【摘要】:兩權(quán)分離、按期償還的信貸資產(chǎn)運(yùn)動(dòng)在現(xiàn)實(shí)生活中,,會(huì)受到宏觀政策、自然條件、經(jīng)濟(jì)發(fā)展?fàn)顩r以及人為的種種事先無(wú)法預(yù)料的不確定性因素的影響,致使信貸到期不能按時(shí)收回本金和利息導(dǎo)致信貸資產(chǎn)的貶值。房地產(chǎn)貸款引因其數(shù)額巨大,影響因素更為復(fù)雜而致使銀行的信貸風(fēng)險(xiǎn)更大。近幾年我國(guó)宏觀對(duì)房地產(chǎn)進(jìn)行調(diào)控,加之前期積累的房地產(chǎn)泡沫現(xiàn)象,導(dǎo)致房地產(chǎn)業(yè)更大的不確定性,尤其加大了房地產(chǎn)信貸風(fēng)險(xiǎn)。在此背景下,如何有效地化解信貸風(fēng)險(xiǎn),成為廣大金融工作者急待研究的一個(gè)迫切的現(xiàn)實(shí)問(wèn)題。 本文首先分析了房地產(chǎn)貸款項(xiàng)目是銀行很大的風(fēng)險(xiǎn)源,對(duì)其進(jìn)行風(fēng)險(xiǎn)管理研究對(duì)于銀行有重大意義,然后對(duì)國(guó)內(nèi)外項(xiàng)目風(fēng)險(xiǎn)管理理論的研究現(xiàn)狀作了歸納和總結(jié),在此基礎(chǔ)上針對(duì)家豪置業(yè)有限公司5000萬(wàn)元貸款項(xiàng)目展開(kāi)風(fēng)險(xiǎn)管理研究,論文在介紹貸款企業(yè)基本情況、貸款項(xiàng)目具體情況的基礎(chǔ)上,遵循項(xiàng)目風(fēng)險(xiǎn)識(shí)別→風(fēng)險(xiǎn)分析與評(píng)價(jià)→風(fēng)險(xiǎn)應(yīng)對(duì)的風(fēng)險(xiǎn)管理流程對(duì)該貸款項(xiàng)目的借款人風(fēng)險(xiǎn)、項(xiàng)目建設(shè)風(fēng)險(xiǎn)、項(xiàng)目市場(chǎng)風(fēng)險(xiǎn)、項(xiàng)目?jī)攤L(fēng)險(xiǎn)分別進(jìn)行了研究,在對(duì)房地產(chǎn)貸款項(xiàng)目風(fēng)險(xiǎn)成因、風(fēng)險(xiǎn)特點(diǎn)及風(fēng)險(xiǎn)界定的基礎(chǔ)上對(duì)家豪置業(yè)有限公司5000萬(wàn)貸款項(xiàng)目構(gòu)建了風(fēng)險(xiǎn)評(píng)價(jià)體系,并根據(jù)該項(xiàng)目可行性研究報(bào)告和銀行實(shí)際調(diào)查結(jié)果估算了各種風(fēng)險(xiǎn)值,并對(duì)該貸款項(xiàng)目的風(fēng)險(xiǎn)進(jìn)行了級(jí)別界定,針對(duì)風(fēng)險(xiǎn)程度分別制定了針對(duì)四類(lèi)風(fēng)險(xiǎn)的實(shí)效性強(qiáng)的應(yīng)對(duì)措施。
[Abstract]:The movement of credit assets that are separated and repaid on time will be affected by macro policies, natural conditions, economic development and artificial uncertainties that cannot be expected in advance in real life. As a result of the failure to recover the principal and interest due to the maturity of the credit, the depreciation of the credit assets. Real estate loans lead to a greater credit risk for the banks because of its huge amount and more complicated influencing factors. In recent years, China has carried out macro regulation and control on real estate. Combined with the accumulation of real estate bubble phenomenon, leading to greater uncertainty in the real estate industry, especially increasing the real estate credit risk. In this context, how to effectively resolve the credit risk, It has become an urgent and realistic problem for the majority of financial workers to study. This paper first analyzes that real estate loan project is a great source of risk for banks, and it has great significance for banks to study risk management, and then summarizes the current research situation of project risk management theory at home and abroad. On this basis, the risk management research is carried out for the 50 million yuan loan project of Jiahao Real Estate Co., Ltd. The paper introduces the basic situation of the loan enterprise and the specific situation of the loan project, and follows the project risk identification. 鈫扲isk analysis and evaluation. 鈫扵he risk management process of the risk management has studied the borrower risk, the project construction risk, the project market risk and the project debt repayment risk of the loan project, respectively. On the basis of risk characteristics and risk definition, a risk evaluation system is constructed for the 50 million loan project of Jiahao Real Estate Co., Ltd., and various risk values are estimated according to the feasibility study report of the project and the actual survey results of the bank. The risk of the loan project is defined and the effective measures for the four types of risk are developed.
