【摘要】：商業(yè)地產(chǎn)項(xiàng)目在人員安排、物資調(diào)配以及資金周轉(zhuǎn)等方面都具有極其復(fù)雜的特征,其風(fēng)險(xiǎn)管理是一個(gè)十分具有挑戰(zhàn)性的課題。我國(guó)的商業(yè)地產(chǎn)開(kāi)發(fā),始于改革開(kāi)放以后,但發(fā)展較為緩慢。近年來(lái)隨著我國(guó)經(jīng)濟(jì)實(shí)力的不斷提升和民眾投資方式的不斷改變,商業(yè)地產(chǎn)的開(kāi)發(fā)速度不斷提升起來(lái)。但是,項(xiàng)目實(shí)施缺乏計(jì)劃性和風(fēng)險(xiǎn)管理意識(shí)淡薄的問(wèn)題也較為突出,在一定程度上導(dǎo)致了項(xiàng)目管理水平很難得到提升。本文主要以海納商城建設(shè)項(xiàng)目為依托,針對(duì)目前商業(yè)地產(chǎn)所面臨的市場(chǎng)宏觀環(huán)境,以及此類(lèi)項(xiàng)目開(kāi)發(fā)過(guò)程中風(fēng)險(xiǎn)管理的現(xiàn)狀,對(duì)商業(yè)地產(chǎn)開(kāi)發(fā)全過(guò)程的風(fēng)險(xiǎn)管理問(wèn)題進(jìn)行了有針對(duì)性的研究。首先,論文全面闡述了商業(yè)地產(chǎn)風(fēng)險(xiǎn)管理研究背景、研究目的和意義。然后,總結(jié)了國(guó)內(nèi)外在項(xiàng)目風(fēng)險(xiǎn)管理方面的研究,通過(guò)對(duì)項(xiàng)目風(fēng)險(xiǎn)管理理論的學(xué)習(xí)和分析,提出針對(duì)當(dāng)前商業(yè)地產(chǎn)開(kāi)發(fā)項(xiàng)目的風(fēng)險(xiǎn)管理辦法。根據(jù)海納商業(yè)地產(chǎn)的特點(diǎn),結(jié)合建設(shè)工程風(fēng)險(xiǎn)管理的各種理論,對(duì)項(xiàng)目建設(shè)全過(guò)程中可能會(huì)出現(xiàn)的風(fēng)險(xiǎn)因素進(jìn)行全面識(shí)別,同時(shí)找出需要重點(diǎn)關(guān)注和管理的風(fēng)險(xiǎn)因素;以定性和定量的方法,對(duì)各項(xiàng)風(fēng)險(xiǎn)因素進(jìn)行了分析和評(píng)價(jià);提出具體可行的風(fēng)險(xiǎn)防范和控制措施,用較小的管理成本,最大限度地降低風(fēng)險(xiǎn)損失的可能。
[Abstract]:Commercial real estate projects have extremely complex characteristics in personnel arrangement, material allocation and fund turnover, and its risk management is a very challenging subject. The development of commercial real estate in China began after the reform and opening up. However, the development of commercial real estate has been slow. In recent years, the development of commercial real estate has been increasing with the development of our country's economic strength and people's investment mode. However, The problems of lack of planning and weak awareness of risk management in the implementation of the project are also more prominent, which to some extent lead to the difficulty of improving the level of project management. This paper mainly relies on the construction project of Haina Mall. Aiming at the market macro environment faced by commercial real estate at present, and the present situation of risk management in the process of development of such projects, this paper makes a targeted study on the risk management in the whole process of commercial real estate development. The research background, purpose and significance of commercial real estate risk management are expounded in this paper. Then, the research on project risk management at home and abroad is summarized, and the theory of project risk management is studied and analyzed. According to the characteristics of Hainer commercial real estate and various theories of risk management in construction project, the risk factors that may appear in the whole process of the construction of the project are fully identified, according to the risk management method of the current commercial real estate development project. At the same time, the risk factors that need to be focused on and managed are found out; the risk factors are analyzed and evaluated by qualitative and quantitative methods; the concrete and feasible risk prevention and control measures are put forward, and the management costs are reduced. Minimize the likelihood of risk loss.
