基于ArcGIS的重慶市休閑度假地產(chǎn)布局優(yōu)化研究

【摘要】:近幾年來,隨著我國國民經(jīng)濟(jì)的持續(xù)快速發(fā)展和居民生活水平的日益提高以及社會各項(xiàng)基礎(chǔ)設(shè)施和制度的逐漸完善,人們的社會文化價(jià)值觀念、消費(fèi)觀念逐步發(fā)生改變,休閑性旅游需求開始迅速增長,新興的休閑度假旅游呈現(xiàn)出蓬勃發(fā)展勢頭,依托休閑度假旅游資源而產(chǎn)生的房地產(chǎn)業(yè)也隨之開始迅速發(fā)展。休閑度假地產(chǎn)的優(yōu)化布局,有利于充分發(fā)揮區(qū)域資源稟賦,促進(jìn)資源合理配置,從而更好地推動城鄉(xiāng)統(tǒng)籌發(fā)展,是建設(shè)資源節(jié)約型和環(huán)境友好型社會的重要體現(xiàn),最終實(shí)現(xiàn)人居環(huán)境與資源、經(jīng)濟(jì)與社會的和諧發(fā)展。因此,針對休閑度假地產(chǎn)進(jìn)行布局優(yōu)化研究具有較高的實(shí)用性,其研究成果可為山地丘陵地區(qū)的休閑度假地產(chǎn)布局研究提供參考價(jià)值和決策支持,具有較好的現(xiàn)實(shí)意義。 重慶市位于四川盆地東緣,具有獨(dú)特的江山格局和峽江地貌,是典型的山地丘陵區(qū)。同時(shí),重慶是集山城、江山、歷史文化名城于一身的現(xiàn)代化大都市,也是中國著名的旅游區(qū),休閑度假資源十分豐富。本文以重慶市為例,基于GIS的方法與技術(shù),以休閑度假地產(chǎn)為研究對象,從三個大的方面對研究區(qū)域內(nèi)的休閑度假地產(chǎn)布局進(jìn)行了分析研究。 (1)闡述了重慶市休閑度假地產(chǎn)的現(xiàn)狀,對其規(guī)?偭俊⒖臻g分布、主導(dǎo)功能類型及市場需求等特征進(jìn)行了分析,并提出了目前其發(fā)展與布局存在的一些問題。 (2)對重慶市休閑度假地產(chǎn)布局的適宜性進(jìn)行研究,該部分為全文的核心內(nèi)容,先是根據(jù)評價(jià)指標(biāo)選取的原則構(gòu)建其空間布局適宜性評價(jià)指標(biāo)體系,并在ArcGIS9.3軟件平臺上,運(yùn)用表面分析、重分類分析、柵格計(jì)算、緩沖區(qū)分析等空間分析技術(shù)對關(guān)鍵評價(jià)指標(biāo)進(jìn)行了分析,然后運(yùn)用AHP方法確定各指標(biāo)權(quán)重,并對其進(jìn)行一致性檢驗(yàn)。 (3)對各評價(jià)指標(biāo)進(jìn)行標(biāo)準(zhǔn)化處理,使各指標(biāo)值統(tǒng)一變換到可比較的范圍,運(yùn)用綜合加權(quán)計(jì)算重慶市各個區(qū)縣三種類型的休閑度假地產(chǎn)布局適宜性評價(jià)分值,通過對各個分值的分等定級,分別得出三種類型及其綜合的休閑度假地產(chǎn)空間優(yōu)化布局示意圖,并對其進(jìn)行詳細(xì)分析,最后根據(jù)現(xiàn)狀分析和空間布局適宜性評價(jià)的結(jié)果,從功能分區(qū)、空間總體布局組織兩個角度規(guī)劃出了重慶市“兩環(huán)”、“兩帶”、“十片”的休閑度假地產(chǎn)布局格局,并對重慶市休閑度假地產(chǎn)布局提出了對策建議。 通過分析研究,重慶市休閑度假地產(chǎn)應(yīng)以區(qū)縣休閑度假地產(chǎn)條件劃分消夏避暑休閑度假地產(chǎn)主導(dǎo)功能區(qū)、溫泉療養(yǎng)休閑度假地產(chǎn)主導(dǎo)功能區(qū)、康樂養(yǎng)生養(yǎng)老休閑度假地產(chǎn)主導(dǎo)功能區(qū)三個主導(dǎo)功能區(qū)進(jìn)行布局,注重從總體上采用“兩環(huán)、兩帶、十片”的空間架構(gòu)把各功能區(qū)內(nèi)部組織起來,用點(diǎn)軸發(fā)展模式,通過點(diǎn)上休閑度假地產(chǎn)發(fā)展來帶動整個面上的休閑度假地產(chǎn)發(fā)展。同時(shí),GIS技術(shù)在休閑度假地產(chǎn)布局優(yōu)化研究等眾多布局選址問題研究方面具有較高的實(shí)用價(jià)值,提供強(qiáng)有力的技術(shù)支撐,大大提高了分析運(yùn)算的效率與精度,增加了地圖制圖的美觀性。
[Abstract]:In recent years, with the continuous and rapid development of the national economy and the increasing improvement of the living standard of the residents, and the gradual improvement of the social infrastructure and system, the social and cultural values and the consumption concept have gradually changed, the demand for leisure tourism has been growing rapidly, and the new leisure holiday tourism has appeared to be flourishing. The real estate industry, which is generated by the leisure holiday tourism resources, has also developed rapidly. The optimal layout of leisure holiday property is conducive to the full use of regional resources and the rational allocation of resources so as to promote the overall development of urban and rural areas, which is an important embodiment of the construction of a resource-saving and environment-friendly society. Finally, the harmonious development of human settlement environment and resources, and the harmonious development of economy and society. Therefore, the study of layout optimization for leisure and vacation real estate is of high practicability. The research results can provide reference value and decision support for the study of leisure and holiday land distribution in hilly areas. It has good practical significance.
