【摘要】：M公司ZH項(xiàng)目是一個(gè)集住宅、辦公、商業(yè)于一體的大型樓盤,對于施工方來說,項(xiàng)目規(guī)模較大,而且在競爭的市場競爭環(huán)境下,項(xiàng)目的各項(xiàng)精細(xì)化管理要求水平也較高,對項(xiàng)目在基建、機(jī)電設(shè)備、裝修、強(qiáng)弱電、設(shè)計(jì)等領(lǐng)域都提出了較高的要求,對于項(xiàng)目的管理能力是一個(gè)較大的考驗(yàn)。更高的要求對項(xiàng)目的成本也產(chǎn)生了較大的壓力,否則項(xiàng)目就可能陷入虧損的境地。如何在保障項(xiàng)目高質(zhì)量完成的同時(shí),通過科學(xué)有效的成本管理手段來降低成本,成為項(xiàng)目管理的一個(gè)重點(diǎn)。本文期望通過對M公司ZH項(xiàng)目在成本控制領(lǐng)域存在的問題和不足,提出針對性的建議,以提升項(xiàng)目的運(yùn)作效益。本文通過對項(xiàng)目成本控制國內(nèi)外研究現(xiàn)狀的分析,對項(xiàng)目成本控制的相關(guān)理論,包括項(xiàng)目管理、項(xiàng)目成本和項(xiàng)目成本控制的要關(guān)理論進(jìn)行了歸納、總結(jié)和分析。在此基礎(chǔ)上,對M公司ZH項(xiàng)目的概況,特點(diǎn),以及項(xiàng)目成本控制中的困難進(jìn)行了分析,包括實(shí)際成本項(xiàng)目發(fā)生變動(dòng)導(dǎo)致的成本增加,技術(shù)難點(diǎn)造成工期調(diào)整產(chǎn)生的成本壓力,成本控制較為粗放導(dǎo)致浪費(fèi)較為嚴(yán)重等綜合性因素導(dǎo)致的成本控制難題。本文針對M公司ZH項(xiàng)目的成本控制問題提出了相關(guān)的解決措施,并完善成本分解、分析、控制和考核環(huán)節(jié)。包括對項(xiàng)目成本進(jìn)行分解和細(xì)化,利用BIM技術(shù)為成本預(yù)測與分解提供依據(jù),精細(xì)化制定各項(xiàng)成本目標(biāo),強(qiáng)化安全與工期管理以控制成本,建立貫穿項(xiàng)目全過程的考核體系等。同時(shí),本文還提出要加強(qiáng)M公司ZH項(xiàng)目成本控制的保障措施,包括制定完善的成本控制制度與流程保障,不斷完善創(chuàng)新型施工與管理方式以降低成本,在保障項(xiàng)目質(zhì)量的前提下,最大限度的節(jié)約成本。

For the project management ability is a greater test. Higher requirements on the cost of the project also has a greater pressure, otherwise the project may fall into the situation of loss. How to ensure the high quality of the project at the same time. Through scientific and effective cost management means to reduce costs, become a focus of project management. This paper expects to put forward targeted suggestions through the M company ZH project in the field of cost control problems and deficiencies. In order to improve the operational efficiency of the project. Through the analysis of the current research situation of project cost control at home and abroad, the related theory of project cost control, including project management. The theory of project cost and project cost control is summarized, summarized and analyzed. On this basis, the general situation, characteristics and difficulties in project cost control of M company ZH project are analyzed. It includes the cost increase caused by the change of the actual cost item, the cost pressure caused by the technical difficulty caused by the time limit adjustment. Cost control is a difficult problem caused by comprehensive factors, such as extensive cost control, serious waste and so on. This paper puts forward some relevant measures to solve the cost control problem of M company ZH project, and consummates cost decomposition. Analysis, control and assessment links. Including the decomposition and refinement of project costs, the use of BIM technology to provide the basis for cost prediction and decomposition, elaborate the formulation of cost objectives. We should strengthen the management of safety and duration to control the cost, and establish the examination system that runs through the whole process of the project. At the same time, this paper also puts forward the guarantee measures to strengthen the cost control of the ZH project in M Company. It includes the establishment of perfect cost control system and process guarantee, the continuous improvement of innovative construction and management to reduce costs, and the maximum cost saving under the premise of ensuring the quality of the project.
