are determined.From the aspects of reducing the design change and optimizing the content of construction measures, this paper discusses the cost guarantee measures of engineering change control from the aspects of schedule control, construction coordination and contract management.
