【摘要】：經(jīng)濟(jì)的快速增長(zhǎng),帶動(dòng)了國(guó)家房地產(chǎn)行業(yè)向前發(fā)展,使得房地產(chǎn)行業(yè)在發(fā)展過(guò)程中取得了卓越的成效。在當(dāng)前的經(jīng)濟(jì)社會(huì)中,房地產(chǎn)行業(yè)的市場(chǎng)化進(jìn)程,加強(qiáng)了各個(gè)房企之間的競(jìng)爭(zhēng),為了進(jìn)一步占領(lǐng)市場(chǎng),各個(gè)房產(chǎn)公司對(duì)公司運(yùn)營(yíng)和管理有著高度的重視,并且通過(guò)信息手段來(lái)加強(qiáng)對(duì)房產(chǎn)公司的管理,增強(qiáng)房產(chǎn)公司的市場(chǎng)影響力。換句話說(shuō),唯有借助于高科技,盡可能實(shí)現(xiàn)“高效益、低成本”,積極開(kāi)拓市場(chǎng),才有機(jī)會(huì)實(shí)現(xiàn)企業(yè)的長(zhǎng)久發(fā)展。對(duì)于房地產(chǎn)企業(yè)而言,要想真正實(shí)現(xiàn)信息化管理,就應(yīng)當(dāng)在項(xiàng)目開(kāi)發(fā)到銷(xiāo)售的全過(guò)程積極運(yùn)用計(jì)算機(jī)及信息技術(shù),利用其先進(jìn)的管理技術(shù)手段,提高對(duì)房產(chǎn)公司的管理水平。不可否認(rèn),借助于信息技術(shù),除了能夠幫助房地產(chǎn)企業(yè)實(shí)時(shí)跟蹤并掌握有關(guān)項(xiàng)目的全部情況如施工進(jìn)度、資金流動(dòng)及樓盤(pán)銷(xiāo)售等各個(gè)環(huán)節(jié)之外,還能夠幫助企業(yè)管理者從宏觀上把握項(xiàng)目情況,在此基礎(chǔ)上做出相應(yīng)的調(diào)整,從而促使項(xiàng)目的順利完成。本著以上原則,該論文對(duì)當(dāng)前房地產(chǎn)行業(yè)的現(xiàn)狀展開(kāi)了調(diào)查,根據(jù)調(diào)查情況分析出房產(chǎn)公司在現(xiàn)實(shí)運(yùn)營(yíng)管理中所出現(xiàn)的問(wèn)題,并且找出問(wèn)題原因。之后,利用先進(jìn)的管理理論,進(jìn)一步分析企業(yè)管理的整個(gè)流程,并就該流程進(jìn)行有效整合,從而盡快實(shí)現(xiàn)信息化管理。據(jù)不完全統(tǒng)計(jì),國(guó)內(nèi)有一半以上的房地產(chǎn)企業(yè)還未能?chē)L試信息技術(shù)及軟件的使用,而其中多數(shù)企業(yè)已經(jīng)實(shí)現(xiàn)集團(tuán)化運(yùn)作,一些諸如分公司、子公司等大量多元化信息都亟待借助于信息化手段來(lái)實(shí)現(xiàn)有效管理。當(dāng)前,針對(duì)房產(chǎn)行業(yè)研發(fā)的信息管理軟件在管理功能上還有一定欠缺,這一問(wèn)題從根本上制約了房地產(chǎn)行業(yè)的穩(wěn)定發(fā)展。從這一觀點(diǎn)上來(lái)分析問(wèn)題,那么房產(chǎn)行業(yè)實(shí)現(xiàn)信息化管理已經(jīng)成為必然。在對(duì)信息管理軟件的開(kāi)發(fā)上,應(yīng)該充分利用互聯(lián)網(wǎng)的優(yōu)勢(shì),利用.Net、SQL Server等完成系統(tǒng)的開(kāi)發(fā)。不可否認(rèn),所開(kāi)發(fā)的系統(tǒng)涉及信息、功能都極為復(fù)雜,限于篇幅問(wèn)題,將著重介紹項(xiàng)目管理、財(cái)務(wù)管理、銷(xiāo)售管理等子模塊。從系統(tǒng)目標(biāo)上分析,力求做出實(shí)用性強(qiáng)、安全性高、成本低等,在不斷提升管理水平的同時(shí),不斷提升房地產(chǎn)企業(yè)的核心競(jìng)爭(zhēng)力。
[Abstract]:The rapid economic growth has driven the national real estate industry forward and made the real estate industry achieve remarkable results in the process of development. In the current economic society, the real estate industry is in the process of marketization. In order to further occupy the market, the real estate companies attach great importance to the operation and management of the company, and strengthen the management of the real estate companies by means of information. Enhance the market influence of real estate companies. In other words, only by means of high technology, achieving "high efficiency, low cost" as far as possible and actively opening up the market can we have the opportunity to achieve the long-term development of the enterprise. In order to realize information management, we should actively use computer and information technology in the whole process of project development to sales, and improve the management level of real estate company by using its advanced management technology. With the help of information technology, in addition to helping real estate enterprises track and grasp the full range of relevant projects in real time, such as the progress of construction, the flow of funds and the sale of real estate, and so on, It can also help enterprise managers to grasp the project situation from the macro level, and make corresponding adjustments on this basis, so as to promote the smooth completion of the project. On the basis of the above principles, the present situation of the real estate industry has been investigated in this paper. According to the investigation, the problems of real estate company in the actual operation management are analyzed, and the causes of the problems are found. After that, using the advanced management theory, the whole process of enterprise management is further analyzed, and the process is effectively integrated. According to incomplete statistics, more than half of the real estate enterprises in China have yet to try the use of information technology and software, and most of them have already realized the operation of collectivization, such as some branch companies. A large number of diversified information, such as subsidiaries, need to be effectively managed by means of information technology. At present, the information management software developed for the real estate industry is still lacking in management functions. This problem has fundamentally restricted the steady development of the real estate industry. From this point of view, it is inevitable for the real estate industry to realize information management. In the development of information management software, We should make full use of the advantages of the Internet and complete the development of the system by using. Netcom SQL Server etc. It is undeniable that the system developed involves information and functions are extremely complex, limited to space problems, and will focus on project management, financial management, etc. Based on the analysis of the system objectives, this paper tries to make a strong practicability, high security, low cost and so on. At the same time, it constantly improves the management level and the core competitiveness of the real estate enterprises.
