【摘要】:當(dāng)前一種新興的旅游相關(guān)產(chǎn)業(yè)——商業(yè)民宿(或稱民宿,以下同),已經(jīng)成為風(fēng)靡全球住宿業(yè)的潮流。根據(jù)臺灣相關(guān)部門的法律解釋,按照臺灣相關(guān)部門的法律解釋,民宿是房屋業(yè)主把家用空閑房間進(jìn)行商業(yè)租賃,或結(jié)合本地民俗文化、或結(jié)合生態(tài)環(huán)境資源、或開發(fā)其他農(nóng)副業(yè)活動,以家庭作為經(jīng)營單位,提供旅客休閑娛樂住宿的場所。這個官方解釋說明了民宿之于旅館或飯店的差別之處:民宿不是一般的旅館,在裝潢上不會特別要求高檔化,也不同于常見的市場交換關(guān)系,它的宗旨是驚嘆居住環(huán)境之美、讓顧客體驗(yàn)民俗文化、接受主人的熱情招待,具備一種吸引他人的能力,故而民宿之風(fēng)流行開來。這股新旅游風(fēng)潮,在一種原本低端、傳統(tǒng)、固態(tài)化的行業(yè)中,開辟出另一種勃勃生機(jī)的局面,創(chuàng)造了旅游發(fā)展的新型態(tài)。文章從南京民宿旅游業(yè)的資源現(xiàn)狀出發(fā),對民宿旅游業(yè)的國內(nèi)外發(fā)展趨勢、民宿旅游深受熱捧的原因進(jìn)行了深入的分析,并在此基礎(chǔ)上探究了民宿旅游業(yè)在南京的發(fā)展現(xiàn)狀、發(fā)展前景、發(fā)展瓶頸,進(jìn)而對南京民宿業(yè)的發(fā)展提出了一些對策和建議,希望對南京民宿旅游的發(fā)展有所裨益。文章在內(nèi)容上主要分為五部分:第一部分是引言部分。將從民宿發(fā)展背景、民宿旅游研究目的和意義,國內(nèi)外民宿相關(guān)研究趨勢等方面進(jìn)行闡述。第二部分是南京市民宿旅游業(yè)發(fā)展現(xiàn)狀分析。將從南京市民宿旅游資源分析、南京市民宿旅游業(yè)發(fā)展現(xiàn)狀、南京市民宿旅游接受度、南京市民宿風(fēng)格種類等幾個方面進(jìn)行深入的背景研究。第三部分是南京市典型民宿分析。該部分主要通過實(shí)地調(diào)研南京市幾家在地理區(qū)位、主題特色、經(jīng)營模式等具有獨(dú)特性的民宿酒店,進(jìn)行針對性分析,使得文章的論述更具有科學(xué)性、具體性、更具有說服力。第四部分是南京市民宿行業(yè)競爭分析。主要針對不同酒店旅館之間競爭能力分析,采取SWOT分析與網(wǎng)絡(luò)問卷調(diào)查相結(jié)合的形式,借助網(wǎng)絡(luò)問卷分別從民宿和其他各類酒店的競爭優(yōu)勢、劣勢進(jìn)行比較,同時(shí)對民宿這一新興業(yè)態(tài)的發(fā)展機(jī)遇和可能存在的外在威脅進(jìn)行了分析。第五部分是南京民宿業(yè)現(xiàn)存的問題及對策建議。主要包括當(dāng)前南京民宿業(yè)存在的問題、遇到的瓶頸、解決對策建議。第六部分是結(jié)論與展望。主要包括研究結(jié)論和研究展望。
[Abstract]:At present, a new tourism-related industry, commercial lodging, has become the trend of the global accommodation industry. In a low-end, traditional, solid-state industry, this new tourism trend has opened up another dynamic situation and created a new pattern of tourism development. Based on the present situation of the resources of residential tourism in Nanjing, this paper makes a thorough analysis of the development trend of residential tourism at home and abroad, and the reasons for the popularity of residential tourism, and on this basis probes into the present situation of residential tourism in Nanjing. The development prospect, the bottleneck of the development, and then put forward some countermeasures and suggestions for the development of Nanjing residential industry, hoping to benefit the development of Nanjing residential tourism. The article is divided into five parts: the first part is the introduction. The background of residential development, the purpose and significance of residential tourism research, and the related research trends at home and abroad are discussed. The second part is the Nanjing City residential tourism development situation analysis. Based on the analysis of residential tourism resources in Nanjing, the present situation of residential tourism development in Nanjing, the acceptance of residential tourism in Nanjing, and the style of residential accommodation in Nanjing, the background research will be carried out. The third part is the typical residential analysis of Nanjing. This part mainly through the field investigation several Nanjing city in the geographical location, the theme characteristic, the management pattern and so on has the unique Maikol, carries on the pertinence analysis, causes the article elaboration to have the scientific nature, the concrete, has the persuasion more. The fourth part is Nanjing City residential industry competition analysis. Mainly aiming at the analysis of competitive power among different hotels and hotels, this paper adopts the form of combining SWOT analysis with network questionnaire, and compares the competitive advantages and disadvantages of residential hotel and other kinds of hotels with Internet questionnaire respectively. At the same time, this paper analyzes the development opportunities and possible external threats. The fifth part is the existing problems and countermeasures of Nanjing residential industry. It mainly includes the problems existing in Nanjing's residential industry, the bottlenecks encountered, and the countermeasures and suggestions. The sixth part is the conclusion and prospect. Mainly includes the research conclusion and the research prospect.
