【摘要】：隨著物流業(yè)的快速發(fā)展,作為整個供應(yīng)鏈中的核心節(jié)點——物流園區(qū)的發(fā)展也逐步受到越來越多的關(guān)注。物流園區(qū)目前還沒有得到更多的政策支持,物流園區(qū)的經(jīng)營成本尤其是土地成本是制約物流園區(qū)發(fā)展的關(guān)鍵因素,如何在物流園區(qū)內(nèi)整合車輛服務(wù)、信息交易、貨運配載、分揀包裝等作業(yè),實現(xiàn)物流成本的降低,提高物流作業(yè)效率是一個值得深入探討的問題。這就要求物流園區(qū)經(jīng)營主體更多的關(guān)注物流需求主體和物流服務(wù)企業(yè)之間的利益,需求一個合適的利潤平衡點,保障三方利益相關(guān)者的基本訴求。對于物流經(jīng)營主體來說,還需要更多的關(guān)注自身利益,保障園區(qū)作業(yè)的持續(xù)性和長久性。為此,本文首先對目前國內(nèi)外物流園區(qū)的經(jīng)營情況進(jìn)行了分析,找出其中的不同之處,進(jìn)而在充分調(diào)研本地物流企業(yè)和物流需求主體的具體情況,從經(jīng)濟(jì)環(huán)境、政策環(huán)境和企業(yè)利益等方面進(jìn)行闡述,對項目的必要性、功能規(guī)劃、投資運營、效益評價及存在的風(fēng)險幾個方面進(jìn)行了分析,重點對項目的核心競爭力及目標(biāo)進(jìn)行了深入的研究。本論文的研究目的在于通過采用循環(huán)和可持續(xù)發(fā)展方面進(jìn)行了論述,提出采用專業(yè)市場加物流園配套服務(wù)的角度來實現(xiàn)物流投資主體的核心利益,以小博大,實現(xiàn)園區(qū)的可持續(xù)經(jīng)營。
[Abstract]:With the rapid development of logistics industry, the development of logistics park, as the core node of the whole supply chain, has been paid more and more attention. The operating cost of the logistics park, especially the land cost, is the key factor restricting the development of the logistics park. How to integrate the vehicle service, information transaction, freight stowage, sorting and packaging to reduce the logistics cost in the logistics park. To improve the efficiency of logistics operation is a problem worthy of further discussion, which requires the main body of logistics park to pay more attention to the interests between the main body of logistics demand and logistics service enterprises, and demand a suitable profit balance point. To protect the basic demands of the three-party stakeholders, it is necessary to pay more attention to the interests of the logistics operators, to ensure the sustainability and longevity of the park operations. Firstly, this paper analyzes the management situation of logistics parks at home and abroad, finds out the differences between them, and then fully investigates the specific conditions of local logistics enterprises and the main body of logistics demand, from the economic environment, The necessity, function planning, investment and operation, benefit evaluation and risk of the project are analyzed. Focus on the core competitiveness of the project and the objectives of the in-depth study. The purpose of this paper through the adoption of recycling and sustainable development aspects of the discussion, It is proposed that the core interests of the main body of logistics investment should be realized from the angle of specialized market and supporting service of logistics park, so as to realize the sustainable management of the park.