Chongqing is located in the east edge of Sichuan basin. It has unique Jiangshan pattern and Xiajiang landform. It is a typical mountain and hill area. At the same time, Chongqing is a modern metropolis which is a famous city of mountain city, Jiangshan, historical and cultural city. It is also a famous tourist area in China. The resources of leisure and holiday are ten rich. This article takes Chongqing as an example, based on the GIS method and technique Taking leisure and holiday real estate as the research object, the layout of leisure and holiday real estate in the study area is analyzed from three aspects.
(1) the present situation of leisure holiday real estate in Chongqing is expounded, and its size, spatial distribution, dominant function type and market demand are analyzed, and some problems existing in its development and layout are put forward.
(2) to study the suitability of Chongqing leisure and vacation real estate layout, this part is the core content of the full text. First, it constructs its spatial layout suitability evaluation index system according to the principle of evaluation index selection, and on the ArcGIS9.3 software platform, it uses surface analysis, reclassification analysis, grid computing, buffer zone analysis and other spatial analysis techniques. The key evaluation indicators were analyzed, and the weights of each index were determined by AHP method, and the consistency test was carried out.
(3) to standardize each evaluation index, make the value of each index into a comparable range, and use the comprehensive weighting to calculate the suitability evaluation of three types of leisure vacation real estate distribution in each district and county of Chongqing, and get three types and their comprehensive leisure real estate space by grading each value. The layout of the layout is optimized and analyzed in detail. Finally, according to the results of the status analysis and the suitability evaluation of space layout, the layout pattern of Chongqing "two rings", "two bands", "ten pieces" and the layout of the leisure vacation land production in Chongqing city are planned in accordance with the status analysis and the results of the spatial layout suitability evaluation. The layout of the leisure vacation land production of the city of Chongqing is arranged and the layout of the leisure holiday real estate is laid out. The countermeasures and suggestions are put forward.
Through the analysis and study, Chongqing leisure holiday property should be divided into the district and County Leisure Holiday real estate conditions to divide summer summer resort real estate leading function area, hot spring recuperation and leisure holiday real estate leading function area, Kangle health care and leisure holiday real estate leading functional area three leading functional areas to carry out the layout, focusing on the overall use of the "two rings," The spatial structure of "two bands and ten pieces" is organized to organize the functional areas, with the point axis development model and the development of leisure and holiday real estate on the point. At the same time, the GIS technology has high practical value in the research of the layout optimization of leisure and holiday estate layout and so on. With powerful technical support, the efficiency and accuracy of the analysis operation are greatly improved, and the aesthetics of cartography is increased.
